PriceLabs Dynamic Pricing

PriceLabs is a dynamic pricing tool that sets your nightly prices and minimum stays automatically based on market demand, seasonality, and how far out dates are. When you connect PriceLabs to Haven, Haven sends PriceLabs your calendar, bookings, and availability, and PriceLabs sends back optimized per-night prices that appear directly on your Haven calendar.

Who Can Use It

The PriceLabs connection appears in your Integrations tab only when it can safely drive your prices:

No channel integration (including iCal-synced calendars) — eligible. iCal feeds only sync availability, never prices, so PriceLabs fills the gap.
Airbnb via Hospitable Connect — eligible. Connect only sends your listing's base price to Haven, not the dynamic per-day rates you may have on Airbnb. PriceLabs gives your Haven direct booking site real dynamic pricing.

Who Does NOT Need It (and Won't See It)

If your properties sync from a full property management system — Hospitable, Guesty, OwnerRez, Hostaway, Hostfully, Lodgify, or Hostex — the PriceLabs option is hidden. Those systems already push dynamic prices into Haven, and they integrate with PriceLabs directly on their side. Connecting PriceLabs in Haven too would create two competing sources setting prices for the same nights. Connect PriceLabs inside your PMS instead; the optimized prices flow into Haven through your existing sync.

How to Connect

Step 1: Create a PriceLabs account

Step 2: Connect in Haven

Go to Host Dashboard > Integrations.
Find the Dynamic pricing section with the PriceLabs card.
Click Connect next to a property and enter the email on your PriceLabs account.

Step 3: Add the listing in PriceLabs

Log in to PriceLabs and click Add/Reconnect listings.
Choose Book With Haven from the PMS dropdown.
Your Haven listing appears; enable it to start pricing.

Haven sends PriceLabs about two years of calendar and booking history so its algorithm has real occupancy data to price from. Once PriceLabs finishes its first sync, its prices appear as per-night prices on your Haven calendar.

Minimum Stays Come Along

PriceLabs manages minimum-night rules together with price — for example, relaxing a 3-night minimum to fill an orphan gap between two bookings, or raising minimums in peak season. When PriceLabs is connected, it sets both your nightly prices and your minimum stay rules in Haven. This pairing is built into how PriceLabs' algorithm works and cannot be split.

Using PriceLabs with Airbnb via Hospitable Connect

When you connect PriceLabs to a property that syncs from Airbnb via Hospitable Connect, Haven automatically switches that listing to Manage pricing in Haven. This is required: your PMS connection sends a base rate that would otherwise overwrite PriceLabs' optimized prices on every sync. While PriceLabs is connected:

PriceLabs sets your nightly prices in Haven; your PMS's base rate no longer overwrites them.
The Manage pricing in Haven toggle on the Calendar page shows as locked on. To hand pricing back to your PMS, disconnect PriceLabs first.
Your prices on Airbnb itself are unchanged — PriceLabs through Haven prices your Haven direct booking site only.

Where You'll See It

Calendar page: a "Dynamic pricing by PriceLabs" status row appears in the Pricing panel showing the connection state and when prices last synced. PriceLabs' prices show as regular per-night prices on the calendar.
Integrations tab: the Dynamic pricing section shows each linked property's status and lets you disconnect.

Disconnecting

Click Disconnect on the PriceLabs card. You choose what happens to the prices PriceLabs already set:

Keep them as my prices — the per-night prices stay on your calendar as your own, and you can edit them freely.
Clear them — the per-night prices are removed and your base and weekend rates apply again.

PriceLabs-managed minimum stay rules are always removed on disconnect. Disconnecting does not automatically hand pricing back to your PMS — the Manage pricing in Haven toggle simply unlocks again so you can choose.
