Question 1

What time is check-in?

Accepted Answer

Check-in is 4 pm or later. At Smoky Mountain Splendor it is 4:30 pm.

Question 2

What time is check-out?

Accepted Answer

Check-out is 10 am. Our housekeepers have from 10 am to 4 pm to clean every cabin on their route, and that is also the only window we have for routine maintenance, so we cannot offer late check-outs. When there are a few days between guests we use the time for larger projects.

Question 3

Is there a maximum number of people?

Accepted Answer

Most of our homes hold up to four adults (two couples) and four children; see each cabin for details. There is an additional fee for any adult over four or over six, depending on the cabin.

Question 4

Can I bring pets?

Accepted Answer

Kiss the Clouds, Our Smoky Mountain View and Smoky Mountain Splendor allow pets for an additional charge per pet, per stay. Pets must be crate trained and crated while you sleep or whenever they are left alone in the cabin. Please clean up after your pet, keep them off the furniture and on a flea and tick program. Nothin’ But Views is not pet friendly.

Question 5

Can I bring my emotional support animal?

Accepted Answer

You are welcome to bring a pet to any of our pet-friendly cabins and pay the pet fee. Emotional support animals are not covered by the ADA, and Tennessee does not recognize them as service animals; they are covered by the Fair Housing Act, which applies to permanent residences.

Question 6

Do you have contactless entry?

Accepted Answer

Yes. There is a combination lock on the front door, and you receive a four-digit code about three days before arrival. There is no office to visit. Please do not leave for your vacation without a code for the door.

Question 7

When will I receive directions and the key code?

Accepted Answer

Directions are emailed two to three days before your stay once we have a signed rental agreement, a credit card on file for the security hold and, where applicable, the pet fee paid. A back-up key code is emailed between 3 and 4 pm on the day you arrive.

Question 8

How are payments made?

Accepted Answer

Enter your dates on the cabin’s page and click Book Now or Inquire. If you book directly or through Vrbo, the second payment comes off your card two weeks before your stay. Airbnb collects its own payments on its own terms.

Question 9

Will the next payment come off my credit card automatically?

Accepted Answer

Yes, for direct and Vrbo bookings the final payment and the security hold are automatic. Airbnb collects all payments itself, so Airbnb guests give us a card for the security hold separately.

Question 10

Do you require a security deposit?

Accepted Answer

We place a soft hold (a preauthorization, not a charge) on your credit card the day before arrival. It falls off about a week after check-out if there are no issues and never appears on your statement; our software may drop and reinstate it during the week, which is normal. Please do not use a debit card: a bank will actually withdraw the amount and return it on its own timetable, so questions about a debit hold go to your bank. We no longer accept American Express because of its merchant fees.

Question 11

What is your cancellation policy?

Accepted Answer

We understand that things come up, and we hope you understand that the rental income pays the bills. We refund 94% of what you have paid if you cancel 60 or more days before your stay. After that date all money toward the stay is forfeited.

Question 12

Do you offer discounts?

Accepted Answer

We offer a 10% discount to military, seniors and returning guests. Thank you for serving our country.

Question 13

Do you offer travel insurance?

Accepted Answer

Travel insurance is available at travelprotection.insure/204.html. Please read the policy to make sure it covers what matters to you.

Question 14

What does the cabin provide?

Accepted Answer

Kitchen and bath towels (bring your own for the hot tub or pool), linens, and a starter supply of toilet paper, paper towels, trash bags, dishwasher soap and laundry detergent. Bring your own toiletries, including soap and shampoo. Kitchens have everything needed to cook except spices and food; leftover containers are worth packing. Hair dryers and bedroom fans are supplied, though they occasionally disappear, so pack them if you must have them. Most cabins have a Pack ’n Play (check its condition well before bedtime) and a high chair or booster seat; we do not provide baby gates. Each pet-friendly cabin has a dog crate that holds up to 80 pounds.

Question 15

Do you have internet?

Accepted Answer

All of our cabins have wireless internet.

Question 16

Is there a grill?

Accepted Answer

Each cabin has a park-style charcoal grill.

Question 17

Is there a fire pit?

Accepted Answer

Smoky Mountain Splendor has a fire pit out back. At Kiss the Clouds, Nothin’ But Views and Our Smoky Mountain View there is no fire pit at the cabin, but you are welcome to bring your own wood and use the fireplace at the resort amenities center, where there are picnic tables; at the Preserve pavilion there are rocking chairs too, and the fireplace is yours as long as no wedding is under way. Local grocery stores sell firewood.

Question 18

Is there an iron and a hair dryer?

Accepted Answer

Every cabin has an iron and a hair dryer. Occasionally a guest packs one by accident and we do not notice before the next arrival, so bring your own if it is essential.

Question 19

What is in the kitchen?

Accepted Answer

Everything you need to prepare meals except the food and (a very limited supply of) spices, including a crock pot, a regular coffee pot and a single-cup coffee maker with a reusable K-cup basket for your own grounds. The crock pot is not something our inspector tests, so tell us if it is not working.

Question 20

What are your cleaning policies?

Accepted Answer

We take extra precautions to maintain a clean environment. The hot tub is emptied and refilled at every clean, every surface is sanitized with extra attention to light switches, doorknobs, cabinet handles and other high-touch areas, all trash is removed, air purifiers with germicidal UV lights run in the cabins, and spare pillows and sheets are stored in under-bed containers to keep them fresh.

Question 21

Is there daily maid service?

Accepted Answer

No. The cleaning fee covers fresh linens on arrival and trash removal after you depart. Fresh towels or a trash run during your stay are available for an additional charge. Please leave the cabin as you found it, with no dishes in the sink or trash in the cabin.

Question 22

Will there be trash pickup during our stay?

Accepted Answer

Housekeeping removes your trash at the end of your stay. Free public drop-off stations are available if you want to take trash out mid-stay. Sevier County uses single-stream recycling, so there is no need to separate anything.

Question 23

How often is the hot tub cleaned?

Accepted Answer

The hot tub is drained and cleaned after each guest, as long as the wells are not having water-level issues.

Question 24

Is parking available at the cabin?

Accepted Answer

There is space out front for three small cars at most cabins (Smoky Mountain Splendor fits three large or four small). Angle in so you are not sticking out into the roadway.

Question 25

Are the roads steep or hard to drive?

Accepted Answer

Most of our roads are easily navigated, though this is a mountainous area and you may climb a short hill. Kiss the Clouds requires four-wheel drive or chains in snow and ice; the last three miles to the Preserve wind up and down. Smoky Mountain Splendor has a driveway that is steep for a very short stretch (you can see it at the start of the video tour). All roads are paved. For Legacy Mountain Resort, there is a video of the roadways at youtube.com/watch?v=_-126Jc7cKI.

Question 26

Does the resort have a swimming pool?

Accepted Answer

Nothin’ But Views and Our Smoky Mountain View have access to Legacy Mountain Resort’s seasonal outdoor pool, unheated and open from Memorial Day weekend to Labor Day weekend. Kiss the Clouds and Smoky Mountain Splendor include admission to the pool at Honeysuckle Meadows campground on Wears Valley Road, about 14 minutes from Splendor and 3.5 miles from Kiss the Clouds, along with its year-round catch-and-release fishing pond.

Question 27

How close are the cabins to the neighbors?

Accepted Answer

Most of our cabins are in a resort setting with other cabins nearby, but they are very well built and once inside you will not notice the neighbors. When we first went looking we thought we wanted seclusion; we found the paved roads and amenities of a resort outweighed being alone in the woods, and there have been nights alone with the kids when we were glad to have people around. Smoky Mountain Splendor, on two-thirds of an acre, is our most private cabin.

Question 28

Do you decorate for Christmas?

Accepted Answer

Yes. Every cabin gets a small tree and a few decorations on the mantle. We do not go overboard, but we do decorate.

Question 29

Does the area get a lot of snow?

Accepted Answer

Average snowfall is about two inches in January and two in February. Before January the ground is usually too warm for snow to accumulate.

Question 30

How close are the cabins to the national park?

Accepted Answer

The entrance to Great Smoky Mountains National Park is under 15 miles from every one of our cabins.
