Airbnb Alternatives for Hosts (2026): Where Else to List and What Each Costs

Airbnb now takes 15.5% of the subtotal from most hosts, and that single number has sent more hosts looking at other channels this year than any policy change before it. The alternatives are real, and they are not interchangeable. Vrbo sells whole homes to families and charges 12% from October 29, 2026. Booking.com brings a hotel-trained traveler and a 15% average commission. Google lists you for free but will not talk to an individual homeowner. Houfy and Furnished Finder charge no commission at all, in exchange for far smaller audiences. Plum Guide takes 3% or 16.5%, depending on who pays, and only after it has inspected the home.

This post puts every channel on one table, with the figures each platform publishes and the word "undisclosed" where it publishes none, then gives a short verdict per channel and names the two to start with for three kinds of property. It is one piece of our guide to Airbnb alternatives for hosts, which covers the strategy behind the choice.

    Key facts

    • Airbnb charges most hosts a 15.5% host-only service fee on the booking subtotal as of October 2026, with no separate guest fee. Vrbo charges a 12% commission, processing included, on bookings made on or after October 29, 2026, plus a traveler fee it does not disclose.
    • Booking.com's commission averages 15% globally within a 10% to 25% range, and Payments by Booking.com adds 1.1% to 3.1% when it collects the card.
    • Google Vacation Rentals charges nothing for referrals or bookings, but individual homeowners are not eligible and hosts under 500 properties connect through an approved connectivity partner.
    • Houfy charges 0% commission and a one-time $5.99 host verification, with guests paying the host's own processor. Furnished Finder charges $199 per listing per year as of January 2, 2026 and no commission. Plum Guide charges hosts 3% with a 12% guest fee, or 16.5% host-only, plus a one-time onboarding fee of £300, €300 or $400 taken from the first payout.
    • A direct booking site pays card processing only: 2.9% plus 30 cents per transaction on Stripe's standard US rate.

    Every channel on one table

Host fee and guest fee are percentages of the booking subtotal (nightly rate plus mandatory fees, before taxes) unless stated. Figures are as published by each platform in October 2026.

Two columns deserve a second look. Vrbo is the only large channel that still adds a fee the guest cannot see until checkout, and because Vrbo does not publish it, the host-side advantage over Airbnb at an equal guest total is unknowable from the outside. And the "who pays processing" column is where the zero-commission channels stop being free: a host on Houfy, Furnished Finder or a direct site still pays Stripe or its equivalent, about $29.30 on a $1,000 stay.

    Verdicts, channel by channel

Vrbo. The closest substitute for Airbnb and the first channel most whole-home hosts add. It lists entire homes only, which keeps the inventory focused on families and groups, and its 12% commission beats Airbnb's 15.5% on the host side by $35 on a $1,000 booking. Against that sit the undisclosed traveler fee, the Members Only Deals program that auto-enrolled listings in 12% to 20% discounts in September 2026, and a cancellation policy that charges up to 100% and suspends a listing for up to 14 days. The full picture, beyond fees, is in Vrbo vs Airbnb for hosts; the fee detail is in Vrbo host fees explained.

Booking.com. Brings a traveler who was probably looking at hotels, from more countries than any other channel. The 15% average sits in Airbnb's band, and the 1.1% to 3.1% payment fee takes it above Airbnb when Booking.com holds the card. Its Genius discounts and 48-hour window for marking no-shows catch hosts who set it up like Airbnb; our Booking.com commission post walks through both. For a US host it also carries a wide rate-parity clause.

Google Vacation Rentals. Free, and structurally closed to individuals. Google's eligibility page excludes individual homeowners, peer-to-peer rentals and partial homes, and strongly recommends that operators under 500 properties connect through an approved connectivity partner such as OwnerRez, Hostaway or Hospitable. The channel sends the traveler to a booking page, so it only pays off for a host with a site that can take the reservation. Our guide to listing on Google as a small host sets out who qualifies and the 8 to 12 week onboarding.

Houfy. A marketplace built around the direct-booking idea: the guest pays you through your own processor, Houfy takes no commission, and the only compulsory charge is a one-time $5.99 host verification. Optional Lite and Premium plans run $7.99 and $11.99 per listing per month on its pricing page. The limit is audience. Houfy reaches guests who already know to look past the big platforms, a fraction of the market, so it works as a supplementary channel.

Furnished Finder. The default channel for stays of 30 days or more, particularly traveling nurses and corporate relocations. The model is a subscription: $199 per listing per year as of January 2, 2026, $149 for add-on units, no commission, and no fee to the tenant. Rent is arranged between landlord and tenant. It is irrelevant to a weekend rental and close to essential for a host moving into monthly stays, a shift we covered in the mid-term rental boom.

Plum Guide. A curated channel that inspects homes before listing them and operates in select cities. Hosts choose a shared structure, 3% from the host and 12% from the guest, or a 16.5% host-only fee, both calculated on total accommodation charges including cleaning. A one-time onboarding fee of £300, €300 or $400 is deducted from the first payout after the first check-in. Plum also expects rate parity with other channels. For a design-led home in a city Plum covers, the vetting is the point; for everyone else it does not apply.

Your own site. The one channel whose terms never change without you. Card processing is the only cost, there is no guest fee, and every rule, from the rental agreement to the cancellation policy, is yours. It also starts with zero traffic, which is why it belongs alongside a marketplace and not in place of one. The complete guide to direct bookings covers how hosts build that traffic.

    Start with these two

Six channels in a first season produce six half-maintained calendars. Two channels, properly connected, is the realistic start, and which two depends on the property. In each case the direct site is the third piece, added once the first two produce a guest list.

Whole home for leisure travel. Airbnb and Vrbo. They sell the same product to overlapping audiences, and Vrbo's family skew fills the weeks Airbnb's shorter urban stays do not. The host-side spread is $35 per $1,000, in Vrbo's favor, which is useful and not decisive. Booking.com becomes the third marketplace for a host in an international destination or near a hotel market.

Mid-term stays of 28 nights or more. Furnished Finder and Airbnb. Furnished Finder's subscription is a fixed $199 a year against a 15.5% commission on a multi-thousand-dollar monthly booking, so the arithmetic favors it as soon as one lease books. Airbnb covers the shorter end of the range and the tenant who is not a nurse. A direct site earns renewals and referrals at no commission.

Luxury and design-led homes. Airbnb and Plum Guide, where Plum operates. Airbnb supplies volume; Plum supplies a traveler who has already accepted a premium and a vetting badge the host cannot buy elsewhere. In a resort market Vrbo's whole-home audience stands in for Plum. For this segment the direct site carries more weight, because the premium depends on presentation a marketplace template cannot deliver.

Whichever pair you choose, the calendar connecting them matters more than the second channel's fee. A booking that lands in the sync gap between two platforms costs a cancellation fee and, on Vrbo, a suspension. How to list on several platforms without double bookings covers the mechanics before you open the second channel.

    FAQ

What is the cheapest site like Airbnb for hosts?

On commission, Houfy and Furnished Finder charge none. Houfy's compulsory cost is a one-time $5.99 verification and Furnished Finder's is $199 per listing per year. Both leave card processing, about 2.9% plus 30 cents on Stripe, with the host, and both send far fewer guests than Airbnb or Vrbo.

Is Vrbo cheaper than Airbnb for hosts in 2026?

On the host side, yes: 12% on bookings made from October 29, 2026 against Airbnb's 15.5%, so $880 against $845 on a $1,000 subtotal. Vrbo also charges travelers a fee it does not disclose, so at the same guest total the gap narrows and may reverse.

Can a single-property host list on Google Vacation Rentals?

Not directly. Google excludes individual homeowners and peer-to-peer rentals, and routes operators under 500 properties through approved connectivity partners. A host whose property management system is on that list can ask the vendor to enable the channel; Google charges nothing for the referral.

How many channels should a new host list on?

Two, connected through one calendar, plus a direct site once the first guests have stayed. Whole homes start with Airbnb and Vrbo, mid-term rentals with Furnished Finder and Airbnb, and luxury homes with Airbnb and Plum Guide.
