Room Types

Room Types are an optional grouping inside a Multi-Unit Site for boutique hotels, resorts, and inns with interchangeable rooms — for example, eight identical King Suites. A Room Type shows guests one page for the whole set of rooms, keeps content in sync across them, and automatically assigns a free room when a guest books.

If your Multi-Unit Site has no Room Types, nothing changes: it works exactly as before.

When to Use a Room Type

Use a Room Type when several bookable rooms are interchangeable — same layout, same amenities, same photos — and it doesn't matter which physical room a guest gets:

8 King Suites on the third floor
4 identical Garden Rooms
12 safari tents of the same design

Keep properties separate (no Room Type) when each one is distinct — different cabins, a treehouse and a cottage, units with their own photos and descriptions. That's the classic portfolio setup and it needs no Room Types at all.

How Room Types Work

Each room in a Room Type is still a full property in Haven: it has its own calendar, its own reservations, and its own PMS mapping if you're connected to one. The Room Type ties them together in three ways:

1. Shared content from a lead unit

You pick one room as the lead unit. Its title, description, photos, amenities, fees, taxes, and cancellation policy are the Room Type's content. Edit the lead unit like any other property — a banner reminds you the content is shared — and use Sync content from lead in the Multi-Unit Site editor to copy it to the other rooms.

Per-room details stay per-room and are never overwritten by a sync:

Calendar, reservations, and external calendar connections
Nightly price overrides and minimum-stay overrides
The room's label (like "Room 204")

If your rooms come from a PMS that manages their content (for example Guesty multi-unit listings), the Room Type is marked as PMS-managed instead: your PMS stays the source of truth and Haven's content sync stays off.

2. One card on your site, pooled availability

On your Multi-Unit Site, guests see one card per Room Type instead of one card per room. When they pick dates, the card shows how many rooms of that type are available — "3 of 8 available" — rather than eight identical cards.

3. Automatic room assignment at booking

When a guest books a Room Type, Haven automatically assigns a free room of that type. If several rooms are available, the assignment is deterministic; if none are available, the dates simply show as unavailable. Guests can also book more than one room of the same type in a single payment — each room becomes its own reservation on its own calendar.

Setting Up Room Types

Open your Multi-Unit Site editor and go to the Properties tab.
In the Room types card, create a type (for example "King Suite").
Assign the interchangeable rooms to the type and pick a lead unit.
Optionally give each room a label like its room number.
Use Sync content from lead whenever you want the lead's content copied to the other rooms.

Room Types and Billing

Room Types are free. Your subscription counts bookable rooms (each non-archived property), exactly as before — grouping rooms into types doesn't change your bill. See Multi-Property Billing for the details.

PMS Imports

Guesty: multi-unit (MTL) listings import automatically — each sub-unit becomes a room, and once the rooms are attached to your Multi-Unit Site, Haven creates the matching Room Type marked as PMS-managed.
Hospitable and other PMSes without room types: rooms import individually; group them into a Room Type in the editor yourself.
