Set your price, fees, and minimum stay

This is for hosts setting up the numbers on a property. The goal here is the minimum pricing a guest needs to reach checkout: a nightly rate, any fees you charge, and a minimum-night requirement. You can add seasonal rates and discounts later. For now, keep it simple and get to a working price.

Everything below happens inside Edit Listing, the per-property editor. One thing to know up front: Edit Listing autosaves every change. A "Saving… / Saved" indicator appears near the top of the screen, so there is no Save button to hunt for.

Set your nightly rate

1. Open the property and go to Edit Listing → Pricing.
2. Enter your base nightly rate. This is the default price per night before any fees or discounts.

That single number is enough to start. Seasonal pricing and date-specific rates can come later, once you are live. See the pricing overview for the full set of options.

Add your fees

Haven does not add a separate platform service fee on top of your bookings. The only fees a guest pays are the ones you choose to set.

1. Go to Edit Listing → Fees.
2. Add any fees that apply, such as a cleaning fee, a pet fee, an extra-guest fee, or a late-checkout fee.
3. Leave out anything that does not apply to your property.

Two of these can be charged either way. The management fee and community fee each have a $ / % switch: pick $ for a flat amount per stay, or % to charge a percentage of the nightly rate instead.

If you take a percentage of every booking as your own margin — the cut an OTA would otherwise keep — that is a separate field called Your service fee, further down the Pricing section. You set the percentage and the name guests see. It is easiest to set once for your whole account under Listings → gear icon → Property settings; see your service fee.

Set a minimum stay

A minimum-night requirement keeps you from getting single-night bookings you do not want.

1. Go to Edit Listing → Availability.
2. Set your minimum nights per stay.

What guests see

At checkout, Haven adds it all up for the guest: the nightly rate across their selected dates, plus your fees, shown as a clear breakdown before they pay. There are no surprise Haven charges added to that total.

You're done when…

Your property has a base nightly rate, any fees you charge are entered, and a minimum-night stay is set. Open a test date range in your head, or in the checkout, and the math should look right.
