Agency Mode: Manage Clients on Haven

Agency mode is for agencies, co-hosts, and property managers who run direct-booking businesses on behalf of multiple owners. With agency mode on, your dashboard gains a Clients area: every client is a real Haven account connected to yours, and your own dashboard becomes an aggregate view across everything you manage.

The model is simple: each client is a separate Haven account. Their properties, integrations (Airbnb, PMS), and Stripe payouts live on their account. Your agency connects to that account through an account link, which lets you switch into it and manage it as if it were your own. You can optionally pay their Haven subscription for them.

When to Use Agency Mode

You manage short-term rentals for multiple owners.
You want each owner's bookings and payouts to settle to their own Stripe account, cleanly separated.
You want one dashboard that shows every listing you manage, with one click to jump into any client's account.
You want the option to cover a client's Haven bill as part of your management fee.

If you run your own portfolio under a single brand, you do not need agency mode.

How to Turn On Agency Mode

During onboarding

On the import step, choose I manage properties for others (agency). Haven skips the single-brand setup steps and takes you to the dashboard, where you add your clients.

From account settings

Go to your host dashboard and open the Account tab (/host?tab=account-security).
Find the Agency mode section.
Turn the toggle on.

Turning agency mode on is available to every host and unlocks the Clients area immediately.

Adding a Client

Open Settings → Clients & team and click Add a client. There are two paths, depending on whether the owner already uses Haven.

They already have a Haven account

Send them a link invite by email (or copy the invite link). The invite includes a Cover their Haven billing toggle, on by default:

Coverage on — when they accept, their Haven subscription moves onto your bill automatically. Their listings are billed to you from that moment, prorated.
Coverage off — they keep paying for their own subscription; you just get management access.

Either way, once they accept, their account appears in your account picker and in your Clients list, and you can switch into it at any time.

They don't have a Haven account yet

Choose Create their account. Enter the owner's name and email, and Haven creates their account immediately — connected to yours and covered by your billing from day one. You're switched straight into it so you can connect their Airbnb or PMS, import their listings, and set everything up on their behalf.

When you're ready to hand over the keys, click Send claim invite from the Clients list. The owner gets an email inviting them to claim the account with a fresh sign-up. The claim page discloses that your agency manages the account and covers the billing (when you do). Until they claim it, the account shows a "Not claimed yet" badge — everything works either way.

If the owner already has a Haven login, use the first path (connect their existing account) instead — claiming requires a fresh sign-up.

Your Aggregate Dashboard

With clients connected, your own dashboard (the account picker's top entry) rolls up your whole book of business:

Home tab — a card per client with their property count, upcoming stays, and recent booking volume, each with an Open button that switches into their account.
Listings tab — a Client listings section showing every managed property, filterable by client, each with a Manage jump that switches context and opens the property.

Everything deeper — calendars, pricing, integrations, marketing — you do inside the client's account after switching. Their account is a full Haven account, so every tool works exactly the same there.

Integrations and Payouts

Connect each client's Airbnb or PMS inside their account (switch into it first). Their listings, calendars, reservations, and reviews sync to their account, and their bookings settle to their Stripe account — never yours. This keeps money movement clean for you, the owner, and their accountant.

Marketing Sites Across Clients

Client sites use Haven's standard multi-unit sites:

Per-client site — build it inside the client's account with their branding and domain.
Portfolio site — from your own account, create a multi-unit site and add properties from any of your connected clients to market your whole book of business under your agency brand. Group-wide settings that write to each property (taxes, FAQs, guides, rental agreements) stay managed per client account.

Billing

Your own account subscribes to a standard Haven plan for any properties you own directly.
Each client account has its own subscription. If you elected billing coverage (the default when adding a client), that subscription is billed to your payment method; otherwise the client pays.
If you later end coverage, the client keeps full service for 14 days and then needs to subscribe on their own.

Most agencies re-bill Haven's cost to their clients as part of their management fee. For large portfolios, contact us about volume options.

Removing a Client

Either side can Unlink from the Clients & team page at any time, which cuts off access immediately. Unlinking does not delete the client's account or their data — it only removes your access (and ends any billing coverage per the 14-day grace period).

What Agency Mode Does NOT Do

It does not move client properties onto your account. Properties always live on the client's account.
It does not give you ownership of a client's account — you act as a Manager; billing changes and payout accounts stay with the owner (except the Haven subscription itself when you cover billing).
It does not merge payouts. Each client's bookings settle to their own Stripe account.
It does not email your clients without you — invite and claim emails are only sent when you click send.
