Beds24 Integration

Haven connects to Beds24 natively with a Beds24 invite code. Your rooms, prices, availability, reservations, fees, taxes, and guest messages stay in sync while Beds24 remains your operations hub.

Native Beds24 connect is rolling out gradually. If you do not see a Connect Beds24 card on your Integrations tab yet, connect through Airbnb instead (see Connect Airbnb via your PMS).

Connect

1. In Beds24, open Settings → Marketplace → API and choose Generate invite code.
2. Tick read and write access for Properties, Inventory, Bookings, Bookings personal, Bookings financial, Channels, and Accounts. Tick Allow linked properties if you manage properties linked from another Beds24 account. Leave the IP allow list empty.
3. Copy the code. In Haven, go to Integrations → Connect Beds24 and paste it.
4. Haven imports every room in the account and keeps importing new ones. You can switch auto-import off on the Beds24 card and pick listings yourself.

Things to know about invite codes:

• A code works once and expires after 24 hours. If connecting fails, generate a new code and paste that.
• Access is fixed when the code is created. Haven needs at least read access to Properties, Bookings, and Inventory to connect. If you leave other access out, Haven still connects and tells you what stays switched off. To add it later, generate a new code and connect again.

How your Beds24 rooms become Haven listings

Each Beds24 room type becomes one Haven listing. A property with one room keeps the property's name. A property with several rooms names each listing "Property – Room".

A room type with more than one unit (for example three identical studios) imports with a read-only calendar: Haven shows a night as available while at least one unit is free, and does not write blocks to it.

Anything Haven cannot represent exactly, such as a tax charged per person, a room priced per person per night, or a separate extra-child price, is flagged on the listing instead of being charged wrongly.

What Beds24 does not send

Beds24's API has no photos and no bedroom, bathroom, or bed counts. If the room is connected to an Airbnb listing in Beds24, Haven reads the counts from that listing. Add photos in Haven: import them from your Airbnb listing or your own website. They stay yours to edit and Beds24 never overwrites them.

What Haven sends to Beds24

• Direct bookings. A booking made on your Haven site appears in Beds24 as a confirmed booking with the guest's name, email, phone and language, the party size, its charges and a payment for what Haven collected, and a note with the Haven booking number. Search Beds24 for haven- to find it. Its nights close on every channel Beds24 manages. Cancelling it in Haven cancels it in Beds24.
• Refunds and extra charges. A refund you issue in Haven, or a charge taken after the booking was confirmed, is added to the booking's invoice in Beds24.
• Booking requests. A request you have not answered appears in Beds24 as an inquiry, or as a request that holds its dates if you have turned on Hold dates for pending requests. Confirming or cancelling it in either place carries over.
• Date changes when you move a Haven booking.
• Prices, minimum stays, and arrival or departure restrictions you change on the Haven calendar.
• Blocks you add on the Haven calendar. Haven creates them in Beds24 as blocked bookings it marks as its own, and removes only those.
• Arrival and check-out times when a guest buys an early check-in or late checkout.
• Messages. Replies from the Haven inbox, AI replies, booking automations, and guidebook links are posted to the booking in Beds24 for Airbnb, Booking.com, Vrbo, and Expedia stays. Those channels show plain text, and Booking.com may remove links. Guests who booked directly get the message by email from Haven, because Beds24 has no message thread for direct bookings.

Limits to know about

• Channel bookings are cancelled on the channel. Haven does not cancel an Airbnb or Booking.com booking in Beds24, because that would not cancel it for the guest.
• Your own Beds24 emails. Bookings Haven sends to Beds24 carry a Haven relay address for the guest, so Beds24's automated emails do not reach them. Haven's booking messages are what the guest receives.
• Request limits. Beds24 limits how much any connected app can ask for in five minutes. Large accounts import in the background and may take longer; nothing is skipped.
• Reviews are read-only. Haven imports reviews but does not publish reviews to Beds24.

Listing content language

Under the connected Beds24 card on the Integrations tab, Listing content language starts collapsed. Open it to keep incoming copy in the language Beds24 already uses, or to translate new updates into one language you choose. Click Sync now on that same card to pull the latest listings, calendars, and reservations without waiting for the next automatic sync.

AI replies to your OTA guests

Your Haven AI assistant can answer guests in their Beds24 booking conversation on Airbnb, Booking.com, Vrbo, and Expedia stays. Choose Draft for approval or Send automatically under Communication → Message automations, or on the Beds24 card. See AI replies to OTA guests.

Reconnect

Beds24 stops accepting Haven's access if you delete it under Settings → Marketplace → API. When that happens the Beds24 card shows Reconnect: generate a new invite code and paste it. Your listings and their settings stay as they are.

Disconnect

On the Beds24 card choose Disconnect. Haven removes its webhook from your Beds24 properties and gives up its access. Imported listings stay in Haven.
