Mist drifts through the trees as the cabin comes into view, and the quiet of the Smoky Mountains settles in around you. Inside, the glow of gas fireplaces and the warmth of wood-toned interiors invite you to slow down, whether you are easing into a fireside evening or watching winter clouds roll across the mountain ridgelines. After a day exploring nearby towns and trails, the forest feels close and calm, wrapping the cabin in stillness. Sleeping arrangements The cabin sleeps up to eight guests across two bedrooms and a loft. Two king master suites - one on the main level and one below - each feature a gas log fireplace, jetted tub, and a private bathroom with double vanities and a walk-in shower. The enclosed loft offers a queen bed, a full bath, and space to relax or play games. Additional guests can use the pull-out sofa bed in the living room. Living spaces The living room centers around a gas fireplace, creating a cozy place to gather on cool mountain nights. Upstairs, the loft-style game area includes a pool table, arcade games, shuffleboard, sound system, and a 42-inch HDTV with Roku and a DVD player. Wi-Fi and a dedicated workspace in a room with a door make it easy to balance rest and remote work. Central heating and air conditioning keep the cabin comfortable year-round. Kitchen and dining The kitchen is fully equipped for home cooking, with space to prepare meals and share them together at the dining table. Whether it’s a hearty breakfast before heading out or a relaxed dinner after a day of sightseeing, everything you need is close at hand. Outdoor living Step onto the wraparound deck to take in mountain views framed by winter trees. The private hot tub offers a soothing way to unwind in the crisp air, while the fire pit provides a simple spot to gather under the stars. Outdoor seating and a BBQ grill extend the living space into the wooded surroundings. Family-friendly features Traveling with little ones is made easier with a crib, pack ’n play, high chair, children’s dinnerware, and a selection of books, toys, and board games. Safety and access The cabin includes smoke and carbon monoxide alarms, a fire extinguisher, first aid kit, and exterior security cameras. Self check-in with a keypad allows for easy arrival. Neighborhood Located in Sevierville, the cabin sits within easy driving distance of Pigeon Forge, Gatlinburg, Dollywood, and the Great Smoky Mountains National Park, making it a convenient base for both outdoor adventures and local attractions. Perfect for A peaceful mountain getaway for families, friends, and pets. The cabin is pet-friendly, allows long-term stays of 28 days or more, and offers space to relax, reconnect, and enjoy the Smokies at your own pace. Additional Information There is a wheelchair ramp from the parking area to the deck. There is a French Door from the back deck that can be opened to allow a wide access. If only one door is open, the opening is 33". The front door is 32" wide and the bedroom doorway is 30" wide. This cabin is not ADA compliant. There is still a little bump at the threshold. You will have access to the entire home except the space under the stairs which we use to store supplies like light bulbs, etc. There also will be a couple extra light bulbs under the kitchen sink. Extra batteries can be found in the drawer in the kitchen. The parking area has ample space for 3 large vehicles or 4 small vehicles. Seasonal outdoor pool is located about 14 minutes away down Wears Valley Road. "Smoky Mountain Splendor" can accommodate up to 8 people. However, we limit the number of adults to 6. We do make exceptions. There is a $20.00 plus tax fee per night for any adult in your group over 6 adults. We have hand weights an exercise step and exercise tapes. We do not have a work out room. A note about the preauthorization for the soft hold on your credit card for the security deposit. You will be required to put a credit card on file with our property management software. AirBnB does not give us your credit card information, so we will need this information. If you use a credit card, there will be a soft hold on your credit card. If you use a debit card, the amount will actually come out of your bank account and then be put back in when no damages or extra cleaning is needed. Your booking will not be confirmed until you put a credit card on file with our property management software for the soft hold security deposit. Please do this ASAP. The soft hold will go into effect the day prior to your stay and be released about 5 days after your departure if we find no additional cleaning or damages. Please note that emotional support animals are not covered by the ADA. The pet fee is a per pet per stay. AirBnB only charges for one pet when you check the pet fee box. Please let us know how many pets you have so we can charge you accordingly. One pet will be averaged into the nightly rate on AirBnB once you check the box.

• No smoking Great Smoky Vacations Guests are required to sign the rental agreement within 48 hours of booking or the reservation may be cancelled. You will get a link to sign the rental agreement. Guests are required to furnish a credit card for the security deposit hold. You will receive a link to put your credit card information on file with our property management software. These two steps need to be taken care of or you will not receive your key code for access to the cabin. Please take care of them ASAP after booking. Check your spam if you don't receive an email. 1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. 2. This is a NON SMOKING cabin. 3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4. PAYMENT - You will have to refer to the AirBnB policy for payment terms. There will be a PreAuthorization hold put on your credit card for up to $300.00 for any damage done to the property. 5. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a 6% penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. 'Bookings made less than 60 days before arrival are non refundable.' Please note that the fee you pay to the listing site may not be refunded. 6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons. An additional charge of $20.00 per person per night for guests in addition to eight (8) may be assessed. There will be an additional charge for any adult in your party over 4. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. 8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring towels for the hot tub and seasonal outdoor pool. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. Also put back all furniture and items where you found them. An additional charge will be assessed if these check out procedures are not followed. 11. RATE CHANGES - Rates subject to change without notice. 12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. No Subletting. 13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 14. We strive to keep the cabin in great working order but like our own home, something might be wrong from time to time. We try to get these repairs done as soon as possible as per vendors schedules permit. Refunds are not given unless your stay has to be cancelled by the owner if the property is inhabitable. 15. Children must be supervised at all times especially on the decks and ladder to the loft. 16. Guests agree not to turn the air conditioner below 72 degrees. 17. If you are traveling with a pet, you agree to abide by the pet rules and pay a $120.00 plus tax fee per pet per stay. This is in addition to the total paid to Airbnb. We will send you a payment link for the pet fee. AirBnB will not add in a pet fee for any additional pets you may have past the first pet. If you check any amount of pets, it will only charge you for one pet. If you do not report a pet, you will incur a $250.00 fine. 18. We encourage you to get travel insurance. 19. If there are more than 4 adults in your group, you agree to pay an additional $20.00 per night per adult in your party over 4 adults. 20. At any time during, before, or after your stay with us, your information may be shared with a website designed to report guest who are disrespectful of the rental property. By signing this contract, you agree that all communications--with the exception of personal phone numbers, banking and credit card info, and street addresses--between the renter and owner regarding renting this cabin, may be recorded and published to a public web site. 21. The Preserves Resort is in the mountains. 4 Wheel drive or chains are required in snow and ice. The following pet rules do not apply to service dogs. 1. Please remember to bring your pets toys so he/she is not bored on your vacation. 2. Dogs cannot be left unsupervised in the cabin unless in a crate. 3. All pets must be on a flea treatment system. 4. Dogs must be leashed at all times, when outside the cabin, and under the control of their owner. 5. Please clean up after your pet. If your pet happens to have an accident, there is some spray under the kitchen sink to spray on the spot after you clean it up to get the odor out. 6. Please do not leave your pet unattended on the decks. 7. We would ask that you do not allow your pet on the furniture. However, if he/she is a service animal and must be on the furniture with you, please put out a dog blanket before allowing him/her on the furniture. There is a waterproof thick blanket in the dog crate. Please do not use quilts from the beds. 8. Please bring your dog's own pet blanket for the crate provided. 9. When it is time to go, please put the pet bowls in the dishwasher with the rest of your dirty dishes and turn on the dishwasher. 10. We also bring along our dog's food in case the local store doesn't carry our brand. Our dogs' stomachs aren't good with switching their dog food. 11. We hope you and your pet enjoy your stay.
