Room Types

Room Types are an optional grouping inside a Group Site for boutique hotels, resorts, and inns with interchangeable rooms — for example, eight identical King Suites. A Room Type shows guests one page for the whole set of rooms, keeps content in sync across them, and automatically assigns a free room when a guest books.

If your Group Site has no Room Types, nothing changes: it works exactly as before.

When to Use a Room Type

Use a Room Type when several bookable rooms are interchangeable — same layout, same amenities, same photos — and it doesn't matter which physical room a guest gets:

8 King Suites on the third floor
4 identical Garden Rooms
12 safari tents of the same design

Keep properties separate (no Room Type) when each one is distinct — different cabins, a treehouse and a cottage, units with their own photos and descriptions. That's the classic portfolio setup and it needs no Room Types at all.

Use Whole & Parts instead when guests can rent a place in full or in pieces, such as a house and an RV on one lot: those listings aren't interchangeable, and booking one closes the whole.

Room Types are not the Where you'll sleep section on a single property (bedrooms and beds inside one listing). That list is managed from Photos & Spaces — see Sleeping Arrangements.

How Room Types Work

Each room in a Room Type is still a full property in Haven: it has its own calendar, its own reservations, and its own PMS mapping if you're connected to one. The Room Type ties them together in three ways:

1. Shared content from a lead unit

You pick one room as the lead unit. Its title, description, photos, amenities, fees, taxes, and cancellation policy are the Room Type's content. Edit the lead unit like any other property — a banner reminds you the content is shared — and use Sync content from lead in the Group Site editor to copy it to the other rooms.

Per-room details stay per-room and are never overwritten by a sync:

Calendar, reservations, and external calendar connections
Nightly price overrides and minimum-stay overrides
The room's label (like "Room 204")

If your rooms come from a PMS that manages their content (for example Guesty multi-unit listings), the Room Type is marked as PMS-managed instead: your PMS stays the source of truth and Haven's content sync stays off.

2. One card on your site, pooled availability

On your Group Site, guests see one card per Room Type instead of one card per room. When they pick dates, the card shows how many rooms of that type are available — "3 of 8 available" — rather than eight identical cards.

3. Automatic room assignment at booking

When a guest books a Room Type, Haven automatically assigns a free room of that type. If several rooms are available, the assignment is deterministic; if none are available, the dates simply show as unavailable. Guests can also book more than one room of the same type in a single payment — each room becomes its own reservation on its own calendar.

Hotel Mode: Sell Rooms Instead of Listings

Hotel mode turns your Group Site's Properties section into a room picker, the way a hotel or campground sells. Switch it on from the Room types card on the Properties tab (the Hotel mode switch). It needs at least one Room Type with rooms and a lead unit; the switch stays off until you have one.

With hotel mode on:

Guests enter check-in, check-out and their party (adults, children, infants) in the picker at the top of the rooms section. The site's booking bar fills the same search.
They see one card per Room Type with the lead unit's photos and description, what a room sleeps, how many rooms of that type are still open for the dates ("3 rooms left"), and the price of one room for the stay — taxes before or after checkout, the same way your listings show prices.
They pick one or several rooms, of one type or mixed, with a stepper on each card. The running total at the bottom shows how many rooms they picked, how many guests those rooms sleep, and the total for all of them.
If the rooms they picked sleep fewer guests than their party, the Continue to payment button stays off and the total explains it ("These rooms sleep 4, but your party is 6. Add another room or pick a larger one"). Picking more rooms than guests is refused too.
Continue takes them straight to one checkout for every room. The checkout lists each room with the guests placed in it and its price, and charges all rooms in one payment. Each room becomes its own reservation on its own calendar, exactly as a single-room booking does.

Nothing on the site links to an individual listing's page in hotel mode — guests browse rooms, not properties. Your listing pages still exist at their own addresses (for example for search engines and direct links).

How the party is placed: Haven spreads the guests across the picked rooms as evenly as the rooms' capacities allow, keeps an adult in every room where the party has enough adults, and puts infants and pets on the first room (they don't take a bed). A room's capacity is the lead unit's Maximum guests.

What hotel mode needs from your listings:

Rooms book through Haven (Stripe) and at the same currency across the types a guest can combine. A room type whose rooms are priced by a PMS that collects the payment (for example OwnerRez in payment-processor mode) is listed as unavailable.
Multi-room checkouts are instant book only. A Room Type whose rooms book by request shows By request and can only be booked on its own, one room at a time.
A multi-room checkout takes no discount codes, gift cards, loyalty points or experiences, and is paid in full at booking (no payment schedule).

Switch hotel mode off at any time to return to the classic listing cards. Your Room Types, content and calendars are untouched either way.

Setting Up Room Types

Open your Group Site editor and go to the Properties tab.
Expand Room types and create a type (for example "King Suite").
Assign the interchangeable rooms to the type and pick a lead unit.
Optionally give each room a label like its room number.
Use Sync content from lead whenever you want the lead's content copied to the other rooms.
To sell rooms hotel-style — dates and party in, room types out, one checkout for several rooms — turn on Hotel mode in the same card (see above).

Room Types and Billing

Room Types are free. Your subscription counts bookable rooms (each non-archived property), exactly as before — grouping rooms into types doesn't change your bill. See Multi-Property Billing for the details.

PMS Imports

Guesty: multi-unit (MTL) listings import automatically — each sub-unit becomes a room, and once the rooms are attached to your Group Site, Haven creates the matching Room Type marked as PMS-managed.
Hospitable and other PMSes without room types: rooms import individually; group them into a Room Type in the editor yourself.
