Calendar Opportunities

The Calendar section of the Performance page answers "where am I leaving money on the table?" with specific dates. It scans the next 90 days of your calendar for open nights that are worth acting on, and prices each one using your own configured nightly rates for those exact dates.

The four kinds of opportunity

• Open gap — a run of unbooked, unblocked nights. The most general case: nights you could sell but haven't yet.
• Orphan night — a single open night wedged between two occupied nights. Orphans are hard for guests to book (few people travel for exactly one night between someone else's stays) and usually need a nudge: a one-night minimum-stay exception for those dates, or a small discount.
• Blocked by minimum stay — an open run shorter than your minimum stay, which means guests cannot book it at all no matter how much demand exists. A 2-night hole with a 3-night minimum earns nothing until you either lower the minimum for those dates or extend a neighboring booking.
• Open weekend — an open run containing a full Friday + Saturday. Weekend nights are typically your most bookable inventory, so an open weekend inside the next few weeks deserves attention before it expires.

How estimated values work

Each opportunity shows the sum of your configured nightly rates across its open nights — what those nights would earn at your current prices. Two honesty rules apply:

• The estimate uses your rates only — date-specific prices where you've set them, otherwise the property's default nightly price. Haven never substitutes a market average.
• If no rate is configured for those dates, the opportunity shows "No rate set" instead of a number. An estimate you can't trace to your own pricing isn't an estimate worth acting on.

Monthly occupancy strips

Above the opportunity list, the section shows occupancy month by month across your selected range, so you can see which months are carrying the year and which are soft. Blocked nights are excluded from the denominator — a renovation month reads as unavailable, not as failure.

Acting on an opportunity

Open the property's calendar (from Sites → Single Property, or the property card) to adjust the dates in question. Typical moves:

• For min-stay blocked runs: add a minimum-stay override for just those dates.
• For orphan nights: allow one-night stays for that date, or extend an adjacent booking's checkout offer.
• For open weekends and gaps inside the next few weeks: consider a targeted discount or a campaign to past guests — see the Marketing tab.

You can also ask the Haven assistant "what gaps do I have coming up?" — it reads the same opportunity list and will answer with the dates and amounts.
