Haven gives you first-class tools to collect, itemize, and report the lodging, sales, and occupancy taxes you owe — so direct bookings on your own site stay just as compliant as anything you sell on a major OTA, and your accountant has everything they need at filing time.
This article covers what Haven does for you, what you're responsible for, and how to use the AI Tax Assistant, the per-jurisdiction breakdown on every booking, and Payouts (Tax rules to configure, Tax obligations to report).
So there's no ambiguity:
What Haven gives you is the infrastructure to collect the right amount, prove what you collected, and hand a clean filing summary to your accountant — without spreadsheets.
Tax settings live in Host Dashboard → Payouts → Tax rules. That is the editor for every property and group. Edit Listing → Pricing still has a Taxes card, but it only links here — you add and edit rules on the Payouts tab, not in the listing editor.
You can also search the host dashboard for "tax" — it opens this same Tax rules subtab.
You can have as many tax lines as your jurisdiction requires. Most US hosts end up with two to four (state + county, sometimes plus city, sometimes plus a tourism or lodging district).
Every fee a guest must pay to book the stay is taxed by default: cleaning (including a short-stay cleaning fee), pet, management, community, linen and resort fees, your service fee, and custom fees. Most US states and cities count a mandatory charge for the stay as part of the taxable rent, even when it is listed separately. Florida taxes mandatory cleaning fees, Texas cities such as Austin tax cleaning and pet fees, and Washington taxes charges tied to the room the same way as the room itself. So taxing every fee is the safe starting point.
Some places do exempt a fee, so you can switch tax off for it.
The quickest place to see everything at once is the property's tax sheet: Payouts & Accounting → Tax rules → open a property, then scroll below its tax lines to What's taxed. It lists every fee the listing charges, each custom fee, and every add-on or upsell offered on the listing, each with a Taxed switch that saves as soon as you flip it. An add-on's switch is shared by every listing that offers it. On a listing that follows another in a calendar group, the fee switches are set on the lead listing.
You can also change the same settings where you set the fees:
A few charges follow fixed rules:
Discounts reduce the taxed amount fairly: a stay discount comes off the nights, and a discount code, direct booking discount or loyalty reward is shared between the nights and the fees, so a taxed fee is only taxed on what the guest actually pays for it. A code set to Nightly rate only (every fee left unticked under Discounted charges) is the exception: it comes off the nights alone, so the cleaning fee, every other fee, and the tax on those fees stay charged — a 100% code with that scope included.
Changes apply to new bookings. Existing bookings keep the tax they were quoted.
If the listing is connected to Guesty, Lodgify, Hostfully, OwnerRez, Track, Beds24, Uplisting or Hospitable, Haven copies that PMS's tax setup into tax rules marked Synced from Guesty (or your PMS's name). The PMS keeps them up to date: when you change a tax there, Haven replaces its copies on the next sync.
For Hospitable, only taxes Hospitable applies to direct bookings are copied, and only ones charged on the nightly rate. A Hospitable connection made before October 14, 2026 has to be reconnected before its taxes sync; until then the listing keeps its Haven tax rules.
OwnerRez has no tax API, so for OwnerRez listings Haven works out the taxes by pricing test quotes in OwnerRez's quote engine and reading the tax lines off them. The editor says so above the rules; check them against your OwnerRez tax settings.
Synced rules are locked, the same way every other synced field is. To change them in Haven, click the Synced from pill at the top of the tax editor and choose Edit in Haven:
While you're overriding, the pill reads Overriding. To hand the taxes back to your PMS, click it and choose Re-sync from your PMS. The PMS's current taxes then replace the rules it synced, including any edits you made in Haven. Rules you added yourself in Haven stay, except one that copies a PMS tax in every setting (type, rate or amount, what it's charged on, stay limit, jurisdiction and end date). That one is switched off so the guest isn't taxed twice, and you can turn it back on in the editor. A rule that differs in any of those settings stays on, so check that none of yours charges a tax the PMS now charges too. For Hostfully, the re-link starts a listing sync, so the taxes update within a minute or two.
If your PMS has a tax Haven can't calculate exactly (for example a per-person tax), the editor lists it with the reason. Add it as a Haven rule if it should apply to direct bookings.
If your property belongs to a Multi-Unit Site, you can choose to inherit that site's tax setup or customize at the property level — the same pattern Haven uses for rental agreements and guest verification:
This keeps multi-property managers fast (one edit, many properties) and still lets a single property in a different city override safely.
The AI Tax Assistant is opt-in. Click AI suggest rates in the tax-rules editor to use it.
You give it: your property's address.
It returns: a list of suggested tax rules with rates, jurisdictions, applies-to bases, and a citation link to the official source it pulled from (state Department of Revenue, county lodging authority, city ordinance, etc.). Each suggestion shows the source label (e.g. "CO Dept. of Revenue — Sales Tax Rate Lookup, retrieved May 18 2026") so you can verify before applying.
Important guardrails — these matter:
The Tax Assistant saves you the "what do I even Google" research time — it doesn't replace your accountant.
On the booking summary and confirmation, taxes appear as a single "Taxes" line by default with the total amount, and a chevron to expand the breakdown. Expanded view shows each tax line — name + amount — so a guest who wants to see "$28 Colorado State Sales Tax + $19 Eagle County Lodging" can. On mobile the breakdown is collapsed by default; on desktop and on the post-booking receipt page it's auto-expanded.
This itemization is also reflected on the Stripe receipt the guest receives by email, with each jurisdiction as its own line item.
When you open a reservation in your dashboard, the price summary auto-expands the full tax breakdown. You'll see:
Past reservations always show what was collected at the time the guest booked — even if you've since updated your tax rules. That's the snapshot model: reservations are immutable.
When a booking is created, Haven freezes:
A few important consequences:
The Payouts tab on the host dashboard — specifically the Tax obligations subtab (alongside Payouts, Stats, and Tax rules) — is where Haven turns the tax data into something you can hand to your accountant or use to file directly.
Sections:
.ics) to see
"File CO state sales tax — Apr 20" alongside your regular calendar.Everything aggregates across all your properties and uses each property's local time zone, so a booking that crosses midnight UTC never lands in the wrong calendar quarter.
If you have properties in different cities, counties, or states, Tax obligations handles this seamlessly:
A small number of US states (and a growing list internationally) require the platform — not the host — to collect and remit certain taxes directly. If you have a property in one of these jurisdictions, the relevant card on Tax obligations will show a "Remitted by Haven" badge instead of a filing button. Haven handles the remittance for that specific tax; you remain the seller of the stay for everything else.
This is a narrow exception, and it only applies where the law actually requires it. The default everywhere else is: you collect, you remit.
Haven flags common configuration gaps so you don't discover them at filing time:
Warnings appear on Tax rules, on Tax obligations, and in the calendar's compact Taxes summary card.
The Stripe-hosted receipt the guest receives is a payment confirmation, with each tax as its own line item — useful for an auditor and good enough for a US guest in most cases.
It is not a jurisdictionally-compliant tax invoice in the EU VAT or AU GST sense (sequential invoice numbers, full seller business information, mandatory tax invoice headings). International compliant invoicing is on Haven's roadmap; if you need it today, work with your accountant to issue the formal invoice separately.
Does Haven file my taxes for me? No — except in the few marketplace facilitator jurisdictions where the law requires the platform to. Everywhere else, you remit. Haven gives you the data and the filing PDFs to do it cleanly.
Does Haven calculate taxes automatically based on my address? No. Automatic calculation services exist (Stripe Tax, Avalara) but they have inconsistent coverage for short-term rental occupancy and tourism taxes — accuracy isn't reliable enough to trust silently. Haven's approach is the opposite: you (or your accountant, or the AI Assistant) configure each tax explicitly, with citations, and Haven enforces it deterministically from then on.
What if my tax rate changes? Update the rule. New bookings use the new rate. Past bookings keep the rate that was active on their check-in date.
What if I have a property in a state where Haven is the merchant of record for tax? Tax obligations shows "Remitted by Haven" for that jurisdiction, and you'll see the amount Haven remitted on your behalf. You don't file for that specific tax.
Is the cleaning fee taxed? Yes, by default, along with every other fee the guest must pay. If your jurisdiction exempts it, switch it off under What's taxed in the property's tax sheet (Payouts & Accounting → Tax rules), or untick it under Calendar → Price tab → Fees → Charge tax on.
Are Screen & Protect or identity verification taxed? No. They are Haven's own fees, not part of your stay, so no tax rule covers them, and Stripe labels them nontaxable.
Can I change a tax my PMS synced? Yes. Click the Synced from pill in the tax editor and choose Edit in Haven. Your PMS then stops updating this listing's taxes until you choose Re-sync from your PMS on the same pill.
Can I issue a refund and have the tax refunded? Yes. Refunds prorate the tax automatically and emit refund line items to Stripe with matching tax codes, so your reports stay clean.
How do I get my tax data into QuickBooks / Xero / my accountant's spreadsheet? Use the CSV export on Tax obligations — per-jurisdiction or per-booking. Both are accountant-friendly.
Does the AI Tax Assistant know my exact local rates? It looks up rates from official sources (state DOR, county lodging authorities, city ordinances) and shows you the citation. You confirm each one. Treat it as a research accelerator, not a tax engine.
Haven does not provide tax or legal advice. Configure your taxes based on guidance from your accountant or local tax authority, and use Haven's tools to collect, itemize, and report what you owe.
