Direct Booking Discount

The direct booking discount lets you reward guests who book on your Haven site by passing through part of the savings you get from avoiding third-party platform fees. It's an account-wide percentage that applies automatically to every Haven booking across all your properties — no discount code required — so your direct site always shows your lowest price.

When to Use the Direct Booking Discount

You list on Airbnb, Vrbo, or through a PMS like Hospitable and want guests to have a clear reason to book direct.
You want a standing "Book direct and save" incentive without manually creating and sharing discount codes.
You want your Haven site to consistently display a lower price than the OTA channels that charge guest service fees.

How It Works

Unlike the night-level and stay-level discounts (promotions, early bird, last minute, weekly, monthly, trip-length), the direct booking discount stacks on top of everything else. It is applied last, after all other discounts and discount codes, to the booking subtotal before taxes and fees are finalized. Taxes are calculated on the post-discount subtotal.

Guests see it as its own line item — "Direct booking discount" — in the pricing breakdown and at checkout, and a "Save N% direct" badge appears on the property's price before they even pick dates (on both mobile and desktop).

How to Set the Account-Wide Default

Any Haven host can set a global direct booking discount — you do not need a PMS connection.

Go to your Listings page (/host?tab=listings).
Click the gear icon on the right of the listings toolbar to open Property settings.
In the Direct booking discount card, toggle it on and enter a percentage (1–50%).
Click Save.

You can also configure the same setting from the Integrations tab (/host?tab=integrations) if you connect a PMS — it's the exact same control and value.

The percentage is capped at 50% to keep it from stacking into unrealistic totals. To turn the discount off, switch the toggle off rather than setting the percentage to 0.

Overriding Per Property

The account-wide percentage is the default for every listing, but you can fine-tune or disable it for individual properties:

Open the property's Edit Listing page.
Go to Pricing → Discounts.
Find the Direct booking discount card at the bottom of the section. (You can also search "direct booking discount" in the listing editor's search to jump straight there.)
Choose one of:
- Override for this property — set a different percentage for this listing only.
- Disable for this property — suppress the discount on this listing regardless of the account default.

The card always shows the inherited account default and links back to the global setting so you know what you're overriding.

How the Effective Discount Is Resolved

There is exactly one authoritative source for each property, evaluated in this order:

If the property is disabled, no direct booking discount applies.
Otherwise, if the property has a percentage override, that override applies.
Otherwise, if your account-wide default is enabled, it applies.
Otherwise, no direct booking discount applies.

How It Appears to Guests

Before date selection — a "Save N% direct" badge on the property's price pill (hero), on both mobile and desktop.
In the booking summary — a "You're saving N% by booking direct" card after dates are selected.
At checkout — a discrete "Direct booking discount" line item in the pricing breakdown.

The amount the guest is charged through Stripe mirrors this breakdown exactly, with the discount allocated proportionally across line items.

PMS Sync (Hospitable)

When a booking syncs back to your PMS, Haven sends the gross nightly rate and records the direct booking discount as an adjustment / structured note (e.g. [Haven direct booking discount: -$X.XX]) so your channel accounting stays reconcilable.
