Child Safety Parents should never leave children unattended and are entirely responsible for their safety. For safety reasons, please utilize the provided plastic glass and dishware in the patio and backyard areas. Pets Pets are not permitted in the house or on the property. Please note the following rules and information: • Minimum age to rent: 25 years old • ID verification is required to confirm a booking, similar to providing ID when checking in at a hotel • Rental agreement must be accepted to confirm the booking • The primary renter must remain on-site throughout the entire stay • Maximum occupancy: 6 guests • Noise and smoke monitoring devices are employed on the property (no recording devices). • We reserve the right to refuse any booking or reservation requests from local guests in Austin or Round Rock, TX. • To ensure your safety and secure the home, there is an exterior camera at the front doorbell, next to the side gate, and over the front driveway. If ANY house rules are violated and or broken, renters must vacate the property immediately. The renter forfeits all rental funds and security deposit, and the house rules violation(s) may be met with additional charges. • Parties, events, smoking of any kind, or vaping are not permitted inside the home. Evidence of smoking will be charged to the guest ($300 additional cleaning fee). • No parties or events allowed, including small bachelor/bachelorette parties or showers ------- Hot Tub General Rules: Use at your own risk: no jumping or diving, running, rough play, food, or glass in the spa area. Children can not use the spa without adult supervision. ------- • Guests will not use the premises for any unlawful purposes whatsoever • No noise disturbance is allowed, and please be respectful of quiet hours starting at 10 p.m. - 9 a.m. Any noise complaints from neighbors or about property guests will result in a 100% loss of the remaining rental amount. You will be asked to leave the premises, and the host may retain the entire security deposit. • Guests may NOT film or shoot photos for commercial use on the property, stage photoshoots, record, edit, or otherwise produce content unless granted permission by the owner/host or otherwise authorized before booking. Violators of this agreement will forfeit all remaining rental funds and security deposit and leave the premises immediately. • People other than those listed in the guest party may not be on-site without prior written consent, and any additional overnight guests will be charged $100 per person per day. • Owners/hosts are not responsible for any injuries, illnesses, or accidents that may occur while on the premises or its facilities. • The owners/hosts are not responsible for the loss of personal belongings or valuables of the guest • Any excessive damage to furniture and/or other material objects associated with the property will be subject to security deposit loss at the discretion of the owner/host • All guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises • You understand that the use of the hot tub or fire pit is at your own risk and that special risks may be involved. You accept full responsibility for any bodily injury arising from the use of a hot tub or fire pit and hold owners harmless. You understand there are potential dangers that a hot tub or fire pit use may present to children who are not carefully supervised, as well as the danger to any person who has health risks or uses the hot tub or fire pit while intoxicated or using any drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner(s) for accidents or claims arising from the use of the hot tub or fire pit. All guests in my party acknowledge and agree that they have read and understand this waiver. They recognize that booking a reservation constitutes a binding and enforceable contract between the Guests and the Host.
