If you manage multiple active properties on Haven, this guide explains how property add-ons work above your plan's included limit. For plan pricing, cadence, cancellations, and how subscription billing fits with guest payments, see Subscription Billing.
Each Haven plan includes a fixed number of active properties. Active properties above the included limit are billed as add-ons at $2.99 per property per month on every plan ($35.88/property/year on annual billing). The add-on is part of your plan subscription at the same billing cadence, so it shows up as a line item on the same invoice — one subscription, one charge.
| Plan | Base price | Included properties | Add-on rate |
|---|---|---|---|
| Starter | $12/month | 1 | +$2.99/property/month |
| Growth | $29/month | 10 | +$2.99/property/month |
| Pro | $79/month | 50 | +$2.99/property/month |
Counted toward billing:
NOT counted toward billing:
A listing does not stop counting toward billing just because it is hidden, incomplete, or not accepting bookings. Archive is the mechanism that removes it from your subscription count.
When you archive a property, it's automatically removed from your billing count and your monthly total decreases accordingly (with a prorated credit on your next invoice).
When you create or import a property that goes above your plan's included limit, the add-on is added to your existing plan subscription and you're charged right away — a prorated amount for the rest of your current billing period — then it renews with your plan going forward. Importing several properties from a connected channel manager (e.g. Hospitable) is reconciled into a single charge once the import finishes, not one charge per property.
When you archive a property, the add-on fee for that property is removed and the unused portion becomes a prorated credit on your next invoice.
When you unarchive a property, it becomes billable again. Prorated charges will apply.
You can see your property count and monthly billing breakdown in your Host Dashboard:
Each plan includes a fixed number of active properties in the base price:
Add-on fees apply only to non-archived properties above that limit. On Growth, for example, properties 1–10 are covered by the base plan; property 11 and above incur add-on charges.
When you switch between Starter, Growth, and Pro, your property addon pricing automatically adjusts to the new plan's rates. Your property count stays the same.
Yes, you can still view and access your archived properties. They just aren't visible to the public and don't count toward your billing.
Absolutely. You can unarchive a property at any time, and it will become billable again immediately (prorated).
Stripe handles proration automatically. When you add a property mid-cycle, you're charged immediately for only the time remaining in your current billing period; when you remove one, you're credited for the unused time on your next invoice.
Extra properties match your plan's billing cadence: on an annual plan each extra property is $35.88/year (the same as $2.99/month), shown as a line item on your plan invoice. Adding a property mid-year charges you a prorated amount immediately for the remainder of your plan year — you're never billed a surprise amount later.
| Active properties | Starter ($12 base) | Growth ($29 base) | Pro ($79 base) |
|---|---|---|---|
| 1 | $12 | $29 | $79 |
| 5 | $11.96 + base = $23.96 | $29 | $79 |
| 10 | $26.91 + $12 = $38.91 | $29 | $79 |
| 12 | $32.89 + $12 = $44.89 | $34.98 | $79 |
| 50 | $146.51 + $12 = $158.51 | $119.60 + $29 = $148.60 | $79 |
| 55 | $161.46 + $12 = $173.46 | $134.55 + $29 = $163.55 | $93.95 |
Tip: As your property count grows, switching up to Growth or Pro becomes cheaper than paying many add-ons on a smaller plan. Annual billing saves roughly 25% vs monthly across all plans.
