Haven Subscription Plans
Haven offers two subscription plans that determine how fees are structured:
Essentials Plan
- Monthly Cost: $9.95/month (includes 1 property)
- Additional Properties: $6.99/month per additional property
- Service Fee: 4% per booking (paid by guest)
- Best For: Hosts who want lower monthly costs and don't mind a small service fee passed to guests
- Features: All core Haven features including customizable property pages, calendar sync, payment processing, and customer support
Pro Plan
- Monthly Cost: $39.95/month (includes 1 property)
- Additional Properties: $2.99/month per additional property
- Service Fee: 0% (no service fees for guests)
- Best For: Hosts who want zero service fees for their guests and prefer a higher monthly subscription
- Features: All core Haven features with no service fees added to bookings
Multi-Property Pricing
Both plans include one property in the base subscription price. If you manage multiple properties, additional properties are billed monthly:

- Only non-archived properties count toward billing

Payment Processing Fee (Stripe)
Both plans include Stripe's standard payment processing fee:
- Rate: 2.9% + $0.03 per transaction
- Who Pays: You (the host) - this fee is deducted from your payout
- What It Covers: Secure card processing, fraud protection, and payment handling
- Note: This is standard across all payment processors (Stripe, Square, PayPal, etc.)
- Example: For a $1,000 booking, the payment processing fee would be $29.03 (2.9% of $1,000 = $29, plus $0.03)
Choosing Between Plans
Choose Essentials if:
- You want lower monthly costs ($9.95 vs $39.95)
- You're comfortable with a 4% service fee passed to guests
- You're just starting out or have lower booking volumes
Choose Pro if:
- You want zero service fees for your guests
- You have higher booking volumes where the monthly cost is offset by eliminating service fees
- You want to offer the most competitive pricing to guests
Changing Your Plan
You can change your subscription plan at any time from your Host Dashboard:
- Navigate to your Host Dashboard
- Go to the Billing section
- Select your desired plan (Essentials or Pro)
- Complete the subscription change
Changes take effect immediately, and your next billing cycle will reflect the new plan.

- Base Price - Your nightly rate

Service Fee (Based on Your Plan)
The service fee structure depends on your subscription plan:
- Essentials Plan: A 4% service fee is automatically added to each booking and paid by the guest. This fee is passed directly to the guest and is not deducted from your payout.
- Pro Plan: No service fee is added to bookings. Guests pay only the base price, fees, discounts, and taxes.
Where You'll See Service Fees:
- Essentials Plan: The 4% service fee appears as a separate line item in the guest's booking total
- Pro Plan: No service fee line item appears since there are no service fees
Payment Processing Fee (Stripe)
- Rate: 2.9% + $0.03 per transaction
- Who Pays: You (the host) - deducted from your payout
- When: Applied to every booking payment processed through Stripe

How Discounts Work
Haven uses a deterministic three-layer discount system that ensures guests always get the best applicable discount without confusing "stacking" behavior.
Layer 1: Night-Level Discounts (Per Night)
These discounts are applied to individual nights with the following precedence:
- Special Offers (Promotions) - Date-specific discounts you create for certain date ranges
- Early Bird - Discount for bookings made far in advance (e.g., 3+ months before arrival)
- Last Minute - Discount for bookings close to check-in (e.g., within 7 days of arrival)
Important: Only ONE of these can apply to each night. If a night falls within a promotion period, that promotion takes precedence over early bird or last minute discounts.
Layer 2: Stay-Level Discounts (Length-Based)
These discounts apply to the entire stay based on the number of nights:
- Weekly Discount (7+ nights) - Common range: 10-20%
- Monthly Discount (30+ nights) - Common range: 20-40%
- Trip Length Discount (custom threshold) - Set your own minimum nights
Critical Rule: Stay-level discounts only apply if ALL nights in the stay have NO night-level discount. If even one night has a promotion, early bird, or last minute discount, the stay-level discount does not apply.
How Discounts Are Applied

- No confusing "discounts on discounts" - Guests see one clear discount
- Best deal wins - The most specific discount for each night applies
- Predictable pricing - Both hosts and guests can understand exactly what discount applies

- Percentage off for stays of 7+ nights
- Encourages longer bookings
- Only applies if no night-level discounts are present
Monthly Discounts
- Percentage off for stays of 30+ nights
- Attracts long-term guests
- Only applies if no night-level discounts are present

- Use for seasonal promotions or off-season pricing
- Takes precedence over all other discount types for nights within the promotion period
Early Bird Discounts
- Reward guests who book far in advance

- Set the number of days threshold (e.g., within 7 days)
- Applied per night, blocked by promotions and early bird
Taxes
Set your local tax rate:
- You input the tax rate - Enter the percentage rate for your local short-term rental taxes
- Applied automatically - Tax is calculated and added to bookings automatically
- Your responsibility - You are responsible for remitting taxes to the appropriate tax authorities
- Set in pricing settings - Configure the tax rate percentage in your property's pricing section
Important: You must research and input the correct tax rate for your location. Haven does not automatically calculate taxes - you are responsible for compliance with local, state, and federal tax requirements.

- Consider location - Prime locations can command higher prices
- Factor in costs - Make sure pricing covers your expenses
- Adjust seasonally - Higher prices during peak seasons
