OTA Savings on Booking Bar

When guests pick dates on your property page, Haven can show a green pill on the booking bar — for example, "Saving $500 booking direct" — so they see why booking on your Haven site beats an OTA. The amount is a real comparison built from your listing's actual Airbnb data: the nightly rates your connected integration syncs for those exact dates, your real cleaning and pet fees, and — only once Haven has seen it on your listing's synced Airbnb reservations — the guest service fee Airbnb actually charges. Haven never assumes a service fee it hasn't observed.

This is separate from your direct booking discount. The pill compares your Haven total to the same stay priced on Airbnb; your direct booking discount (if enabled) is an additional host incentive that appears in the price breakdown at checkout.

When the Pill Appears

Because the comparison only uses real data, the pill has strict conditions and stays hidden otherwise:

• Your property is connected through an integration that syncs Airbnb-comparable nightly rates (Haven's direct Airbnb integration, Hospitable, or Guesty with an Airbnb channel markup configured).
• Every night of the guest's selected stay has a synced rate. If any night is missing one — or you've manually overridden a night's price in Haven, so your rate no longer matches the synced Airbnb rate — the pill doesn't show for those dates.
• Your Haven total is more than 3% cheaper than the reconstructed Airbnb total. Small or negative differences never show — the pill only makes claims it can back.

Properties without a rate-syncing integration never show the pill.

How to Turn It Off or On

The setting is on by default for every host (it still only shows when the conditions above are met).

1. Go to your Listings page (/host?tab=listings).
2. Click the gear icon on the right of the listings toolbar to open Property settings.
3. Find Show OTA savings on booking bar.
4. Toggle it on or off. Changes autosave.

What Guests See

When the setting is on, the guest has selected valid dates, and the comparison conditions are met:

• A green pill on the property booking bar (desktop and mobile) showing "Saving $X booking direct".
• A small (i) icon they can tap for an explanation: the comparison uses the listing's live Airbnb nightly rates and fees, plus Airbnb's guest service fee, and notes that Airbnb's checkout may apply its own discounts or fees.

When the setting is off, the pill does not appear. Your direct booking discount (if configured) still applies in pricing and checkout — only this OTA comparison pill is hidden.

How the Amount Is Calculated

Haven reconstructs what the same stay would cost on Airbnb:

1. Nightly rates — the per-date rates your integration syncs (for Guesty, the net rate times your Airbnb channel markup), reduced by your configured weekly/monthly discount when the stay qualifies (Haven assumes Airbnb offers at least the same length-of-stay discount).
2. Fees — your cleaning fee and pet fee, charged on both platforms.
3. Airbnb's guest service fee — the percentage Airbnb has actually charged guests on your listing's synced Airbnb reservations (median of recent bookings). Until Haven has observed one, no service fee is counted — many software-connected listings use Airbnb's host-only pricing, where guests pay no service fee at all.
4. Taxes — compared like-for-like with what the guest sees: by default both sides are before taxes (Haven quotes pre-tax totals before checkout, just like Airbnb's listing page — see Show Taxes Before Checkout); if you turn on "Show taxes before checkout", both sides include the same tax rules.

The savings shown is the difference between that Airbnb total and the guest's Haven total. Every assumption errs toward a smaller Airbnb total — unobserved fees aren't counted, Airbnb's promotional discounts aren't reconstructed, and the 3% minimum applies — so the pill only ever understates, never overstates.
