The Performance page is your business dashboard: how you're doing, where you're leaving money on the table, where your bookings come from, and what to do next. It reads your own booking data — Haven direct bookings plus stays synced from a connected PMS — and turns it into numbers, plain-English verdicts, and a ranked list of actions. Open it from Performance in the left sidebar of your Host Dashboard, or go straight to /host?tab=performance.
This is a different page from Site Analytics (Home → Site Analytics), which covers your direct booking website: visitors, traffic sources, funnels, and session replays. Performance is about the business — nights, rates, and revenue.
What's on the page
Top to bottom:
- KPI tiles — Revenue, Occupancy, Average nightly rate, and RevPAR for the selected range, each with a change versus the comparison window. Click a tile to jump to the section with the detail behind it. See Understanding Your Performance KPIs.
- Ask Haven — type a question ("How is my business doing this year?", "Where am I leaving money on the table?") and the Haven assistant answers with your actual numbers.
- Needs your attention — up to five ranked cards. Each one states an observation, why it matters, the recommended action, and the estimated impact in your currency — priced from your own configured rates, never an industry guess. Cards that need action come first; positive signals ("wins") follow.
- Calendar — monthly occupancy for the range, plus the open nights worth acting on over the next 90 days: gaps, orphan nights, open weekends, and runs your minimum stay makes unbookable. See Calendar Opportunities.
- Pricing — a one-sentence verdict on your pricing based on how your rate and occupancy moved together, plus booking pace for the coming months versus the same moment last year. See Pricing Health and Booking Pace.
- Booking sources — revenue by channel, your direct share, and the OTA fees your channels reported. See Booking Sources and Direct Share.
- Guest behavior — median lead time, average stay length, party size, repeat-guest share, and cancellation rate for guests arriving in the range.
- Property comparison — every property on the same yardstick, sorted by revenue per available night, each with a plain-English reading. Shown when your scope covers more than one property.
- Money — what guests were charged (accommodation, fees, taxes, discounts) and the balances that need action: outstanding balances, pending refunds, and failed payments.
- Reports & exports — CSV downloads that match the page exactly. See Performance Reports and CSV Exports.
The pills at the top of the page control what every section shows:
- Range — Last 30 days, Last 90 days, This year, Last year, or Next 90 days (forward-looking).
- Comparison — vs last year compares against the same window one year earlier (the default, because short-term rentals are seasonal), or vs prior period compares against the window immediately before.
- Property filter — hosts with more than one property can focus the whole page on a single listing.
- Client filter — agencies see a client picker and can scope the page to one client account.
Every number on the page is computed from real bookings — yours from Haven checkout, and imported stays from a connected PMS (see PMS Integrations Overview). Nothing is modeled or estimated:
- Revenue for Haven and direct bookings uses your exact nightly fares. Revenue for PMS-imported stays uses the totals your channel reported.
- Estimated values on gaps and opportunities use your own configured nightly rates for those dates. If no rate is set, the page says "no rate set" rather than inventing one.
- OTA fee figures are only the fees your channels actually reported — never an assumed percentage.
When something can't be counted honestly, the page excludes it and tells you: stays a channel reported without financials count for occupancy but not revenue (the KPI tile notes how many), and a listing priced in a different currency than the rest of your portfolio is excluded and named in a footnote.
The Ask bar under the KPIs hands your question to the Haven assistant, which reads the same data as the page. It can answer things like "What's my occupancy this year versus last?", "Which weekends are still open?", or "What should I work on?" — with your actual figures, not generic advice. The same questions work from the floating chat anywhere in the dashboard.
