When a guest books through an OTA, the platform adds a guest service fee of roughly 10–20% and keeps it. On your Haven site nobody takes that cut, so the same percentage is yours to charge and keep. Your service fee is a percentage you add on top of the booking; guests see it as its own line at checkout under whatever name you give it, and it lands in your payout.
Property managers usually call it a management fee. Independent hotels tend to call it a service fee. Some hosts call it a booking fee, a concierge fee, or nothing at all. You choose both the percentage and the name.
If your fee is a flat dollar amount per stay rather than a percentage, use the Management fee field instead — see Percentage fees below.
This is the fastest way to charge the same percentage everywhere.
/host?tab=listings).The setting saves as you type. Every listing that doesn't have its own percentage picks this one up immediately.
Clear the percentage field to charge nothing account-wide.
The account-wide percentage is a default, not a mandate. Each listing can carry its own.
The card tells you which state the listing is in and gives you one click back to the other:
The same card appears on the property Calendar → Pricing tab, so you can adjust it without leaving the calendar.
There is exactly one authoritative source per property, evaluated in this order:
The name resolves separately from the percentage, so you can name the fee once for your whole account and still set different percentages per listing. Haven uses the property's name if you set one, then your account name, then "Host Service Fee".
The service fee is calculated on the nightly subtotal plus your other fees — cleaning, pet, management, community, linen, resort, and any custom fees. Those nightly prices already reflect date-specific discounts (special offers, early bird, last minute), so a discounted night produces a smaller service fee.
Stay-length discounts, discount codes, and the direct booking discount are applied after the service fee is calculated, so they reduce the guest's total without shrinking your fee. Taxes are calculated on the total including your service fee.
The percentage is applied once, at booking time, and frozen onto the reservation. Changing your percentage or its name later never alters a booking that already exists.
The Management fee and Community fee fields can each be either a flat dollar amount or a percentage of the nightly rate. Each field has a $ / % switch next to it:
When a fee is set to a percentage, guests see the derivation next to the amount — for example "5% of nightly rate" under Management fee. The dollar figure a guest is charged through Stripe matches that breakdown exactly.
You'll find both fields in three places, and they're the same values everywhere:
| You want to charge | Use |
|---|---|
| A percentage you keep as your own margin | Your service fee |
| A flat management fee per stay | Management fee, set to $ |
| A management fee that scales with the rate | Management fee, set to % |
| An HOA or community association charge | Community fee, either mode |
The service fee and a percentage management fee can both be active on the same listing. They are separate line items and guests see both.
At checkout and on receipts, your service fee is a discrete line item under the name you chose, alongside your other fees. There is no Haven fee on the guest's total on any plan — the only percentage-based charges a guest sees are the ones you set.
If you'd rather guests not see a fee-by-fee breakdown, Hide guest price breakdown (also in Edit Listing → Pricing) collapses your fees into a single labeled line. The total is identical either way.
If a PMS like Hospitable, Guesty, Lodgify, or OwnerRez owns the management or community fee for a listing, that field is locked in Haven and the $ / % switch is locked with it — the amount and the mode are one setting, so the percentage option is unavailable while the PMS owns the fee. Unlock the field on the property's sync settings if you want Haven to own it.
Your service fee is different: it is Haven-only and never synced from or to a PMS, so it stays editable on every listing regardless of connection. When a booking syncs back to your PMS, the service fee is included in the reservation's financials so your channel accounting reconciles.
