Is Haven free to start?

Yes. You can build and configure your site for as long as you like for free. A paid plan is required only when you are ready to publish and accept bookings.

Is it free to be listed in Haven's guest search?

Yes — and it stays free. Eligible listings appear in Haven's AI guest stay search (bookwithhaven.com/stays) at no cost, on every plan including Free. If you already have your own direct-booking website, search results can link travelers straight to it. A paid plan is only ever needed to accept bookings through Haven.

Does Haven charge commission on bookings?

No. Haven charges a flat subscription — there is no Haven booking fee or per-booking commission on any plan. Guest payments are separate from your subscription; Stripe card processing fees apply to each booking and are covered in the next question.

What plans are available?

Three publishing plans: Starter (for independent stays, inns, and small hospitality brands), Growth (for growing brands, boutique hotels, and multi-property brands), and Pro (for established brands, hotels and resorts, and larger portfolios). Each plan includes a set number of properties, with per-property add-on pricing above that. One property equals one bookable space — a whole home, cabin, suite, or hotel room. Billing is monthly or annual; annual billing lowers the effective monthly price. Prices shown are founding member rates.

Why is Haven so much less expensive than other direct-booking platforms?

Haven is early, so founding members lock in a rate well below the future standard price for the full platform. The future standard prices are Starter $30/mo, Growth $72.50/mo, and Pro $197.50/mo. Current founding rates are $12, $29, and $79 monthly — or less when billed yearly. Subscribe now and that founding rate is locked for as long as your subscription stays active.

Is founding member pricing really locked in?

Yes. Subscribe now and your rate is locked for as long as your subscription stays active — it does not go up when list prices do. If you cancel and later resubscribe, the then-current rate applies.

Are taxes and accounting included?

Yes. Multi-jurisdiction lodging taxes and accounting reports are included on every plan, with optional AI rate suggestions backed by citations to official sources.

What credit card processing fees apply to direct bookings?

Stripe charges 2.9% + $0.30 per successful card charge on US cards. That fee is deducted from your payout — it is not a Haven subscription line item. You can optionally pass the processing fee to guests at checkout (grossed up so your net payout stays whole), or absorb it from your payout. The fee-flow diagram above shows how each option affects what you keep. Stripe adds 1.5% for cards issued outside the US and 1% when it converts the card currency; hosts paid to a Stripe account outside the US or in another currency also cover Stripe’s 0.25% cross-border transfer fee and 1% currency conversion. Haven passes those through at Stripe’s rate and never marks them up.

How do guest cancellations and refunds work?

Refunds follow the cancellation policy you set, frozen at booking time as stacked refund tiers. Guests who cancel within 24 hours of booking receive a full refund of the refundable amount under Haven's platform grace period. For other guest-initiated cancellations, the refund tier that matches the timing applies. No payment processing fee is deducted from the refund. If Screen & Protect is enabled, the nightly protection fee is fully refunded when the booking is cancelled before check-in.

What if I need to cancel a guest's booking?

When you cancel a confirmed booking, the guest receives a full refund of what they paid — no payment processing fee is deducted. You remain responsible for communicating with the guest and for any resulting disputes or chargebacks. Haven can help process the refund, but replacement lodging and other guest obligations are yours as the provider of the stay.

Can I upgrade, downgrade, or change billing cadence?

Yes. Upgrades and switches from monthly to annual billing take effect immediately and are prorated. Downgrades and switches from annual to monthly billing take effect at the end of your current billing period — you keep your current plan's access until then.

What happens when I cancel my Haven subscription?

You can cancel anytime from Billing & Subscription in your host dashboard. Cancellation is scheduled for the end of your current billing period — you keep paid-plan access through that date and will not be charged again. After that, your account returns to the Free plan: you can still sign in and manage properties, but direct bookings are disabled until you resubscribe. Your property data, booking history, and settings are not deleted. To request a data export, email hello@bookwithhaven.com. Cancelling your base plan does not automatically disable damage protection.

Are Haven subscription fees refundable?

No. Subscription and add-on fees are non-refundable except where required by law. That is separate from guest booking refunds, which follow your cancellation policy and the rules described above.

How are payment disputes and chargebacks handled?

You are the merchant of record for stays booked on your Haven site. When a guest disputes the main booking charge with their bank, Haven automatically submits dispute evidence — rental agreement, house rules, stay dates, pricing, and your cancellation policy — and emails you when the dispute opens and when the bank decides. Disputes on a captured security deposit are separate; you respond in your Stripe Dashboard with the photos and claim details you saved at capture time. If the bank sides with the guest, you are responsible for the disputed amount and Stripe's dispute fee. Screen & Protect does not cover chargebacks. Can I pass Screen & Protect costs to guests?

Yes. When you enable Screen & Protect, you choose who pays. With Guest pays (the default), $8.00/night appears at checkout as "Screen & Protect (Fully refundable on cancellation)" and is fully refunded if the booking is cancelled before check-in. With Host pays, $8.00/night is deducted from your payout for that booking. Guest screenings are free — there is no per-screening charge.
