    Airbnb put a price on your guests during the week of August 29, 2026. In a pilot covered by Skift, some hosts received a message titled "Share your link, get a lower fee": bring a guest to Airbnb through a personalized link and the host fee on that booking drops from 15.5% to between 6% and 10%. The reservation still runs on Airbnb's checkout and payments, and the guest still belongs to Airbnb. Haven covered the mechanics in its analysis of the direct booking links test.

    Read the pilot as a market signal rather than a discount. Airbnb has concluded that a guest a host generates is worth 5.5 to 9.5 percentage points of fee. That same guest, booked on the host's own site, is worth the entire 15.5% plus the email address, the review, and the next stay.

    The fee that makes this arithmetic urgent reaches the last self managed US hosts on September 15, 2026, according to Rental Scale-Up's tracker. What follows is a 90 day plan for a host with one to three rentals whose realistic first goal is 20% of bookings direct, not 100%. Started on September 1, it ends on November 29, inside the window when holiday guests are booking.

    Key facts

    • Airbnb accounts for 50% of US professionally managed vacation rental reservations and 37% of revenue, while direct bookings fell to 23% of reservations and 35% of revenue from 26% and 39% a year earlier, according to Key Data's Q2 2026 performance report as reported by The Host Report.
    • Direct vacation rental guests booked an average of 54 days before arrival and stayed 4.5 nights in the first half of 2026, versus 24 days and 2.1 nights for hotel guests, per Key Data's July 15, 2026 analysis.
    • Airbnb's single host fee is 15.5% for most hosts, per Airbnb's service fee help page, and it comes out of the whole subtotal including cleaning and pet fees, per Rental Scale-Up, which dates the US switch for remaining hosts to September 15, 2026.
    • Listing a rental at 18.34% above the payout you want (divide by 0.845) is what keeps that payout whole under a 15.5% fee. Raising by 15.5% leaves you short.
    • Airbnb's direct booking links pilot cuts the host fee to 6% to 10% on bookings made through a host's shared link, with checkout and payments still on Airbnb, per Skift, August 29, 2026.

    Why 20% is the right first target

    Direct share across the professionally managed US market sits at 23% of reservations in the Key Data figures above, and that number comes from operators with marketing budgets and staff. A host with two cabins who reaches 20% has matched the professional average. A 50% target on day one produces a plan nobody executes.

    Twenty percent is also roughly the share of bookings that already know you: past guests, their referrals, and travelers who searched your rental by name after finding it on a platform. The first 20% is less about creating demand than about keeping demand you already generate out of Airbnb's checkout.

    The fee math on a 20% shift

    Take one rental booked 120 nights a year at an average of $220, with 40 stays and a $150 cleaning fee. Nightly revenue is $26,400 and cleaning fees add $6,000, for a subtotal of $32,400. Airbnb's 15.5% applies to that whole subtotal, cleaning included, so the annual fee is $32,400 × 0.155 = $5,022.

    Move 20% of that volume to your own site (8 stays, 24 nights, $6,480 of subtotal) and the Airbnb fee avoided is $6,480 × 0.155 = $1,004.40. Direct is not free: card processing at Stripe's standard 2.9% plus $0.30 per transaction, per Stripe's pricing page, costs $187.92 plus $2.40, or $190.32. Net saving on one rental, $814.08 a year; across three similar rentals, $2,442.24.

    The larger lever is price. To net $220 a night on Airbnb under the 15.5% fee, you list at $220 ÷ 0.845 = $260.36. On your own site you can charge $235, net $227.89 after processing, and the guest still saves $25.36 a night, or 9.7%. The host earns more, the guest pays less, and the spread is simply a fee that does not exist on the direct channel.

    How the Airbnb pilot compares

    Be fair to Airbnb's offer. On that same $260.36 listing, a 6% fee nets the host $244.73 a night and a 10% fee nets $234.32, against $220 at 15.5%. At the pilot's low end, a host who keeps Airbnb's price out-earns the $235 direct example, though the guest pays the full $260.36 and remains an Airbnb customer. Price the direct booking at $250 and the host nets $242.45, within $2.28 of the pilot's best case, while the guest still saves $10.36. At the 10% tier, direct wins outright.

    Days 1 to 14: capture what you already have

    The first two weeks (September 1 to 14) are about inventory: every past guest contact you can lawfully use, and a booking site that can take a reservation.

    Past guests, within Airbnb's rules

    Airbnb's off-platform policy prohibits soliciting a guest's email or other contact channels "using the Airbnb messaging system or email alias after a booking," and it bars "asking or encouraging users to move current, future, or repeat bookings off of Airbnb." Those clauses govern Airbnb's channels, not a welcome card on the kitchen counter, a QR code in the house manual, or a form on your own website.     For addresses you already hold (from Vrbo, direct inquiries, rental agreements, or in-house sign-ups), the governing law is CAN-SPAM. The FTC's compliance guide requires a valid physical postal address in every marketing email, honest headers and subject lines, a working opt-out, and that you "honor a recipient's opt-out request within 10 business days." Each violating email carries a penalty of up to $53,088.

    The booking site minimum

    A site that can accept a reservation needs current availability, a price that matches your calendar or channel manager, a payment processor, a rental agreement, and a cancellation policy the guest sees before paying. The photos can be the ones already on Airbnb, and the domain should be the property's name, because that is what a returning guest types. If the site is not live by September 14, the rest of the plan has nowhere to send people.

    Days 15 to 45: convert existing demand

    From September 15, the day Airbnb's fee switch completes in the US, through October 15, the job is to route demand that already exists.

    Guests who know you

    Send the first email to past guests during the week of September 15: the property now takes bookings on its own site, here is the returning guest rate, here is the calendar. Direct guests booked 54 days ahead in the first half of 2026, per the Key Data analysis above. Counting back 54 days from Thanksgiving (November 26, 2026) lands on October 3, and from Christmas Eve on October 31. A list that hears from you in mid September hears from you before the holiday decision, not after.

    Referrals belong in the same window. A guest who stayed in August has friends planning fall trips now, and one line in the post-stay email ("send this link to anyone who asks where you stayed") carries a recommendation with it.

    Days 46 to 90: build durable direct demand

    October 16 through November 29 is where most guides start and where most hosts stall, because this phase requires new demand rather than captured demand. Two efforts earn a small host's time.

    Being recommended by AI assistants and search

    An assistant answering "where should we stay near X" draws on pages that state plainly what the property is, where it is, how many it sleeps, and what it costs; a listing buried in a platform's search results is not one of them.     Email that fills the holiday calendar

    By mid October the list holds past guests, summer in-house sign-ups, and anyone who inquired but did not book. Send one email a month with actual information: open holiday dates, a local event, a seasonal note about the property. Link one specific open range rather than a generic booking button; the reader wants to know whether the weekend after Thanksgiving is available and what it costs.

    Build for the planner. The Host Report's summary of Key Data's channel figures notes that shorter booking windows push travelers toward platforms that let them book quickly; a direct site competes for the guest who plans 54 days out and stays 4.5 nights, not the last-minute Friday booker.

    What not to do

    Do not price direct below your Airbnb payout. The 18.34% markup exists so that a direct price can undercut Airbnb's displayed price while still paying you more.

    Do not mention the website in the listing description, and do not treat Airbnb's pilot link as your website: it sends a guest you sourced to Airbnb's checkout at a 6% to 10% fee instead of to your own at 0%.

    Do not email people who never gave you an address. Contacts harvested from platform messages run against Airbnb's policy and the spirit of CAN-SPAM's opt-out rules; the list is smaller without them, and cleaner.

    Do not cut platform availability to force direct bookings. Airbnb is still where strangers find you, and the first 20% does not require giving up the other 80%.

    What to watch next

    Watch whether the direct booking links pilot expands past its test group, and at which fee tier: a 6% rate offered broadly narrows the money comparison above, a 10% rate does not. Watch your own share of bookings arriving direct, and the lead time on those reservations against the 54 day benchmark.

    Is a direct booking website worth it if I only have one or two rentals?

    On one rental with $32,400 in annual subtotal, shifting 20% of bookings direct saves about $814 a year in Airbnb fees after card processing, and pricing the direct rate between your Airbnb payout and Airbnb's displayed price adds more. The larger value is the guest list, which one property builds as well as a portfolio does.

    What percentage of my vacation rental bookings should be direct?

    Direct bookings made up 23% of US professionally managed reservations in Key Data's Q2 2026 report, so 20% is a realistic first target for a small host within 90 days. Anything above that is a second phase built on the list the first phase creates.

    Does Airbnb's direct booking link count as a direct booking?

    Can I ask Airbnb guests for their email address?

Any marketing email you then send must meet CAN-SPAM's address, opt-out, and honesty requirements.
