If you run several listings, you can set the rules that are usually the same everywhere once, in Property settings, instead of opening each listing. Every one of these settings works the same way: leave it on Set individually and each listing uses its own, or choose a value and every listing uses that.
| Setting | What you choose for all listings |
|---|
| Instant book | All on or All off |
| Advance notice | Same day up to 7 days, plus a same-day cutoff time |
| Booking window | How far ahead guests can book (3 to 24 months) |
| Same-day turnover | All on, or All off to keep a buffer night between stays |
| Cancellation policy | One refund policy for every listing |
| ID verification | All on or All off |
| Rental agreement | All on or All off |
Instant book has its own article: Instant Book for All Listings.
- Go to Sites → Listing sites (the listings page,
/host?tab=listings).
- Click the gear icon on the listings toolbar to open Property settings.
- Find the row you want and choose a value. Changes save automatically, except the cancellation policy, which you confirm with Apply.
You can open the same sheet without leaving a listing: on the listing's Calendar page, go to the Availability tab and click Account-wide property settings. The two guest verification rows also appear at the top of Trust & safety → Guest verification.
- Nothing is lost. Setting a value for all listings does not overwrite each listing's own setting. It sits on top of it. Switch back to Set individually and every listing returns to exactly what it had before.
- New listings follow it. A listing you add, import, or sync later uses the account value from the start.
- The listing's own control locks. While a setting is set for all listings, that control on each listing shows the account value and cannot be changed there. It says "Set for all your listings" with a Change in Property settings link. To give one listing a different value, switch the setting back to Set individually first.
- Existing reservations are not changed. Cancellation terms and verification requirements are fixed on each reservation when it is made. Changing an account setting affects reservations made from then on.
- Advance notice is the minimum time before arrival that guests can book. With Same day you can also set a same-day cutoff: guests can book for tonight up to that time, in each listing's local time. Leave it on No cutoff to accept same-day bookings at any hour.
- Booking window is how far ahead guests can book.
- Same-day turnover decides whether a guest can check in on the day another guest checks out. All off keeps a buffer night between stays on every listing.
Where your PMS supplies one of these three settings for a listing, that listing keeps the PMS value and the account setting applies to your other listings. The row tells you how many listings this affects, for example "3 listings synced from your PMS keep their own".
- Booking window: every listing connected to a PMS keeps its own window. PMS prices are only synced that far ahead, so a longer window would open nights with no price.
- Advance notice and same-day turnover: only listings where your PMS actually supplies that setting keep it. If you have unlocked the setting on a listing, the account value applies there.
Choose Set for all listings on the Cancellation policy row to open the policy editor. It is the same tier editor each listing has: start from a template or build your own tiers, check the "How guests will see this" preview, then click Apply. Unlike the other rows it does not save as you type, because it sets refund terms for every listing at once.
- New bookings on every listing use this policy, including on listings synced from a PMS.
- Requests a guest has not paid for yet pick it up too. A paid booking keeps the terms the guest paid under, and a reservation whose policy you set on the reservation itself keeps that policy. See Changing the policy on one reservation.
- Each listing's own policy is kept and comes back when you choose Set individually instead.
- Each listing's Cancellation policy section shows the account policy, read-only, while it is in effect.
- A listing with no policy of its own counts as having one, so it is not held back from going live.
See Cancellation Policies for how tiers, the 24-hour grace period, and mid-stay refunds work.
- ID verification — All on requires an ID check on every listing for new reservations. All off stops requiring it everywhere.
- Rental agreement — All on requires a signed agreement on every listing that has an agreement attached. A listing with no agreement attached is skipped, and the row tells you how many are missing one, with a link to attach it. All off stops requiring it everywhere.
These stay on each listing, in its editor under Arrival → Check-in & tasks:
- the selfie option and who pays the ID check fee
- when guests sign the agreement (right after booking, or any time before check-in)
- whether each one applies to stays synced from Airbnb or your PMS — the rental agreement and the ID check have separate switches under OTA bookings
So "All on" decides what is required, and synced stays are still only included on listings where you have turned that step on for OTA bookings.
See Guest Identity Verification for how the check works and what it costs.
Checkout and new reservations use the new value at once. A listing page cached for signed-out visitors can take up to about five minutes to show it. If a guest starts from an older copy of the page, the booking is still checked against your current settings.
