Expedia alternative for hosts: Book With Haven vs Expedia

Expedia is a hotel-plus-homes marketplace: a vacation rental reaches it through a Vrbo listing, Vrbo keeps a 12% commission on every booking, a traveler fee is added on top, and Expedia Group’s marketplace policies set the terms on every brand. Haven is the platform that runs your rental business — your own site and checkout, the guest relationship, your terms, upsells, loyalty and marketing — and gets your property found everywhere.

Expedia Group is the largest hotel-plus-homes marketplace there is: based on its FY2025 annual report, about 3.6 million lodging properties, including roughly 2.4 million online-bookable alternative accommodations through Vrbo, plus a B2B network that puts stays in front of airline, bank and loyalty-program customers. For a vacation-rental host the route in is Vrbo: there is no separate Expedia.com sign-up for a home, and a Vrbo listing with Instant Booking enabled is automatically enrolled in Expanded Distribution to Expedia, Travelocity, Trivago and the Travel Agent Affiliate Program at no additional cost, based on publicly available information as of October 2026.

That is the marketplace trade, and on Expedia it runs across every brand at once. Vrbo charges a 12% commission on the rental amount and host fees (12%–15% by region), adds a traveler service fee whose rate it does not publish and the host cannot waive, and Expedia Group’s marketplace policies — on off-platform bookings, host cancellations, response times and refunds — apply to any vacation rental booked on any Expedia Group brand. The marketplace owns the guest, sets the terms, and charges the same fee on the fifth stay as on the first.

Book With Haven is the Shopify of short-term rentals: not another marketplace, but the platform behind every channel you sell on. A branded booking site on your own domain with 0% commission, a guest CRM that holds every guest’s real email, the rental agreement, ID check and deposit you decide on, upsells, a loyalty program, automated remarketing, and the same guidebook for guests who booked on Expedia, Vrbo or direct. Your property is found in Haven’s AI stay search, on Google, and by ChatGPT and Claude — and your Vrbo listing, with its Expedia distribution, keeps running through your PMS or calendar sync.

Capability
Book With Haven
Expedia
What it is
Yes

The platform that runs a rental business across every channel: branded site and checkout, guest CRM, guidebooks, agreements and deposits, upsells, loyalty, marketing, tasks.

Partial

A hotel-plus-homes marketplace. Vacation rentals reach Expedia through Vrbo’s Expanded Distribution and are sold to Expedia’s audience on Expedia Group’s terms. Unmatched reach; not built to run the business behind the listing.

How a home gets listed
Yes

Build the site free, publish when ready; import listing content and photos from your PMS or Airbnb in minutes.

Partial

No direct Expedia.com sign-up for a vacation rental. A Vrbo listing with Instant Booking enabled is automatically enrolled in Expanded Distribution; integrated property managers connecting through a PMS or channel manager are distributed to Travelocity, Expedia, Trivago and the Travel Agent Affiliate Program. Vrbo states partnerships are subject to change and distribution to these sites is not guaranteed, as of October 2026.

Fee on a booking
Yes

No per-booking commission and no guest service fee on any plan (standard Stripe card processing applies).

No

For bookings made on or after October 29, 2026, Vrbo charges hosts a single 12% commission on the rental amount plus mandatory host fees (excluding taxes and refundable deposits), with payment processing included for hosts paid through Vrbo; Expedia Group puts the rate at 12%–15% by region and brand. Before that date the pay-per-booking model was a 5% commission plus 3% payment processing (about 8%), or 5% alone when a property management system handled the payment. The annual subscription is closed to new hosts and legacy subscribers move to pay-per-booking from October 2026. Vrbo also charges the traveler a separate service fee at checkout — a percentage of the reservation that falls as the total rises, which the host cannot waive and whose rate Vrbo does not publish. Vrbo states there is no additional cost for reservations received through Expanded Distribution, so an Expedia booking carries the Vrbo commission.

What the guest pays
Yes

Your price. Haven adds no guest fee, and you can show guests the real savings against the same stay on an OTA.

No

Your price plus Vrbo’s traveler service fee — a percentage of the reservation that varies with the amount, which hosts cannot waive or reduce and whose rate is not published. What fee label an Expedia.com checkout shows on a Vrbo home is not documented, as of October 2026.

Who owns the guest relationship
Yes

Every guest’s real email, phone and profile in your own CRM, with every stay they have made with you — from direct bookings and, through the guidebook, from Expedia and Vrbo stays too.

Partial

Before a reservation is confirmed, hosts may not communicate outside Vrbo’s messaging platform. Whether Expedia or Vrbo hands the host the guest’s real email after booking is not documented on any Expedia page found. On the hotel side, Expedia’s message center is reported to suppress property-initiated messages identified as re-marketing and to issue a temporary relay address — unconfirmed, as of October 2026.

Rebooking past guests
Yes

Built-in guest CRM with smart remarketing — local-event, gap-night, price-drop and listing-updated campaigns — plus loyalty points that bring guests back direct, with no commission on the repeat stay.

No

A returning guest who rebooks on Expedia or Vrbo pays the traveler fee again and the host pays the 12% commission again. No host-run remarketing or loyalty.

Off-platform bookings
Yes

Your direct channel is yours: Haven exists so guests can book you off every marketplace, on your own site, with no penalty and no commission.

No

Expedia Group’s Off-Platform Booking Policy applies to any vacation rental or hotel booked on any Expedia Group brand: hosts may not ask or agree to move a reservation or payment off the platform, and Expedia may suspend or terminate the listing and charge or withhold amounts equal to the compensation or fees that would have applied, as of October 2026.

Your cancellation and payment terms
Yes

Any cancellation policy you write, including non-refundable, plus payment schedules (deposit at booking, up to five later payments), instant book or request-to-book, and your own minimum-stay and advance-booking rules.

Partial

A seven-option menu — Day-before, Lenient, Relaxed, Moderate, Firm, Strict, No refund — with cut-offs at 11:59 p.m. property time. Host cancellations cost 25% of the reservation beyond 30 days, 50% beyond 48 hours and 100% within 48 hours of check-in, with a $50 minimum and no maximum, plus possible suspension and lower ranking, on any Vrbo rental booked on any Expedia Group brand, as of October 2026.

Rental agreement, ID check and security deposit
Yes

E-signed rental agreement, Stripe Identity verification and a refundable security deposit hold, each on or off per listing — and optionally on your Expedia, Vrbo and Airbnb stays through the guidebook.

Partial

One rental agreement per property as an uploaded PDF on Vrbo, with no signature step described and Vrbo’s cancellation policy taking precedence; a host-set damage deposit or Vrbo’s paid Property Damage Protection; identity verification is Vrbo’s own. Fees and taxes may only be charged when clearly shown in the listing at booking, under Expedia Group’s transparency policy, as of October 2026.

Response-time and refund rules
Yes

Your response times and your refund timing on your own bookings; Haven’s AI guest chat answers arrival and stay questions on your site around the clock.

Partial

Expedia Group’s Host Communication Policy expects check-in-day and in-stay questions answered within one hour in daytime (otherwise by 9 a.m. the next day) and questions 1–4 days out within 12 hours; missing access instructions can lead Vrbo to cancel and refund the booking. Card refunds must start within 3 business days and reach the guest within 14, as of October 2026.

Found everywhere
Yes

Your own site on your own domain, a free place in Haven’s plain-language AI stay search, Google and Bing through the built-in SEO scorecard, and ChatGPT and Claude through Haven’s open search API and MCP server — alongside the Vrbo and Airbnb listings you keep.

Yes

A genuine strength: one Vrbo listing fans out to Expedia, Travelocity, Trivago and the Travel Agent Affiliate Program, and to a B2B network that Vrbo says includes Delta and Revolut, with more airlines, agencies and loyalty programs. Hotels.com is not named on Vrbo’s distribution page, as of October 2026.

Your brand and domain
Yes

Design-forward branded pages on your own domain, with branded guidebooks, emails and printed materials — the guest remembers you.

No

Your stay appears inside Expedia’s and Vrbo’s brands; guests remember Expedia.

Promotions and paid placement
Yes

Your site ranks on its own merits and nobody bids against you on it; discounts, gift cards, credits and loyalty rewards are yours to price, and you keep the whole rate.

Partial

Host-funded early-booking, last-minute, mobile, new-listing and member-only deals, where a 10% discount unlocks member-only exposure and only the deepest discount applies. Trade press reports Sponsored Listings — bid per booked night, no upfront cost — rolling out on Vrbo from September 2026 and coming to Expedia.com (unconfirmed; Expedia’s own release not fetched), as of October 2026.

Rate parity
Yes

Your direct rate is yours to set; Haven never requires parity with any channel.

Partial

Expedia Group’s FY2025 annual report discloses regulatory scrutiny of whether certain parity clauses between Expedia entities and accommodation providers are anti-competitive. A published parity clause for vacation-rental hosts is not documented, as of October 2026.

Native upsells: experiences & add-ons
Yes

Create and sell your own experiences and add-ons with 0% Haven commission — quantities with real inventory, time slots and event seats, party-size pricing, deposits, and quote requests — sold pre-booking, at checkout, and in the guest guide. AI-assisted setup and import from any website included.

No

No host add-on catalog at checkout: early check-in, a chef dinner or a welcome basket cannot be listed for sale on the Expedia or Vrbo booking.

Guest loyalty points program
Yes

Opt-in loyalty points on every direct booking, spendable at any of your listings and applied automatically at checkout; four automatic rewards emails (points ready, reminder, expiring soon, last call) with the bookings they bring back; optional inactivity expiry with guest protections; and one program across teammates’ or agency clients’ listings, funded so their payouts stay whole. Included on every plan.

No

No host-run loyalty program. One Key is Expedia Group’s own unified program across Expedia, Hotels.com and Vrbo in the US and UK; trade press reports Blue members stopped earning OneKeyCash on Vrbo bookings from May 22, 2025 (unconfirmed). Member-only deals are discounts funded from the host’s rate, as of October 2026.

Guidebook, guest email capture, and CRM
Yes

Digital guidebooks and a mobile stay guide capture the booker’s and co-guests’ emails into a built-in guest CRM with smart remarketing — local-event, gap-night, price-drop, and listing-updated campaigns.

Partial

Messaging and arrival details inside the Vrbo app; no guidebook product and no guest CRM.

Guest screening and damage protection
Yes

Free guest screenings on every plan, plus optional Screen & Protect damage protection of up to $50,000 on eligible bookings via Truvi ($8 per booked night, paid by the guest at checkout or by the host).

Partial

Host-set damage deposits and guest-bought Property Damage Protection on Vrbo; Host with Confidence, a per-night insurance program, is an invite-only US beta. Screening of guests is Vrbo’s identity verification.

Full PMS and 60+ channel manager
Partial

Haven is a direct-booking layer, not a 30+ OTA channel manager. Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS syncs listing content, photos, prices, availability, and reservations through Airbnb — the same data the PMS already publishes there. Haven bookings write back through native APIs, or via the Haven iCal feed added in the PMS for via-Airbnb connections.

No

Expedia is a channel reached through Vrbo (directly or via PMS and channel-manager connectivity, or Escapia). Multi-channel hosts run a PMS or channel manager alongside it.

Getting paid
Yes

Stripe pays out on its standard schedule (two business days in the US after a first payout of 7–14 days), scheduled payouts to your bank, and you can collect payment yourself if you prefer.

Partial

Vrbo is merchant of record: payouts are typically disbursed one business day after check-in and reach the bank in five to seven business days; a new partner’s first booking under 30 days out is paid about 30 days after the guest’s payment; cancellation fees, chargebacks and later refunds are deducted from future payouts, as of October 2026.

Conversion funnel and session replay
Yes

A visits-to-booking conversion funnel with traffic-source attribution, plus first-party session replay with rage/dead-click detection.

Partial

Listing-performance and ranking metrics in the Vrbo dashboard; no visitor-level funnel or replay for the host.

Change your site and settings in plain language
Yes

The Haven Assistant, pinned to every page of your dashboard, changes your sites and settings from a plain-language request — pages, copy, design, photos, domains, listings, rates and calendar, upsells, guest CRM and remarketing, and email settings — and you approve each change before it ships; for anything it does not change directly, it walks you there step by step. Or connect ChatGPT or Claude through Haven’s MCP server and work from there.

No

Listing settings are edited by hand in the Vrbo dashboard. An agentic voice assistant for partner inquiries was described on Expedia’s Q2 2026 earnings call, per transcript summaries (unconfirmed), as of October 2026.

AI guest chat with observability and self-healing
Yes

One grounded assistant on every property site, multi-unit site, guidebook, and custom domain (private stay details only after booking). Every reply graded, gaps grouped into insights with cited chats, one-click Add context fixes it across all sites; hosts train it by chatting with their own sites.

No

No host-trained assistant on a site of your own. Natural-language search on the Vrbo homepage was described on the Q2 2026 call (unconfirmed); the annual report flags agentic booking as a risk area, as of October 2026.

Blog & automated content
Yes

A blog on every site, plus Blog Autopilot: on a weekly to monthly schedule Haven runs a real research pass — the queries people search about your area, the pages that rank and what they miss — reads the organiser, park, venue, and tourism-board pages it will cite, writes only from those verified facts and your listing, has an editor check every claim, and drafts the post for your review or publishes it with a Sources list, sitemap entry, and IndexNow ping. Keeping your own website? Embed the same blog with a two-line widget.

No

Not applicable to a marketplace listing.

AI social reels, narration & soundtracks
Yes

AI social reels built from your own listing photos, clips and guest reviews, with a storyboard you approve before anything is spent; narrated property stories read by natural ElevenLabs voices; and custom one-minute instrumental soundtracks composed from the property’s photos, likely guests, location and brand. Download-ready MP4s for Instagram, Facebook and Meta ads.

No

Not offered to hosts.

Task management & fulfiller payouts
Yes

Turnover cleans and upsell jobs become tasks automatically, offered to your own cleaners and chefs by SMS, WhatsApp, or email — Y/N/DONE replies, a no-login job page, photo proof, backup escalation, and Stripe payouts.

No

Not offered to hosts.

Searchable cleaning photo history across every property
Yes

Tasks → History keeps every finished clean on every listing for good. Search notes, steps and problem reports; filter by listing, cleaner and dates; browse every photo in one grid; download full size or each clean as a zip with a timestamped manifest for an insurance or damage claim.

No

Not offered to hosts.

Multilingual sites
Yes

Localized pages in up to 5 languages with per-language URLs and hreflang for structured indexing.

Yes

Expedia Group’s brands and points of sale present listings to travelers in their own languages and currencies around the world — a genuine strength of the marketplace.

SEO and AI-search scorecard
Yes

A 100-point SEO and AI-search score for every site with a checklist sorted by points gained, live Google Search Console and Bing data, weekly checks that the crawlers behind Google, Bing and Copilot, ChatGPT search, Claude, and Perplexity can read the page, a site llms.txt, IndexNow, image and Vacation Rentals sitemaps, Foursquare listings, and visits from AI assistants tracked as their own channel.

No

Your listing is indexed as part of Expedia’s and Vrbo’s sites, not as your own.

Found by travelers and AI assistants
Yes

Your listings appear in Haven’s plain-language AI stay search and in its open search API and MCP server for ChatGPT, Claude, and other assistants — each result links travelers to book direct with you, with no commission or guest fee.

Yes

The largest hotel-plus-homes audience there is, across Expedia Group’s consumer brands and B2B partners; discovery happens on Expedia and ends there.

Free to be found by travelers (no listing fee)
Yes

Connect Airbnb, your PMS, or an iCal feed and every place gets a free Haven site in Haven’s AI guest search, the Haven app, and the catalog AI assistants read. No listing fee, no commission, no guest fee — guests send booking requests, Haven emails you each one, and you pay only to accept.

Yes

Listing on Vrbo is free and Expanded Distribution to Expedia adds no further cost — a genuine strength; Vrbo is paid per booking, at 12% from October 29, 2026. A returning guest who rebooks through Vrbo pays the traveler fee again and the host pays the commission again.

Branded direct booking website with checkout
Yes

A no-code branded site per listing or multi-unit group, custom domain, and built-in Stripe checkout with instant book or request-to-book — the free Haven site becomes your direct booking site the moment you subscribe.

No

Your listing is a page inside Vrbo and, through Expanded Distribution, inside Expedia, with their checkout and traveler fee; the booking and payment stay on the marketplace, or run through your connected software when a PMS handles payment, as of October 2026.

Works with the website you already have
Yes

Keep your current site and embed Haven’s booking widget (a script and one div, works in WordPress, Squarespace, Wix, or React), blog widget, or multi-unit search widget; guidebooks, CRM, screening, upsells, and taxes all work alongside it.

No

No embeddable booking widget or listing preview for a host’s own website is documented in Vrbo’s help center or Expedia Group’s partner pages as of October 2026; a site can link to the listing, where checkout happens.

Real availability and real totals for travelers
Yes

Search answers come from the calendar and rates you sync, checked against your own rules, and the total on the card is the total at checkout. Prices are never shown without dates.

Partial

Live availability and rates from your Vrbo calendar or connected PMS, priced for the traveler’s dates — but the total is not your price: Vrbo adds an undisclosed traveler service fee on top of the host’s price, so the guest pays more than the host’s rate and the host cannot remove it.

PMS and calendar sync
Yes

Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS — Hostaway, Hostex, Uplisting, Smoobu, Beds24, Avantio, Octorate, AvaiBook, Hosthub, Zeevou, Hostify, Smily (BookingSync), Elina, Resly, Homhero, Streamline, Escapia, CiiRUS, and essentially every Airbnb-connected system — syncs listing content, photos, prices, availability, and reservations through Haven’s direct Airbnb integration: the same data the PMS already publishes there. The only via-Airbnb difference: Haven bookings and manual blocks close dates via the Haven iCal feed added in the PMS, not a reservation-write API.

Yes

A genuine strength: PMS and channel-manager connectivity for integrated property managers, and for hosts managing the listing in Vrbo’s own dashboard an iCal import of up to five calendars per property (blocked dates only, shown for the next 365 days, synced about every 30 minutes) plus an export other sites can read, as of October 2026.

Design flexibility and ease of use
Yes

Beautiful, design-forward branded pages built to convert — no theme picker. It just works.

No

Every listing uses Vrbo’s and Expedia’s page layouts; you supply the headline, description, photos and amenities, not the design.

Taxes and multi-currency
Yes

Lodging taxes itemized on every booking and aggregated for filing, taxes shown before checkout, and a guest display currency picker.

Yes

A genuine strength: Vrbo collects and remits stay and lodging taxes in the jurisdictions on its published tables (US states, Canada, Mexico, Australia, Bermuda and parts of Europe), shows guests a separate Lodging Tax line, passes you the taxes you chose to collect yourself with a stay tax report for filing, and Expedia Group’s points of sale present listings in travelers’ own currencies, as of October 2026.

Smart locks and thermostats
Yes

Per-stay door codes and climate automation from the booking, with the code delivered through the guest guide.

No

No smart-lock or thermostat integration is documented in Vrbo’s help center or Expedia Group’s partner pages as of October 2026; the Host Communication Policy expects hosts to send the door code or key details through the Vrbo app before check-in.

Built-in advertising to drive traffic
Yes

One Click Ads: Haven writes short-term-rental-tuned Google Search and ChatGPT ads, you set the daily budget, and Haven runs them for you (Meta rolling out) — no agency retainer.

Partial

Trade press reports Sponsored Listings — bid per booked night, no upfront cost — rolling out on Vrbo from September 2026 and coming to Expedia.com (unconfirmed; Expedia’s own release not fetched). Vrbo’s Boost program, as channel-manager guides describe it, lets Premier Hosts spend power-ups earned from completed stays to lift a listing’s search position for chosen dates, within Vrbo only, as of October 2026.

Reviews on your site
Yes

Import reviews from OwnerRez, Airbnb, Vrbo, or a file, collect testimonials, and link a Google Business Profile so guests are asked for reviews that show on your site.

Partial

A two-way review system in which host and guest rate each other after the stay, published on the Vrbo listing and counted toward Premier Host status — a strength of the marketplace; no export or display of them on a site of your own is documented, as of October 2026.

Regional community pages and backlinks
Yes

Haven Communities: shared regional pages that list member stays and exchange reciprocal backlinks with your site.

No

Not documented in Vrbo’s help center or Expedia Group’s partner pages as of October 2026.

Discounts, gift cards, and stay credits
Yes

Discount codes, weekly and monthly, early-bird, last-minute and direct-booking discounts with a “Saving $X booking direct” pill; branded e-gift cards sold in the guidebook and redeemed at checkout; stay credits instead of refunds.

Partial

Weekly and monthly discounts plus host-funded promotions — early-booking, last-minute, mobile, new-listing and member-only deals for One Key members, where only the deepest discount applies; no host-branded gift cards or stay credits are documented, as of October 2026.

Performance reporting
Yes

Revenue, occupancy, ADR and RevPAR against last year, booking pace, pricing health, gap and orphan nights, booking sources, a report builder with CSV exports, and a weekly digest.

Partial

A “How you’re doing” module with search impressions, property views and bookings over the past 30 days and estimated revenue for the next 60, ranking metrics (acceptance and cancellation rates against your market) and MarketMaker market insights for a competitive set, in the Vrbo dashboard, for Vrbo and Expedia bookings only, as of October 2026.

Multi-unit sites, custom domains, and professional email
Yes

Multi-unit and brand sites with room types and property profile pages, custom domains, and professional email on your domain.

Partial

An integrated property manager’s dashboard lists every listing on a My Properties page, filtered by active and incomplete listings, with the connected software as the system of record; no custom domain or email on your domain, as of October 2026.

Property managers running client accounts
Yes

Partner mode: manage clients’ listings and sites from one console, with client billing and a shared or separate PMS connection.

Partial

A property manager lists owners’ homes under one Vrbo account, with integrated property-manager onboarding through connected software or Escapia and distribution across Expedia Group’s brands; no per-user roles or client billing are documented in Vrbo’s help center as of October 2026.

Dynamic pricing and Calendar AI
Yes

PriceLabs dynamic pricing integration plus a Calendar AI assistant that changes rates, minimum stays, and blocks from a plain-language request.

Partial

MarketMaker rate automation suggests and applies rate changes for the next 90 days within minimum and maximum limits you set, adjusting about every 48 hours, with dates you can exclude — a complimentary tool, desktop only; no plain-language calendar assistant, as of October 2026.

Traveler mobile app
Yes

Haven’s phone web app — bookwithhaven.com on a phone, added to the home screen, with nothing to install from an app store — runs the same plain-language stay search on the same API as bookwithhaven.com/stays.

Yes

The Vrbo and Expedia apps on iPhone and Android, where member-only deals and One Key apply, plus a separate Vrbo owner app — a genuine strength.

Properties included in the base plan
Yes

Starter includes 1 property, Growth 10, and Pro 50. Each additional property is $3.99/month.

Partial

No subscription — listing on Vrbo is pay-per-booking at 12% from October 29, 2026, and Expanded Distribution to Expedia adds no further cost.

Free to start
Yes

Free to be listed and free to build your site for as long as you like; pay only when you publish or accept a booking request.

Yes

Listing is free; Vrbo is paid per booking, at 12% from October 29, 2026, with Expedia distribution included.

Choose Haven if…

  • You want to own the guest relationship: real emails, a CRM, remarketing and loyalty that bring guests back direct at 0% commission.
  • You want your own terms — the cancellation policy, rental agreement, ID check, deposit and house rules you decide — and a direct channel no marketplace policy can penalize.
  • You want to be found everywhere, not on one group of sites: your own domain, Haven’s AI stay search, Google, ChatGPT and Claude — while your Vrbo listing and its Expedia distribution stay live.
  • You sell more than the stay: early check-in, experiences, add-ons, gift cards, loyalty — sold at your checkout and in your guidebook with 0% commission.

Consider Expedia if…

  • You are starting with no audience and want the reach of Expedia Group’s 3.6 million-property marketplace and its B2B network of airlines, banks and loyalty programs; Haven is built to run alongside it, not instead of it.
  • You value One Key demand — travelers who book homes because they earn and spend across Expedia, Hotels.com and Vrbo — and a single platform handling payments, guest support and disputes.
  • You want one Vrbo listing to fan out to Expedia, Travelocity, Trivago and travel agents at no extra commission, with payout one business day after check-in and written policies on every brand.
  • You host occasionally and do not want to run a business: no website, no CRM, no terms of your own.

Haven vs Expedia

Frequently asked questions

Both. Haven runs your direct channel — site, checkout, CRM, guidebook, agreements, upsells, loyalty — and your Vrbo listing, with its Expedia distribution, keeps running through your PMS or calendar sync, so your Expedia guests get the same guidebook and, if you choose, the same agreement and ID check. Most Haven hosts keep the marketplaces for discovery and move repeat and referred guests direct.

Book With Haven is free to build, and you subscribe only when you publish. Haven’s founding-member rates are Starter $15/month with 1 property included, Growth $39/month with 10 properties included, and Pro $99/month with 50 properties included, or $9, $29, and $79 a month billed yearly. Each additional property is $3.99/month. Haven takes no commission on bookings. Expedia has no subscription for a vacation rental, because the listing lives on Vrbo: For bookings made on or after October 29, 2026, Vrbo charges hosts a single 12% commission on the rental amount plus mandatory host fees (excluding taxes and refundable deposits), with payment processing included for hosts paid through Vrbo; Expedia Group puts the rate at 12%–15% by region and brand. Vrbo states there is no additional cost for reservations received through Expanded Distribution to Expedia, as of October 2026. Check Vrbo’s Help Center and Expedia Group’s marketplace policies for current terms.

Through Vrbo. There is no separate Expedia.com sign-up for a home: a Vrbo listing with Instant Booking enabled is automatically enrolled in Vrbo’s Expanded Distribution to Expedia, Travelocity, Trivago and the Travel Agent Affiliate Program, and eligible listings also reach Expedia’s B2B network of airlines, agencies and loyalty programs. Integrated property managers who connect through a PMS, a channel manager or Escapia are distributed to Travelocity, Expedia, Trivago and the affiliate program. Vrbo says partnerships are subject to change and distribution is not guaranteed, based on publicly available information as of October 2026.

Yes. Your Expedia presence is your Vrbo listing, and that listing keeps running through your PMS, channel manager or calendar sync while Haven runs your direct channel beside it: Haven syncs natively with Hospitable, Guesty, Lodgify, Hostfully, OwnerRez and Track, and with any other PMS through your Airbnb listing, so a direct booking closes the dates on Vrbo and Expedia and a Vrbo booking closes them on your site. Haven is not a channel manager and does not list you on Expedia; it is the platform behind the channels you already sell on.

The policy, which applies to any vacation rental or hotel booked on any Expedia Group brand, bars asking or agreeing to move a reservation or its payment off the platform and bars communicating outside Vrbo’s messaging until a reservation is confirmed; Expedia may suspend or terminate a listing and charge or withhold amounts equal to the fees that would have applied. It governs guests who found you on Expedia or Vrbo. It does not govern your own website, your past guests who come back on their own, or the travelers who find you through Google, Haven’s AI stay search or an AI assistant — which is where Haven’s CRM, loyalty and remarketing do their work, based on publicly available information as of October 2026.

A store on Amazon rents Amazon’s customer; a Shopify store owns its own. Haven is the platform behind your rental business the way Shopify is behind a brand: your domain, your checkout with 0% commission, your customer list, your terms, your add-ons and loyalty, your marketing — and distribution everywhere, with your Vrbo listing and its Expedia reach kept running beside it.

Not on its own, and we say so. Haven lists your stay free in its AI stay search and makes your site findable on Google and by AI assistants, but Expedia Group’s audience — three consumer brands, One Key members and a B2B network — is far larger. Haven’s job is to turn the guests Expedia (and Vrbo, Airbnb and Google) send you into guests who come back direct.

Yes. Most hosts launch a Haven-built site, but replacing your current website is optional. Every Haven feature — guidebooks, the guest CRM and email marketing, messaging, screening and damage protection, upsells, and taxes — works alongside the site you have. To take bookings from your own pages, embed the Haven booking widget: guests check live availability and pricing there, then pay on Haven’s secure checkout. Haven’s team will install it for you, free of charge.

Yes. Every confirmed booking can auto-create a turnover clean due on checkout day, offered to your cleaner by text, WhatsApp, or email — they reply Y to accept and DONE when finished, and can text photos of the finished job. Sold upsells (chef dinners, transfers) create tasks the same way, and Haven pays your fulfillers through Stripe when the work is done.

Build your direct booking site free

Configure your Haven site as long as you like — you only pay when you’re ready to publish and take bookings. No per-booking commissions.
