Pricing is one of the most important aspects of your property setup. Haven offers flexible pricing options to help you maximize your revenue.
Haven Subscription Plans
Haven offers three subscription plans, each with monthly and annual billing.
No Haven booking fee on any plan — you keep 100% of booking revenue minus
Stripe's payment processing fee (~2.9% + $0.30 per transaction).

Starter Plan
- Monthly cost: $12/month (1 included active property)
- Annual cost: $108/year (~$9/month effective, billed upfront)
- Additional properties: $2.99/property/month
- Best for: Hosts with one or a small number of active properties
- Features: Branded direct booking website, calendar sync, payment
processing, guest messaging
Growth Plan
- Monthly cost: $29/month (10 included active properties)
- Annual cost: $288/year (~$24/month effective, billed upfront)
- Additional properties: $2.99/property/month
- Best for: Hosts running up to 10 active properties
- Features: Everything in Starter, plus multi-property management
Pro Plan
- Monthly cost: $79/month (50 included active properties)
- Annual cost: $768/year (~$64/month effective, billed upfront)
- Additional properties: $2.99/property/month
- Best for: Hosts with up to 50 active properties or high booking volume
- Features: Everything in Growth
Multi-Property Pricing
Each plan includes a fixed number of active properties. Additional active
properties beyond the included limit are billed at $2.99 per property per
month (or $35.88/property/year on annual billing) on every plan, as a line
item on your plan subscription.

What Counts as a Billable Property:
- Only non-archived properties count toward billing
- Archived properties are excluded from your billing count
- Hidden, incomplete, or unpublished listings still count until archived
- Each plan includes a fixed number of properties in the base price (1 on Starter, 10 on Growth, 50 on Pro); add-ons apply only above that limit
Payment Processing Fee (Stripe)
All plans (Starter, Growth, and Pro) include Stripe's standard payment
processing fee:
- Rate: ~2.9% + $0.30 per transaction
- Who Pays: You (the host) - this fee is deducted from your payout
- What It Covers: Secure card processing, fraud protection, and payment handling
- Note: Actual fees may vary by card type, region, and Stripe account configuration
- Example: For a $1,000 booking, the payment processing fee would be about $29.30 (2.9% of $1,000 = $29, plus $0.30)
Choosing a Plan
Choose Starter if:
- You manage one or a small number of active properties
- You want the lowest monthly cost
Choose Growth if:
- You manage between 2 and 10 active properties
- You want plenty of room to grow without per-property add-on charges
Choose Pro if:
- You manage between 11 and 50 active properties
- You have high booking volume and want predictable costs
Free vs paid plans
You can build and configure listings on the Free plan, but direct bookings require an active paid subscription (Starter, Growth, or Pro) plus a verified Stripe Connect account.
Annual vs Monthly Billing
You can pick monthly or annual billing on any plan. Annual subscribers pay
the discounted annual rate up front and save roughly 25% compared to
month-by-month billing.
Changing Your Plan
You can change your subscription plan at any time from Settings → Billing & Subscription (/host?tab=billing):
- Open your Host Dashboard
- Go to Settings → Billing & Subscription
- Select your desired plan (Starter, Growth, or Pro) and cadence
- Confirm the change
Upgrades (including switching monthly → annual) take effect immediately and are prorated.
Downgrades and switches from annual to monthly take effect at the end of your current billing period — you keep your current plan's access until then.
Cancellation also takes effect at period end. After that, your account returns to Free and direct bookings are disabled until you subscribe again.
Pricing Components
Your total booking price consists of:
- Base Price - Your nightly rate
- Fees - Additional charges (cleaning, service, etc.)
- Discounts - Reductions for longer stays
- Taxes - Applicable taxes
Base Pricing
Set your base nightly rate:
- This is your starting price per night
- Can be adjusted seasonally
- Can have price overrides for specific dates

Cleaning Fee
- One-time fee per stay
- Covers cleaning costs
- Set based on your actual cleaning expenses
Haven Booking Fee
Haven does not charge a booking fee, guest service fee, host service
fee, or percentage-based commission on any plan. Guests pay your base price,
your fees (cleaning, pet, etc.), discounts, and taxes — nothing extra to
Haven. You receive 100% of booking revenue minus Stripe payment processing
fees.
Payment Processing Fee (Stripe)
- Rate: ~2.9% + $0.30 per transaction
- Who Pays: You (the host) - deducted from your payout
- When: Applied to every booking payment processed through Stripe
- Location: This fee is handled automatically by Stripe and appears in your Stripe dashboard, not as a separate line item in the guest's booking
- Example: For a $1,000 booking, the payment processing fee would be about $29.30 (2.9% of $1,000 = $29, plus $0.30)

How Discounts Work
Haven uses a deterministic three-layer discount system that ensures guests always get the best applicable discount without confusing "stacking" behavior.
Layer 1: Night-Level Discounts (Per Night)
These discounts are applied to individual nights with the following precedence:
- Special Offers (Promotions) - Date-specific discounts you create for certain date ranges
- Early Bird - Discount for bookings made far in advance (e.g., 3+ months before arrival)
- Last Minute - Discount for bookings close to check-in (e.g., within 7 days of arrival)
Important: Only ONE of these can apply to each night. If a night falls within a promotion period, that promotion takes precedence over early bird or last minute discounts.
Layer 2: Stay-Level Discounts (Length-Based)
These discounts apply to the entire stay based on the number of nights:
- Weekly Discount (7+ nights) - Common range: 10-20%
- Monthly Discount (30+ nights) - Common range: 20-40%
- Trip Length Discount (custom threshold) - Set your own minimum nights
Critical Rule: Stay-level discounts only apply if ALL nights in the stay have NO night-level discount. If even one night has a promotion, early bird, or last minute discount, the stay-level discount does not apply.
How Discounts Are Applied

This approach matches what guests intuitively expect:
- No confusing "discounts on discounts" - Guests see one clear discount
- Best deal wins - The most specific discount for each night applies
- Predictable pricing - Both hosts and guests can understand exactly what discount applies
Discount Types
Weekly Discounts
- Percentage off for stays of 7+ nights
- Encourages longer bookings
- Only applies if no night-level discounts are present
Monthly Discounts
- Percentage off for stays of 30+ nights
- Attracts long-term guests
- Only applies if no night-level discounts are present
- Set discounts for specific date ranges
- Use for seasonal promotions or off-season pricing
- Takes precedence over all other discount types for nights within the promotion period
Early Bird Discounts
- Reward guests who book far in advance
- Set the number of months required (e.g., 3+ months)
- Applied per night, blocked by promotions
Last Minute Discounts
- Fill last-minute availability gaps
- Set the number of days threshold (e.g., within 7 days)
- Applied per night, blocked by promotions and early bird
Taxes
Haven supports first-class, per-jurisdiction tax setup — typically state
- county + city + any lodging or tourism district that applies — with
each tax shown as its own line on the guest receipt and as its own line
item in Stripe.
- Configure unlimited tax lines in Edit Listing → Pricing →
Taxes with rate, jurisdiction, and what each tax applies to.
- Snapshotted at booking time so past reservations are never altered
by later rate changes.
- AI Tax Assistant can suggest rates for your address with
citations to official sources; you confirm each suggestion before
it's applied.
- Accounting tab aggregates tax collected by jurisdiction, by
property, and by period, and produces per-jurisdiction filing
summaries and CSV exports.
- You remit the taxes you collect — Haven does not file on your
behalf except in the narrow set of marketplace facilitator
jurisdictions where the platform is legally required to.

Your only Haven cost is your monthly (or annual) subscription, plus
$2.99/property/month for any active properties beyond your plan's included
limit.

In Booking Flow
- Guest View: Guests see your base price, your fees, discounts, and
taxes — no Haven booking fee.
- Payment Processing: Stripe handles payment processing and deducts the
~2.9% + $0.30 processing fee from your payout.
- Your Dashboard: You see the full booking amount; Stripe processing
fees are reflected in your Stripe connected account.

PMS Integration Note
If your property is connected to a PMS like Hospitable, pricing fields (nightly rate, weekend rate, cleaning fee, and other fees/discounts) are managed in your PMS and synced to Haven automatically.
