PriceLabs is a dynamic pricing tool that sets your nightly prices and minimum stays automatically based on market demand, seasonality, and how far out dates are. When you connect PriceLabs to Haven, Haven sends PriceLabs your calendar, bookings, and availability, and PriceLabs sends back optimized per-night prices that appear directly on your Haven calendar.
The PriceLabs connection appears in your Integrations tab only when it can safely drive your prices:
If your properties sync from a full property management system — Hospitable, Guesty, OwnerRez, Hostaway, Hostfully, Lodgify, or Hostex — the PriceLabs option is hidden. Those systems already push dynamic prices into Haven, and they integrate with PriceLabs directly on their side. Connecting PriceLabs in Haven too would create two competing sources setting prices for the same nights. Connect PriceLabs inside your PMS instead; the optimized prices flow into Haven through your existing sync.

Haven sends PriceLabs about two years of calendar and booking history so its algorithm has real occupancy data to price from.
Prices are not instant. PriceLabs generates its optimized prices overnight in a nightly batch — this is how PriceLabs' platform works, not a Haven delay. You'll typically see prices the day after you connect and turn on Sync Prices.
Here's the full flow:
If you don't see prices after connecting, the most common reason is that Sync Prices is still off in PriceLabs, or the overnight run hasn't happened yet.
Once PriceLabs is publishing prices, Haven keeps them up to date two ways:
PriceLabs manages minimum-night rules together with price — for example, relaxing a 3-night minimum to fill an orphan gap between two bookings, or raising minimums in peak season. When PriceLabs is connected, it sets both your nightly prices and your minimum stay rules in Haven. This pairing is built into how PriceLabs' algorithm works and cannot be split.
Beyond nightly prices and minimum stays, PriceLabs can also manage these settings while connected:
While PriceLabs is connected, these fields show a Managed by PriceLabs badge in your listing editor and calendar settings and can't be edited in Haven — PriceLabs re-sends its values on every sync, so a Haven edit would be overwritten overnight. To take these settings back, disconnect PriceLabs for the property.
Haven also sends PriceLabs your listing's amenities and cleaning fee so its market comparisons and revenue estimates are accurate.
When you connect PriceLabs to a property that syncs from Airbnb via Hospitable Connect, Haven automatically switches that listing to Manage pricing in Haven. This is required: your PMS connection sends a base rate that would otherwise overwrite PriceLabs' optimized prices on every sync. While PriceLabs is connected:
Click Disconnect on the PriceLabs card. Haven then asks you to set the base nightly rate and an optional weekend rate that take over — the same step you see when you turn on Manage pricing in Haven. To save you typing, both are pre-filled from what PriceLabs is currently charging (weekday nights become your base rate, Friday–Sunday nights your weekend rate); edit them however you like before confirming.
When you confirm, the per-night prices PriceLabs set are removed and your base and weekend rates apply from then on. Those per-night prices are always cleared — if they stayed, they would override your base rate on every night they cover, and later edits to your rates would appear to do nothing.
PriceLabs-managed minimum stay rules are always removed on disconnect. Disconnecting does not automatically hand pricing back to your PMS — the Manage pricing in Haven toggle simply unlocks again so you can choose.
