Furnished Finder alternative for hosts: Book With Haven vs Furnished Finder

Furnished Finder is a flat-fee listing site for furnished monthly rentals: $199 a year per listing, no commission, 30-night minimum, and travel nurses as a quarter of its demand — but it is not a booking platform, so every lease, payment and deposit happens off-site. Haven is the platform that turns a lead into a booked, signed and paid stay — your own site and checkout with 0% commission, the guest relationship, your agreement, ID check and deposit, upsells, loyalty and marketing — and gets your property found everywhere.

Furnished Finder, based in Austin and operating since 2014, is where travel nurses and other monthly travelers look for furnished housing: it describes more than 300,000 listings across all 50 states, more than 240,000 landlords and more than 6 million travelers a year, and says travel nurses make up about a quarter of its tenant demand. Every listing requires a stay of at least 30 nights. Based on publicly available information as of October 2026, an annual subscription costs $199 per listing from January 2, 2026 ($149 for add-on units, $750 for an entire hotel or apartment complex, rising to $1,000 from October 27, 2026), with an optional $99 listing setup; Furnished Finder never takes a commission or booking fee, and landlords keep 100% of the rent.

Furnished Finder makes the opposite trade to a marketplace: it does not own the guest, set the terms or take a cut. It also does not take the booking. Its help centre says it does not process bookings or collect rent — travelers send a non-binding booking inquiry, message or call the landlord, and the lease, payment and deposit are arranged between the two of them, many landlords using Baselane or Stripe through its KeyCheck tools. Tenant screening through KeyCheck (a TransUnion soft pull of credit, criminal and eviction records) costs the renter $44.99 when the landlord requires it, and each landlord sets their own cancellation policy in the lease. Cancellation rules, deposits and rate parity are the landlord’s to decide; a “Book now” button, instant booking and platform payments do not exist.

Book With Haven is the Shopify of short-term and mid-term rentals: the platform behind every channel you sell on, including the leads Furnished Finder sends you. A branded booking site on your own domain with 0% commission where a nurse can check real availability for a 13-week contract and book it, the rental agreement e-signed and the ID verified at checkout, a refundable deposit held on the card, a payment schedule with a deposit at booking and later payments, a guest CRM that knows every tenant by their real email, remarketing and loyalty for the next contract, and a guidebook for the stay. Your property is found in Haven’s AI stay search, on Google, and by ChatGPT and Claude — and your Furnished Finder listing keeps sending leads. One business, every channel, your rules.

Book With Haven vs Furnished Finder, at a glance

Capability
Book With Haven
Furnished Finder
What it is
Yes

The platform that runs a rental business across every channel: branded site and checkout, guest CRM, guidebooks, agreements and deposits, upsells, loyalty, marketing, tasks.

Partial

A flat-fee listing site for furnished monthly rentals that sends landlords inquiries, messages and calls from travelers; strong for mid-term demand, and by its own description not a booking platform.

Fee on a booking
Yes

No per-booking commission and no guest service fee on any plan (standard Stripe fees apply).

Yes

No commission and no booking fee — landlords keep 100% of the rent — a genuine strength. Any payment-processing fee is set by the processor the landlord chooses (Stripe or Baselane through KeyCheck), not by Furnished Finder, as of October 2026.

What the guest pays
Yes

Your price. Haven adds no guest fee, and you can show guests the real savings against the same stay on an OTA.

Yes

Your rent, with no traveler service or booking fee; a renter pays $44.99 for KeyCheck screening when the landlord requires it, as of October 2026.

Cost to get started
Yes

Free to build for as long as you like; pay only when you publish.

Partial

An annual subscription of $199 per listing from January 2, 2026 ($149 per add-on unit; $750 for an entire hotel or apartment complex, $1,000 from October 27, 2026), plus an optional $99 listing setup, paid up front, as of October 2026.

Takes the booking and the payment
Yes

Real availability and a real total at checkout, paid by card through Stripe with instant book or request-to-book, and a payment schedule (deposit at booking, up to five later payments) for longer stays.

No

Not a booking platform: its help centre says it does not process bookings or collect rent payments. Travelers send a non-binding booking inquiry and the landlord finalises the lease and collects rent off-platform — many through Baselane or Stripe via KeyCheck, as of October 2026.

Who owns the guest relationship
Yes

Every guest’s real email, phone and profile in your own CRM, with every stay they have made with you — from direct bookings and, through the guidebook, from marketplace stays too.

Yes

The landlord, entirely: Furnished Finder’s FAQ describes direct communication by phone, text, email or its messaging system, the landlord’s phone number appears on the listing, and no contact restriction of any kind is documented — a genuine strength, as of October 2026.

Rebooking past guests
Yes

Built-in guest CRM with smart remarketing — local-event, gap-night, price-drop and listing-updated campaigns — plus loyalty points that bring guests back direct, with no commission on the repeat stay.

Partial

Nothing stops a landlord rebooking a past tenant, and no fee applies; no CRM, remarketing or loyalty tooling is documented, so the follow-up is the landlord’s own, as of October 2026.

Your own direct-booking website
Yes

Beautiful, design-forward branded pages built to convert — no theme picker. It just works.

No

No website builder; the listing lives on Furnished Finder and the landlord’s own site, if any, is separate, as of October 2026.

Your cancellation and payment terms
Yes

Any cancellation policy you write, including non-refundable, plus payment schedules (deposit at booking, up to five later payments), instant book or request-to-book, and your own minimum-stay and advance-booking rules.

Partial

Entirely the landlord’s: each landlord sets their own cancellation policy and payment terms in their lease, with nothing enforced or collected by the platform. Every listing requires a minimum stay of 30 nights, as of October 2026.

Rental agreement, ID check and security deposit
Yes

E-signed rental agreement, Stripe Identity verification and a refundable security deposit hold, each on or off per listing — and optionally on your Airbnb and Vrbo stays through the guidebook.

Partial

KeyCheck offers leases with e-signature through Rocket Lawyer and tenant screening through TransUnion ($44.99, paid by the renter when required); deposits are collected by the landlord through their chosen processor, and a security-deposit hold is not documented, as of October 2026.

House rules and checkout
Yes

Your house rules as written, a checkout checklist shown per booking channel, and any fee or policy you choose to disclose and enforce on your own bookings.

Partial

House rules live in the landlord’s own lease; Furnished Finder sets none and enforces none, as of October 2026.

Mid-term and monthly stays
Yes

Your own rates and minimum-stay rules, and a payment schedule with a deposit at booking and up to five later payments, so a long contract is not paid in one hit. No tenant-screening report of the credit-and-eviction kind.

Yes

Built for 30-night-plus stays — travel nurses are about 25% of its tenant demand, and relocations, remote workers and insurance housing make up the rest; a Housing Request lets a traveler broadcast their need to every landlord in an area — a genuine strength, as of October 2026.

Found everywhere
Yes

Your own site on your own domain, a free place in Haven’s plain-language AI stay search, Google and Bing through the built-in SEO scorecard, and ChatGPT and Claude through Haven’s open search API and MCP server — alongside the marketplace listings you keep.

Partial

Found on Furnished Finder — more than 6 million travelers a year, per its blog — by destination, dates and monthly budget; discovery happens there and the lead is handed to you.

Your brand and domain
Yes

Design-forward branded pages on your own domain, with branded guidebooks, emails and printed materials — the guest remembers you.

No

Your property appears inside Furnished Finder’s brand; the relationship becomes yours once the traveler calls or writes.

Native upsells: experiences & add-ons
Yes

Create and sell your own experiences and add-ons with 0% Haven commission — quantities with real inventory, time slots and event seats, party-size pricing, deposits, and quote requests — sold pre-booking, at checkout, and in the guest guide. AI-assisted setup and import from any website included.

No

No add-on catalog; anything beyond rent is written into the lease and collected by the landlord, as of October 2026.

Guest loyalty points program
Yes

Opt-in loyalty points on every direct booking, spendable at any of your listings and applied automatically at checkout; four automatic rewards emails (points ready, reminder, expiring soon, last call) with the bookings they bring back; optional inactivity expiry with guest protections; and one program across teammates’ or agency clients’ listings, funded so their payouts stay whole. Included on every plan.

No

No loyalty program is mentioned on any Furnished Finder page fetched as of October 2026.

Guidebook, guest email capture, and CRM
Yes

Digital guidebooks and a mobile stay guide capture the booker’s and co-guests’ emails into a built-in guest CRM with smart remarketing — local-event, gap-night, price-drop, and listing-updated campaigns.

Partial

Every lead arrives with the traveler’s contact details through in-platform messaging, phone or email; no guidebook product and no CRM are documented, as of October 2026.

Guest screening and damage protection
Yes

Free guest screenings on every plan, plus optional Screen & Protect damage protection of up to $50,000 on eligible bookings via Truvi ($8 per booked night, paid by the guest at checkout or by the host).

Yes

KeyCheck tenant screening — a TransUnion soft pull of credit, criminal and eviction records — paid by the renter at $44.99 when the landlord requires it, a genuine strength for monthly stays; landlord insurance via Steadily and damage protection via Rental Guardian are offered with prices not listed, as of October 2026.

Full PMS and channel manager
Partial

Haven is a direct-booking layer, not a 30+ OTA channel manager. Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS syncs listing content, photos, prices, availability, and reservations through Airbnb — the same data the PMS already publishes there. Haven bookings write back through native APIs, or via the Haven iCal feed added in the PMS for via-Airbnb connections.

No

Furnished Finder is a lead source, not a channel manager: its calendar can link an Airbnb or Vrbo calendar by URL (other iCal links are not supported, per a support article read as a search snippet), and because it takes no bookings there is nothing to write back, as of October 2026.

Getting paid
Yes

Stripe pays out on its standard schedule (two business days in the US after a first payout of 7–14 days), scheduled payouts to your bank, and you can collect payment yourself if you prefer.

Partial

Rent never passes through Furnished Finder: landlords collect it themselves, many through Baselane or Stripe via KeyCheck, on the processor’s terms and fees, as of October 2026.

Conversion funnel and session replay
Yes

A visits-to-booking conversion funnel with traffic-source attribution, plus first-party session replay with rage/dead-click detection.

No

Response-rate metrics for landlords are documented; no visitor-level funnel or session replay is, as of October 2026.

Change your site and settings in plain language
Yes

The Haven Assistant, pinned to every page of your dashboard, changes your sites and settings from a plain-language request — pages, copy, design, photos, domains, listings, rates and calendar, upsells, guest CRM and remarketing, and email settings — and you approve each change before it ships; for anything it does not change directly, it walks you there step by step. Or connect ChatGPT or Claude through Haven’s MCP server and work from there.

No

Not documented on Furnished Finder’s public pages as of October 2026.

AI guest chat with observability and self-healing
Yes

One grounded assistant on every property site, multi-unit site, guidebook, and custom domain (private stay details only after booking). Every reply graded, gaps grouped into insights with cited chats, one-click Add context fixes it across all sites; hosts train it by chatting with their own sites.

No

No AI assistant is mentioned on any Furnished Finder page fetched as of October 2026; travelers message or call the landlord.

Blog & automated content
Yes

A blog on every site, plus Blog Autopilot: on a weekly to monthly schedule Haven runs a real research pass — the queries people search about your area, the pages that rank and what they miss — reads the organiser, park, venue, and tourism-board pages it will cite, writes only from those verified facts and your listing, has an editor check every claim, and drafts the post for your review or publishes it with a Sources list, sitemap entry, and IndexNow ping. Keeping your own website? Embed the same blog with a two-line widget.

No

Not applicable to a marketplace listing.

AI social reels, narration & soundtracks
Yes

AI social reels built from your own listing photos, clips and guest reviews, with a storyboard you approve before anything is spent; narrated property stories read by natural ElevenLabs voices; and custom one-minute instrumental soundtracks composed from the property’s photos, likely guests, location and brand. Download-ready MP4s for Instagram, Facebook and Meta ads.

No

Not documented on Furnished Finder’s public pages as of October 2026.

Task management & fulfiller payouts
Yes

Turnover cleans and upsell jobs become tasks automatically, offered to your own cleaners and chefs by SMS, WhatsApp, or email — Y/N/DONE replies, a no-login job page, photo proof, backup escalation, and Stripe payouts.

No

No turnover or upsell task system is documented on Furnished Finder’s public pages as of October 2026.

Searchable cleaning photo history across every property
Yes

Tasks → History keeps every finished clean on every listing for good. Search notes, steps and problem reports; filter by listing, cleaner and dates; browse every photo in one grid; download full size or each clean as a zip with a timestamped manifest for an insurance or damage claim.

No

Not documented on Furnished Finder’s public pages as of October 2026.

Multilingual sites
Yes

Localized pages in up to 5 languages with per-language URLs and hreflang for structured indexing.

No

A US listing site in English; other languages are not documented as of October 2026.

SEO and AI-search scorecard
Yes

A 100-point SEO and AI-search score for every site with a checklist sorted by points gained, live Google Search Console and Bing data, weekly checks that the crawlers behind Google, Bing and Copilot, ChatGPT search, Claude, and Perplexity can read the page, a site llms.txt, IndexNow, image and Vacation Rentals sitemaps, Foursquare listings, and visits from AI assistants tracked as their own channel.

No

Your listing is indexed as part of Furnished Finder’s site, not as your own.

Found by travelers and AI assistants
Yes

Your listings appear in Haven’s plain-language AI stay search and in its open search API and MCP server for ChatGPT, Claude, and other assistants — each result links travelers to book direct with you, with no commission or guest fee.

Yes

The largest audience of monthly travelers looking for furnished housing — a genuine strength; discovery happens on Furnished Finder and the lead comes to you. No AI search feature is mentioned on its pages as of October 2026.

Free to be found by travelers (no listing fee)
Yes

Connect Airbnb, your PMS, or an iCal feed and every place gets a free Haven site in Haven’s AI guest search, the Haven app, and the catalog AI assistants read. No listing fee, no commission, no guest fee — guests send booking requests, Haven emails you each one, and you pay only to accept.

Partial

Never a commission, but a listing is visible only on a paid annual subscription — $199 per listing from January 2, 2026 — so being found is the thing you pay for, as of October 2026.

Branded direct booking website with checkout
Yes

A no-code branded site per listing or multi-unit group, custom domain, and built-in Stripe checkout with instant book or request-to-book — the free Haven site becomes your direct booking site the moment you subscribe.

No

Not a booking platform or website builder: the listing lives on Furnished Finder, travelers send an inquiry or call, and the lease and payment happen off-site, as of October 2026.

Works with the website you already have
Yes

Keep your current site and embed Haven’s booking widget (a script and one div, works in WordPress, Squarespace, Wix, or React), blog widget, or multi-unit search widget; guidebooks, CRM, screening, upsells, and taxes all work alongside it.

Partial

Nothing embeds on your site, and nothing stops you either: every lead arrives with the traveler’s contact details and no contact restriction is documented, so you can point them at any site you run, as of October 2026.

Real availability and real totals for travelers
Yes

Search answers come from the calendar and rates you sync, checked against your own rules, and the total on the card is the total at checkout. Prices are never shown without dates.

Partial

Listings show a monthly rate and a calendar the landlord blocks by hand or links from Airbnb or Vrbo — all dates open by default, updates within about 24 hours; a traveler sends a non-binding inquiry and no total for their dates is computed (support articles read as search snippets), as of October 2026.

PMS and calendar sync
Yes

Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS — Hostaway, Hostex, Uplisting, Smoobu, Beds24, Avantio, Octorate, AvaiBook, Hosthub, Zeevou, Hostify, Smily (BookingSync), Elina, Resly, Homhero, Streamline, Escapia, CiiRUS, and essentially every Airbnb-connected system — syncs listing content, photos, prices, availability, and reservations through Haven’s direct Airbnb integration: the same data the PMS already publishes there. The only via-Airbnb difference: Haven bookings and manual blocks close dates via the Haven iCal feed added in the PMS, not a reservation-write API.

Partial

A landlord can link an Airbnb or Vrbo calendar by URL from the dashboard’s Calendar section, with availability updating in about 24 hours; its support article says other iCal links are not supported, and because it takes no bookings there is nothing to write back (read as search snippets), as of October 2026.

Taxes and multi-currency
Yes

Lodging taxes itemized on every booking and aggregated for filing, taxes shown before checkout, and a guest display currency picker.

No

No tax or currency tooling; it processes no payments, and listings are priced in US dollars, as of October 2026.

Smart locks and thermostats
Yes

Per-stay door codes and climate automation from the booking, with the code delivered through the guest guide.

No

Not documented on Furnished Finder’s host pages as of October 2026.

Built-in advertising to drive traffic
Yes

One Click Ads: Haven writes short-term-rental-tuned Google Search and ChatGPT ads, you set the daily budget, and Haven runs them for you (Meta rolling out) — no agency retainer.

No

No paid placement or featured-listing product is documented; its blog says it invests in search and AI optimization, brand campaigns and referral partnerships for the site as a whole, and points landlords to photos, headlines and listing details to stand out (read as search snippets), as of October 2026.

Reviews on your site
Yes

Import reviews from OwnerRez, Airbnb, Vrbo, or a file, collect testimonials, and link a Google Business Profile so guests are asked for reviews that show on your site.

Partial

Tenants review the landlord and property on Furnished Finder after a stay, and a landlord can request a review from a tenant who has a Furnished Finder account under the email entered (support article read as a search snippet) — a strength for a lead site; no export or display on a site of your own is documented, as of October 2026.

Regional community pages and backlinks
Yes

Haven Communities: shared regional pages that list member stays and exchange reciprocal backlinks with your site.

No

Not documented on Furnished Finder’s host pages as of October 2026.

Discounts, gift cards, and stay credits
Yes

Discount codes, weekly and monthly, early-bird, last-minute and direct-booking discounts with a “Saving $X booking direct” pill; branded e-gift cards sold in the guidebook and redeemed at checkout; stay credits instead of refunds.

No

No discount, gift-card or credit tooling; rent and any concession are written into the landlord’s lease, as of October 2026.

Performance reporting
Yes

Revenue, occupancy, ADR and RevPAR against last year, booking pace, pricing health, gap and orphan nights, booking sources, a report builder with CSV exports, and a weekly digest.

Partial

A Listing Performance Panel for each paid listing — days eligible on the search map, booking requests, direct messages, phone-number reveals, matched and unmatched housing requests, updated each morning — plus a Market Insights page of average monthly rent by bedroom count, unique shoppers over 12 months and top renter types per city (blog posts read as search snippets) — a genuine strength for a lead site; no revenue or occupancy reporting, since it takes no bookings, as of October 2026.

Multi-unit sites, custom domains, and professional email
Yes

Multi-unit and brand sites with room types and property profile pages, custom domains, and professional email on your domain.

Partial

Several listings under one landlord account with a dropdown to switch between them, and a $750 listing (rising to $1,000 from October 27, 2026) for an entire hotel or apartment complex; no custom domain or email on your domain, as of October 2026.

Property managers running client accounts
Yes

Partner mode: manage clients’ listings and sites from one console, with client billing and a shared or separate PMS connection.

No

A landlord account holds its own listings; a manager console for client owners, with separate client billing, is not documented on Furnished Finder’s pages as of October 2026.

Dynamic pricing and Calendar AI
Yes

PriceLabs dynamic pricing integration plus a Calendar AI assistant that changes rates, minimum stays, and blocks from a plain-language request.

Partial

Market Insights shows platform averages to price against — average monthly rent by bedroom count, unique shoppers over 12 months, top renter types and the most-used filters (blog posts read as search snippets); no automatic rate changes and no calendar assistant, as of October 2026.

Traveler mobile app
Yes

Haven’s phone web app — bookwithhaven.com on a phone, added to the home screen, with nothing to install from an app store — runs the same plain-language stay search on the same API as bookwithhaven.com/stays.

Yes

The Furnished Finder app for iPhone, iPad and Mac, where travelers search by date, save favorites, message landlords and manage housing requests — about 28,000 App Store ratings at 4.6 (read as a search snippet), a genuine strength; an Android listing was not confirmed on the pages Haven could reach as of October 2026.

Properties included in the base plan
Yes

Starter includes 1 property, Growth 10, and Pro 50. Each additional property is $3.99/month.

Partial

Priced per listing: $199 a year each, $149 per add-on unit, and $750 (rising to $1,000 from October 27, 2026) for an entire hotel or apartment complex, as of October 2026.

Choose Haven if…

  • You want the lead to become a booking without a phone tag: real availability for a 13-week contract, a signed agreement, a verified ID, a deposit on the card and a payment schedule, all at your own checkout with 0% commission.
  • You want one guest CRM for every tenant and guest — nurses, relocations, weekend travelers — with remarketing and loyalty that bring them back direct.
  • You want to be found everywhere, not on one listing site: your own domain, Haven’s AI stay search, Google, ChatGPT and Claude — while your Furnished Finder listing keeps sending leads.
  • You host short stays too and want the same site, calendar and rules to run both.

Consider Furnished Finder if…

  • You rent furnished homes by the month to travel nurses and relocations and want that demand first; Haven is built to run alongside it, not instead of it.
  • You want a flat $199 a year with no commission, and one booking can cover the year.
  • You prefer to vet tenants with a credit, criminal and eviction report and to write your own lease, and you are happy collecting rent yourself.
  • You do not want a website, a checkout or a CRM — only inquiries and phone calls.

Haven vs Furnished Finder

Frequently asked questions

Yes, and they fit together well. Furnished Finder is a lead source: it takes no bookings and no payments, so there is no booking calendar to write back to and no rule against sending a traveler to your own site. You can answer a Furnished Finder inquiry with a link to your Haven site, where the traveler sees real availability for their dates, signs the rental agreement, verifies their ID and pays a deposit at checkout; Haven then holds the stay in your calendar and syncs it to your PMS or your other channels through calendar feeds.

Book With Haven is free to build, and you subscribe only when you publish. Haven’s founding-member rates are Starter $15/month with 1 property included, Growth $39/month with 10 properties included, and Pro $99/month with 50 properties included, or $9, $29, and $79 a month billed yearly. Each additional property is $3.99/month. Haven takes no commission on bookings. Furnished Finder charges no commission; as of October 2026 its annual subscription is $199 per listing from January 2, 2026, $149 per add-on unit and $750 for an entire hotel or apartment complex (rising to $1,000 a year from October 27, 2026), with an optional $99 listing setup. Tenant screening through KeyCheck costs the renter $44.99 when the landlord requires it, and payment-processing fees are set by Stripe or Baselane. Check Furnished Finder’s pricing article for current terms.

No. Its help centre says it does not process bookings or collect rent payments, as of October 2026. A traveler sends a non-binding booking inquiry, messages or calls the landlord, or broadcasts a Housing Request to every landlord in an area; the landlord then finalises a lease (KeyCheck offers Rocket Lawyer leases with e-signature) and collects rent through their own processor. Haven is the booking platform: availability, agreement, ID check, deposit and payment happen at your checkout.

Yes. Your rates, minimum-stay and advance-booking rules are yours to set, and the payment schedule takes a deposit at booking with up to five later payments, so a long contract is not paid in one hit. The rental agreement is e-signed and the ID verified at checkout, and a refundable security deposit can be held on the card. Haven does not run a credit, criminal or eviction report; hosts who want one can still require it through a service such as KeyCheck.

A store on Amazon rents Amazon’s customer; a Shopify store owns its own. Haven is the platform behind your rental business the way Shopify is behind a brand: your domain, your checkout with 0% commission, your customer list, your terms, your add-ons and loyalty, your marketing — and distribution everywhere, with your Furnished Finder and other listings kept running beside it.

Not on its own, and we say so. Haven lists your stay free in its AI stay search and makes your site findable on Google and by AI assistants, but Furnished Finder’s audience of travel nurses and monthly travelers is one Haven does not replace. Haven’s job is to turn the leads Furnished Finder (and Airbnb, and Google) send you into booked, signed and paid stays — and into guests who come back direct.

Yes. Most hosts launch a Haven-built site, but replacing your current website is optional. Every Haven feature — guidebooks, the guest CRM and email marketing, messaging, screening and damage protection, upsells, and taxes — works alongside the site you have. To take bookings from your own pages, embed the Haven booking widget: guests check live availability and pricing there, then pay on Haven’s secure checkout. Haven’s team will install it for you, free of charge.

Yes. Every confirmed booking can auto-create a turnover clean due on checkout day, offered to your cleaner by text, WhatsApp, or email — they reply Y to accept and DONE when finished, and can text photos of the finished job. Sold upsells (chef dinners, transfers) create tasks the same way, and Haven pays your fulfillers through Stripe when the work is done.
