Booking.com alternative for hosts: Book With Haven vs Booking.com

Booking.com is a marketplace: it sells your stay to the largest travel audience there is, keeps a commission it sets per property on every booking, and decides who the guest is, what you may say to them and when you may cancel. Haven is the platform that runs your rental business — your own site and checkout, the guest relationship, your terms, upsells, loyalty and marketing — and gets your property found everywhere.

Booking.com is the largest accommodation marketplace in the world, and for many hosts outside North America it is the channel that fills the calendar. It is genuinely good at what a marketplace does: global demand, a trusted checkout, Payments by Booking.com, Genius and Preferred visibility programs, US host insurance, and 600+ connectivity partners. Based on publicly available information as of October 2026, Booking.com’s commission is set per property and country — a global average of 15% within a 10%–25% range is the figure Booking.com has published and the trade press repeats, though its current Partner Hub article explains how rates are set without restating those numbers — plus a 1.1%–3.1% fee when Payments by Booking.com processes the card; Genius discounts come on top.

That is the trade a marketplace makes. It owns the guest — you see an alias, not an email — sets the terms, and charges the same commission on the fifth stay as on the first. Think of it the way an online store thinks about Amazon: a channel you want to be on, not a business you own.

Book With Haven is the Shopify of short-term rentals. It is not another marketplace competing with Booking.com for your listing — it is the platform behind every channel you sell on: a branded booking site on your own domain with 0% commission, a guest CRM that knows every guest by their real email, the rental agreement, ID check and deposit you decide on, upsells, a loyalty program, automated remarketing, and the same guidebook for guests who booked on Booking.com or direct. Your Booking.com listing keeps running through your PMS or channel manager, and your property is also found in Haven’s AI stay search, on Google, and by ChatGPT and Claude. One business, every channel, your rules.

Book With Haven vs Booking.com, at a glance

Capability
Book With Haven
Booking.com
What it is
Yes

The platform that runs a rental business across every channel: branded site and checkout, guest CRM, guidebooks, agreements and deposits, upsells, loyalty, marketing, tasks — with your Booking.com listing kept running through your PMS or channel manager.

Partial

A marketplace that sells your stay to its audience on its terms. Unmatched for global demand across hotels and homes; not built to run the business behind the listing.

Fee on a booking
Yes

No per-booking commission and no guest service fee on any plan (standard Stripe card processing applies).

No

Booking.com’s commission is set per property and country — a global average of 15% within a 10%–25% range is the figure Booking.com has published and the trade press repeats, though its current Partner Hub article explains how rates are set without restating those numbers — plus a 1.1%–3.1% fee when Payments by Booking.com processes the card; Genius discounts come on top.

What the commission is charged on
Yes

Nothing. Your nightly rate, cleaning fee, add-ons and taxes reach your Stripe account less card processing; there is no percentage of the booking for Haven.

No

Commission is a set percentage of the total booking amount including cleaning and other host fees (and, in most countries, VAT/GST), charged on confirmed stays, non-refundable or partially refundable bookings, charged cancellations and no-shows; it is waived when the host waives the fee or marks a no-show within 48 hours. The exact rate is shown only in the Extranet and depends on country, property type and accommodation agreement. For hosts: the same percentage applies to every stay, including a returning guest the host already knows.

Who owns the guest relationship
Yes

Every guest’s real email, phone and profile in your own CRM, with every stay they have made with you — from direct bookings and, through the guidebook, from Booking.com stays too.

No

Guest email addresses are replaced with an anonymous alias ending in @guest.booking.com, phone numbers are visible only in the Extranet or Pulse app and are no longer shared with connectivity providers, and the General Delivery Terms (2.9.3) ban using guest contact details for unsolicited electronic communications; guest data stays on the Extranet for 30 days (2.2.6). For hosts: the host never receives the guest’s real email, cannot remarket to them, and loses the booking data after 30 days unless they export it.

Rebooking past guests
Yes

Built-in guest CRM with smart remarketing — local-event, gap-night, price-drop and listing-updated campaigns — plus loyalty points that bring guests back direct, with no commission on the repeat stay.

No

Commission applies to every booking including repeat guests, and the rate is set by Booking.com per property and country. The guest can be reached only through the @guest.booking.com alias while it is active, and not for marketing.

Genius: the host-funded discount
Yes

Any discount you run — direct-booking, early-bird, last-minute, weekly or monthly — is yours to set, pause and target, with a “Saving $X booking direct” pill showing the guest what they saved.

Partial

Genius is optional, but once joined a host-funded 10% discount applies automatically to the cheapest and most popular room type (levels 2–3 add 15% and 20%); eligibility needs at least 3 reviews, a 7.5+ score and, outside no-parity countries, prices competitive with other sites. Opting out means a six-month wait to rejoin. Booking.com reports more views and bookings for Genius partners with the discount accounted for — a real visibility lever, paid for from your rate, as of October 2026.

Preferred Partner: visibility for a commission uplift
Yes

Your site ranks on Google and in AI answers on its own merits, with a 100-point SEO and AI-search scorecard to raise it; nobody grades you against a quota of partners in your area.

Partial

Preferred and Preferred Plus partner status cost “a small increase in commission” (amount shown only in the Extranet) and require a 70%/80% performance score and 7.0/8.0 review score; status is capped at 30% of partners per area, re-checked every 90 days, with a 180-day lock-out if removed. Trade press puts the uplift at roughly 3 and 8 percentage points — unconfirmed, as of October 2026.

Your cancellation and payment terms
Yes

Any cancellation policy you write, including non-refundable, plus payment schedules (deposit at booking, up to five later payments), instant book or request-to-book, and your own minimum-stay and advance-booking rules — and you can cancel a booking you cannot honor.

Partial

Hosts choose flexible, custom, non-refundable or partially refundable rate plans and may use Request to Book for vacation rentals, but the General Delivery Terms (2.6.2) state the accommodation may not cancel any online reservation. A Cancellation Fee Exception tool can add a free window such as 24 hours, as of October 2026.

Rate parity
Yes

Your direct price is yours: Haven never requires parity with any channel, and most hosts price direct below the OTA rate because there is no commission to cover.

Partial

Within the EEA, Booking.com removed rate-parity requirements from its General Delivery Terms, agreements and partner programmes (confirmed by the European Commission’s DMA factsheet of September 28, 2026). Outside the EEA, Genius and Preferred eligibility still require “competitive prices” in wide- and narrow-parity countries and GDT Annex 5 keeps rate and availability parity for wide-parity countries.

Rental agreement, ID check and security deposit
Yes

E-signed rental agreement, Stripe Identity verification and a refundable security deposit hold, each on or off per listing — and optionally on your Booking.com stays through the guidebook.

Partial

The host does not get the guest’s real email, any right to remarket, ownership of reviews, the ability to cancel a confirmed booking, a published commission rate, or terms beyond house rules. A host-run damage deposit is allowed outside the US, and the Request to Book option lets a vacation rental review a guest before confirming, as of October 2026.

Guest screening and damage protection
Yes

Free guest screenings on every plan, plus optional Screen & Protect damage protection of up to $50,000 on eligible bookings via Truvi ($8 per booked night, paid by the guest at checkout or by the host).

Yes

Outside the US, hosts choose a self-run damage deposit (which Booking.com says tends to result in fewer bookings) or the Damage Programme (claim within 14 days, cap set per country, payment not guaranteed). In the US, Puerto Rico and the US Virgin Islands, Host Property Insurance covers up to US$1 million since November 10, 2025, and Partner Liability Insurance of US$1 million auto-enrols home-like properties. A genuine strength for US hosts in particular.

Who owns the reviews
Yes

Reviews collected on your site are yours: import reviews from OwnerRez, Airbnb, Vrbo, or a file, collect testimonials, and link a Google Business Profile so guests are asked for reviews that show on your site.

No

Guest reviews are “for the exclusive use of Booking.com” under the General Delivery Terms (4.2.4). For hosts: reviews earned on Booking.com cannot be reused on the host’s own site as their own.

Found everywhere
Yes

Your own site on your own domain, a free place in Haven’s plain-language AI stay search, Google and Bing through the built-in SEO scorecard, and ChatGPT and Claude through Haven’s open search API and MCP server — alongside the Booking.com, Airbnb and Vrbo listings you keep.

Partial

Found on Booking.com — the largest travel audience there is, with its partner page reporting that 45% of hosts get their first booking within a week — ranked by Booking.com’s own search, with the guest relationship beginning and ending on Booking.com.

Your brand and domain
Yes

Design-forward branded pages on your own domain, with branded guidebooks, emails and printed materials — the guest remembers you.

No

Your stay appears inside Booking.com’s brand; guests remember Booking.com.

Native upsells: experiences & add-ons
Yes

Create and sell your own experiences and add-ons with 0% Haven commission — quantities with real inventory, time slots and event seats, party-size pricing, deposits, and quote requests — sold pre-booking, at checkout, and in the guest guide. AI-assisted setup and import from any website included.

No

A host add-on catalog at checkout — early check-in, a chef dinner, a welcome basket sold on the booking — is not documented in the Partner Hub pages reviewed.

Guest loyalty points program
Yes

Opt-in loyalty points on every direct booking, spendable at any of your listings and applied automatically at checkout; four automatic rewards emails (points ready, reminder, expiring soon, last call) with the bookings they bring back; optional inactivity expiry with guest protections; and one program across teammates’ or agency clients’ listings, funded so their payouts stay whole. Included on every plan.

No

No host-run loyalty program. Genius is Booking.com’s traveler program, with its discount funded by the host.

Guidebook, guest email capture, and CRM
Yes

Digital guidebooks and a mobile stay guide capture the booker’s and co-guests’ emails into a built-in guest CRM with smart remarketing — local-event, gap-night, price-drop, and listing-updated campaigns.

Partial

Messaging in the Extranet and Pulse app, with Smart Messenger and Auto-Reply agentic AI tools since October 2025; no guidebook product and no guest CRM, and guest data stays on the Extranet for 30 days.

Full PMS and channel manager
Partial

Haven is a direct-booking layer, not a 30+ OTA channel manager. Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS syncs listing content, photos, prices, availability, and reservations through Airbnb — the same data the PMS already publishes there. Haven bookings write back through native APIs, or via the Haven iCal feed added in the PMS for via-Airbnb connections.

No

Booking.com is one channel, reached through its Extranet or one of its 600+ connectivity partners. Multi-channel hosts run a PMS or channel manager alongside it.

Getting paid
Yes

Stripe pays out on its standard schedule (two business days in the US after a first payout of 7–14 days), scheduled payouts to your bank, and you can collect payment yourself if you prefer.

Partial

Payments by Booking.com has no setup fee; bank-transfer payouts carry a payment service fee as a percentage of each completed reservation that varies by country, while virtual-card payouts carry the host’s own acquirer fee. Commission is deducted from payouts, which run monthly, weekly or (in some countries) daily. Hosts may also take payment themselves and pay the commission by monthly invoice, as of October 2026.

Conversion funnel and session replay
Yes

A visits-to-booking conversion funnel with traffic-source attribution, plus first-party session replay with rage/dead-click detection.

Partial

Performance and ranking analytics inside the Extranet; no visitor-level funnel or replay for the host.

Change your site and settings in plain language
Yes

The Haven Assistant, pinned to every page of your dashboard, changes your sites and settings from a plain-language request — pages, copy, design, photos, domains, listings, rates and calendar, upsells, guest CRM and remarketing, and email settings — and you approve each change before it ships; for anything it does not change directly, it walks you there step by step. Or connect ChatGPT or Claude through Haven’s MCP server and work from there.

No

Listing settings are edited by hand in the Extranet; its agentic AI tools draft guest messages rather than change settings.

AI guest chat with observability and self-healing
Yes

One grounded assistant on every property site, multi-unit site, guidebook, and custom domain (private stay details only after booking). Every reply graded, gaps grouped into insights with cited chats, one-click Add context fixes it across all sites; hosts train it by chatting with their own sites.

Partial

October 9, 2025: Smart Messenger and Auto-Reply agentic AI tools launched in the Extranet for partners. They answer guests inside Booking.com’s messaging, not on a site of your own.

Blog & automated content
Yes

A blog on every site, plus Blog Autopilot: on a weekly to monthly schedule Haven runs a real research pass — the queries people search about your area, the pages that rank and what they miss — reads the organiser, park, venue, and tourism-board pages it will cite, writes only from those verified facts and your listing, has an editor check every claim, and drafts the post for your review or publishes it with a Sources list, sitemap entry, and IndexNow ping. Keeping your own website? Embed the same blog with a two-line widget.

No

Not applicable to a marketplace listing.

AI social reels, narration & soundtracks
Yes

AI social reels built from your own listing photos, clips and guest reviews, with a storyboard you approve before anything is spent; narrated property stories read by natural ElevenLabs voices; and custom one-minute instrumental soundtracks composed from the property’s photos, likely guests, location and brand. Download-ready MP4s for Instagram, Facebook and Meta ads.

No

Not offered to hosts.

Task management & fulfiller payouts
Yes

Turnover cleans and upsell jobs become tasks automatically, offered to your own cleaners and chefs by SMS, WhatsApp, or email — Y/N/DONE replies, a no-login job page, photo proof, backup escalation, and Stripe payouts.

No

Not offered to hosts.

Searchable cleaning photo history across every property
Yes

Tasks → History keeps every finished clean on every listing for good. Search notes, steps and problem reports; filter by listing, cleaner and dates; browse every photo in one grid; download full size or each clean as a zip with a timestamped manifest for an insurance or damage claim.

No

Not offered to hosts.

Multilingual sites
Yes

Localized pages in up to 5 languages with per-language URLs and hreflang for structured indexing.

Yes

A global marketplace that presents your listing to travelers in their own markets — Booking.com reports 1.8 billion vacation rental guests since 2010 — a genuine strength.

SEO and AI-search scorecard
Yes

A 100-point SEO and AI-search score for every site with a checklist sorted by points gained, live Google Search Console and Bing data, weekly checks that the crawlers behind Google, Bing and Copilot, ChatGPT search, Claude, and Perplexity can read the page, a site llms.txt, IndexNow, image and Vacation Rentals sitemaps, Foursquare listings, and visits from AI assistants tracked as their own channel.

No

Your listing is indexed as part of booking.com, not as your own site.

Found by travelers and AI assistants
Yes

Your listings appear in Haven’s plain-language AI stay search and in its open search API and MCP server for ChatGPT, Claude, and other assistants — each result links travelers to book direct with you, with no commission or guest fee.

Yes

The largest accommodation audience there is, with Booking.com building its own AI trip tools; discovery happens on Booking.com and ends there.

Free to be found by travelers (no listing fee)
Yes

Connect Airbnb, your PMS, or an iCal feed and every place gets a free Haven site in Haven’s AI guest search, the Haven app, and the catalog AI assistants read. No listing fee, no commission, no guest fee — guests send booking requests, Haven emails you each one, and you pay only to accept.

Yes

Listing on Booking.com is free, and nothing is owed until a guest books — a genuine strength. Commission applies to every booking including repeat guests, and the rate is set by Booking.com per property and country.

Branded direct booking website with checkout
Yes

A no-code branded site per listing or multi-unit group, custom domain, and built-in Stripe checkout with instant book or request-to-book — the free Haven site becomes your direct booking site the moment you subscribe.

No

Your listing is a page inside booking.com with Booking.com’s checkout; a direct booking site is outside its scope, and no booking tool for a website of your own is documented in Booking.com’s partner help as of October 2026.

Works with the website you already have
Yes

Keep your current site and embed Haven’s booking widget (a script and one div, works in WordPress, Squarespace, Wix, or React), blog widget, or multi-unit search widget; guidebooks, CRM, screening, upsells, and taxes all work alongside it.

No

Not documented in Booking.com’s partner help as of October 2026; your site can link to the Booking.com listing, where checkout, the commission and the guest relationship stay.

Real availability and real totals for travelers
Yes

Search answers come from the calendar and rates you sync, checked against your own rules, and the total on the card is the total at checkout. Prices are never shown without dates.

Yes

A genuine strength: live availability and rates from your Extranet calendar or one of Booking.com’s 600+ connectivity partners, priced for the traveler’s dates, with any Genius discount you have joined applied to the price the guest sees, as of October 2026.

PMS and calendar sync
Yes

Native two-way connectors for Hospitable, Guesty, Lodgify, Hostfully, OwnerRez, and Track. Any other PMS — Hostaway, Hostex, Uplisting, Smoobu, Beds24, Avantio, Octorate, AvaiBook, Hosthub, Zeevou, Hostify, Smily (BookingSync), Elina, Resly, Homhero, Streamline, Escapia, CiiRUS, and essentially every Airbnb-connected system — syncs listing content, photos, prices, availability, and reservations through Haven’s direct Airbnb integration: the same data the PMS already publishes there. The only via-Airbnb difference: Haven bookings and manual blocks close dates via the Haven iCal feed added in the PMS, not a reservation-write API.

Yes

A genuine strength: 600+ connectivity partners through Booking.com’s Connectivity APIs, plus iCal calendar sync from the Extranet’s Calendar & Pricing tab for hosts without a channel manager — which channel-manager guides note moves blocked dates only, not prices or rules, as of October 2026.

Design flexibility and ease of use
Yes

Beautiful, design-forward branded pages built to convert — no theme picker. It just works.

No

Every listing uses Booking.com’s page layout; you supply the photos, description, facilities and policies, not the design.

Taxes and multi-currency
Yes

Lodging taxes itemized on every booking and aggregated for filing, taxes shown before checkout, and a guest display currency picker.

Yes

A genuine strength: travelers see your rate in the currency of their own market, bank-transfer payouts typically arrive in your local currency, and in a growing list of US states Booking.com has withheld and remitted lodging taxes on Payments-by-Booking.com reservations since May 2024, per connectivity-partner notices (unconfirmed against the Partner Hub); elsewhere you set the taxes and charges guests see, as of October 2026.

Smart locks and thermostats
Yes

Per-stay door codes and climate automation from the booking, with the code delivered through the guest guide.

Partial

No lock or thermostat integration is documented. Booking.com’s connectivity Key Collection API lets connected software publish a check-in method per home — reception, meet-up, secret spot, lock box, or a door-code device named by brand — for guests to read, as of October 2026.

Built-in advertising to drive traffic
Yes

One Click Ads: Haven writes short-term-rental-tuned Google Search and ChatGPT ads, you set the daily budget, and Haven runs them for you (Meta rolling out) — no agency retainer.

Partial

No per-listing ad product is documented in the Partner Hub pages reviewed. Channel-manager guides describe a Visibility Booster that raises your commission for chosen dates and audiences to lift placement (unconfirmed), and the Booking Sponsored Benefit is a Booking.com-funded discount rather than an ad, as of October 2026.

Regional community pages and backlinks
Yes

Haven Communities: shared regional pages that list member stays and exchange reciprocal backlinks with your site.

No

Not documented in Booking.com’s partner help as of October 2026.

Discounts, gift cards, and stay credits
Yes

Discount codes, weekly and monthly, early-bird, last-minute and direct-booking discounts with a “Saving $X booking direct” pill; branded e-gift cards sold in the guidebook and redeemed at checkout; stay credits instead of refunds.

Partial

Host-funded promotions set in the Extranet or through your connectivity partner — Basic, Early Booker (1–500 days ahead), Last-Minute (two days or fewer before check-in), Mobile Rate (10%–80%, app or mobile web), Country Rate (5%–30%), seasonal campaign deals with 15%–30% minimums, and a 20% New Property deal that ends after three bookings or 90 days — plus Genius; no host-branded gift cards or stay credits are documented, as of October 2026.

Performance reporting
Yes

Revenue, occupancy, ADR and RevPAR against last year, booking pace, pricing health, gap and orphan nights, booking sources, a report builder with CSV exports, and a weekly digest.

Partial

A genuine strength for Booking.com bookings: the free Analytics dashboard — Pace, Sales Statistics, Booker Insights and Book Window reports, benchmarked against last year, a peer group, a custom set of ten competitors or your destination — and the Opportunity Centre’s prioritised advice, as Booking.com’s newsroom describes them, in the Extranet and the Pulse app, as of October 2026.

Multi-unit sites, custom domains, and professional email
Yes

Multi-unit and brand sites with room types and property profile pages, custom domains, and professional email on your domain.

Partial

A Group Extranet page lists every property you manage and switches between them, with admin and user accounts carrying per-user access rights; no custom domain or email on your domain, as of October 2026.

Property managers running client accounts
Yes

Partner mode: manage clients’ listings and sites from one console, with client billing and a shared or separate PMS connection.

Partial

Property management companies run owners’ listings through the Group Extranet and invited user accounts whose access an admin sets, or through a connectivity partner; no client billing is documented in Booking.com’s partner help as of October 2026.

Dynamic pricing and Calendar AI
Yes

PriceLabs dynamic pricing integration plus a Calendar AI assistant that changes rates, minimum stays, and blocks from a plain-language request.

No

No demand-based pricing tool for a vacation rental is documented in Booking.com’s partner help as of October 2026; rates come from your Extranet calendar or your connectivity partner, with Analytics and Opportunity Centre advice beside them.

Traveler mobile app
Yes

Haven’s phone web app — bookwithhaven.com on a phone, added to the home screen, with nothing to install from an app store — runs the same plain-language stay search on the same API as bookwithhaven.com/stays.

Yes

The Booking.com app on iOS and Android, where Mobile Rate promotions apply — a genuine strength — plus the free Pulse app for partners to answer guests and follow bookings on the go.

Properties included in the base plan
Yes

Starter includes 1 property, Growth 10, and Pro 50. Each additional property is $3.99/month.

Partial

No subscription — listing is free and Booking.com is paid per booking at a rate it sets per property, around 15% on average.

Free to start
Yes

Free to be listed and free to build your site for as long as you like; pay only when you publish or accept a booking request.

Yes

Listing is free; Booking.com is paid per booking at a rate it sets per property, around 15% on average.

Choose Haven if…

  • You want to own the guest relationship: real emails, a CRM, remarketing and loyalty that bring guests back direct at 0% commission.
  • You want your own terms — the cancellation policy, rental agreement, ID check, deposit and house rules you decide, and the right to cancel a booking you cannot honor — on your direct bookings.
  • You want your reviews, your price and your discounts to be yours, not funded from your rate under a program you do not control.
  • You want to be found everywhere, not on one marketplace: your own domain, Haven’s AI stay search, Google, ChatGPT and Claude — while your Booking.com listing stays live through your PMS.
  • You sell more than the stay: early check-in, experiences, add-ons, gift cards, loyalty — sold at your checkout and in your guidebook with 0% commission.

Consider Booking.com if…

  • You are starting with no audience, or host where travelers book through Booking.com first; Haven is built to run alongside it, not instead of it.
  • You want Genius and Preferred visibility, merchant payments and US host insurance handled by one platform, and you are comfortable with its commission and its rules.
  • You host occasionally and do not want to run a business: no website, no CRM, no terms of your own.

Haven vs Booking.com

Frequently asked questions

Both. Haven runs your direct channel — site, checkout, CRM, guidebook, agreements, upsells, loyalty — and your Booking.com listing keeps running through your PMS or channel manager, which keeps both calendars in step; Haven is not a channel manager and does not connect to Booking.com directly. Your Booking.com guests get the same guidebook and, if you choose, the same agreement and ID check. Most Haven hosts keep Booking.com for discovery and move repeat and referred guests direct.

Book With Haven is free to build, and you subscribe only when you publish. Haven’s founding-member rates are Starter $15/month with 1 property included, Growth $39/month with 10 properties included, and Pro $99/month with 50 properties included, or $9, $29, and $79 a month billed yearly. Each additional property is $3.99/month. Haven takes no commission on bookings. Booking.com has no subscription: Booking.com’s commission is set per property and country — a global average of 15% within a 10%–25% range is the figure Booking.com has published and the trade press repeats, though its current Partner Hub article explains how rates are set without restating those numbers — plus a 1.1%–3.1% fee when Payments by Booking.com processes the card; Genius discounts come on top. Check the Booking.com Partner Hub for current fees.

The discount is funded by the host: Booking.com applies it to your rate and reports higher views, bookings and revenue for Genius partners with the discount accounted for. A host can suspend the discount for limited periods each year. On a direct booking through Haven, any discount is one you set and can target, as of October 2026.

Preferred Plus asks for a higher score and a further increase in commission. Trade press puts the uplifts at roughly 3 and 8 percentage points, which Haven records as unconfirmed, as of October 2026.

Haven’s guidebook asks only where the guest chooses to give their address — to add their contact info on their guest card, to get a receipt for an add-on, or to claim loyalty points — and lets you decide, per listing and per channel, whether guests arriving from the booking link are asked at all. The address lands on the stay and in your CRM.

Hosts choose flexible, custom, non-refundable or partially refundable rate plans and may use Request to Book for vacation rentals, but the General Delivery Terms (2.6.2) state the accommodation may not cancel any online reservation. On a direct booking through Haven, cancelling and refunding — or offering a stay credit instead of a refund — is your decision under the policy you wrote, as of October 2026.

Guest reviews are “for the exclusive use of Booking.com” under the General Delivery Terms (4.2.4). For hosts: reviews earned on Booking.com cannot be reused on the host’s own site as their own. Reviews collected on your Haven site, and reviews you import from OwnerRez, Airbnb, Vrbo or a file, show on your own site, as of October 2026.

Haven never requires parity: your direct price is yours, and most hosts price direct below the OTA rate because there is no commission to cover, as of October 2026.

Haven includes free guest screenings on every plan and up to $50,000 damage protection on eligible bookings via Truvi, plus the refundable security deposit you choose to hold, as of October 2026.

A store on Amazon rents Amazon’s customer; a Shopify store owns its own. Haven is the platform behind your rental business the way Shopify is behind a brand: your domain, your checkout with 0% commission, your customer list, your terms, your add-ons and loyalty, your marketing — and distribution everywhere, with your Booking.com, Airbnb and Vrbo listings kept running beside it.

Not on its own, and we say so. Haven lists your stay free in its AI stay search and makes your site findable on Google and by AI assistants, but Booking.com’s audience is far larger. Haven’s job is to turn the guests Booking.com (and Airbnb, and Google) send you into guests who come back direct.

Yes. Most hosts launch a Haven-built site, but replacing your current website is optional. Every Haven feature — guidebooks, the guest CRM and email marketing, messaging, screening and damage protection, upsells, and taxes — works alongside the site you have. To take bookings from your own pages, embed the Haven booking widget: guests check live availability and pricing there, then pay on Haven’s secure checkout. Haven’s team will install it for you, free of charge.

Yes. Every confirmed booking can auto-create a turnover clean due on checkout day, offered to your cleaner by text, WhatsApp, or email — they reply Y to accept and DONE when finished, and can text photos of the finished job. Sold upsells (chef dinners, transfers) create tasks the same way, and Haven pays your fulfillers through Stripe when the work is done.
