When a guest sends you a booking request, you don't have to take it or leave it at the listed price. Haven lets you adjust the price of any unpaid reservation — offer a percentage off, knock a fixed amount off the total, or set new nightly rates for those specific dates — before you approve it, while approving it, or after approval as long as the guest hasn't paid yet.
The guest is notified of the new price, it's what they see on their reservation page and at checkout, and it's what their card is charged. Your listing's regular pricing is untouched — the change applies to this one reservation only.
- A guest asks "is there any flexibility on the price?" and you'd rather close the booking than lose it
- You want to sweeten a longer stay or a repeat guest with a personal discount
- Your nightly rate for those dates should be different from what's on the calendar (a last-minute gap, a shoulder night, a special arrangement)
- A guest requested at a price you meant to lower or raise for those dates but hadn't updated yet
- A guest already approved-but-unpaid is hesitating and a small discount would get them to pay
- Open the reservation — from Home → Reservations, the calendar, or the reservation email link.
- On the Action Required card (pending request) or the Payment Pending card (approved but not yet paid), click Adjust price.
- Pick how you want to change it:
- % off — a percentage discount on the stay (e.g. 10% off). Optionally give it a label the guest will see (e.g. "Returning guest rate"). If you leave the label blank it shows as "Host discount".
- Amount off — a fixed amount off (e.g. €50 off), in the reservation's currency, with the same optional label.
- Nightly rates — each night of the stay is listed with its current rate. Click the pencil on any night to type a new rate for that night. Nights you don't touch stay as they are.
- Optionally add a message to the guest — it's included in the email and threaded into your conversation with them.
- Watch the preview at the bottom: it shows the guest's new total and your new estimated payout ("You will make") before you commit.
- Click Update price.
If the request is still awaiting your approval, Haven then asks whether you'd like to approve it now so the guest can go ahead and pay the new price. Click Approve request to approve on the spot, or Not now to leave it pending at the new price and decide later.
The guest gets an email ("Your host offered you a new price for Property") with the updated price breakdown. If the request is still awaiting your approval, the email tells them they'll be able to pay once you approve; if you already approved, it links them straight to payment.
If you'd rather do it in one step, click Approve as usual and tick Offer a discount with approval in the approve dialog. Choose % off or amount off, see the guest's new total, and approve — the request is approved and re-priced at the same time, and the approval email already shows the discounted breakdown. (Nightly-rate editing lives in the standalone Adjust price dialog.) If you already adjusted the price earlier, this option reads Change your offered discount with approval and reminds you what you offered — ticking it replaces that offer rather than stacking a second discount on top.
- A "Host discount" line (or your custom label) in their price breakdown, on their reservation page, in the email, and on the checkout page.
- A "Price adjusted by host" note on their reservation with your message, if you added one.
- The new total is exactly what they're charged — Haven recalculates taxes on the reduced amount and charges the same figure it shows.
- Only one adjustment is active at a time. If you open Adjust price again and apply a new one, it replaces the previous one (the new discount is calculated from the original price, not stacked on top of the old discount).
- To go back to the original price, open Adjust price and click Remove. The guest is emailed that the original price was restored.
- Once the guest has paid, the price is locked and can no longer be adjusted.
- Nightly rate edits replace the base rate for those nights. Any per-night discounts you have configured (early-bird, last-minute, promotions), holiday pricing, and PMS nightly markup still apply on top of the rate you type — the preview shows the final per-night price so there are no surprises.
- Taxes are recalculated on the discounted amount, so your tax lines and any tax filing summaries reflect what you actually collected.
- Your payout estimate in the dialog uses the same math as the "You Will Make" card on the reservation.
- If the guest was mid-checkout when you adjusted the price, their open payment session is cancelled and they'll re-open checkout at the new price — nobody can be charged the old amount.
- Guests can still stack a discount code on top of a host adjustment at checkout if they have one; the code applies to the nights portion first, then your adjustment.
- The adjustment is recorded on the reservation (who changed it and when) so you have an audit trail.
- It does not change your listing's prices, price overrides, or discounts for other guests or dates.
- It does not push the new price to your PMS (Hospitable, Guesty, etc.) — the PMS still shows its own rate for those dates. Haven suppresses its usual "pricing drift" alert for host-adjusted reservations so you won't be warned about the difference.
- It does not apply to reservations that have already been paid, to manual bookings, or to multi-room group bookings.
- It does not change the dates or guest count — for those, the guest needs to cancel and rebook (see Managing Bookings).
