Quick answers to common questions about this property.
Visit atlanticvacationhomes.com or call (978) 290-4331 to book directly. Booking direct means you deal with our local Guest Experience team from start to finish, and you get the best price. Most third-party sites (Vrbo, Airbnb, Booking.com) add a traveler or service fee of up to 15% of your total rental. When you book direct, that fee stays in your pocket, and our team works with you one-on-one to match you with the right home for your group, location, and budget.
Online reservations require a credit card, debit card, or E-check. Atlantic Vacation Homes charges half of the booking total when your reservation is confirmed. You’ll receive an electronic Rental Agreement, which must be signed and returned within 48 hours. The remaining balance is due 60 days before arrival. You can make payments anytime through our secure Guest Payment Portal. You’ll need your Reservation ID and Check-In Date to log in. Optional Generali Vacation Rental Insurance is offered during checkout. See the Cancelation Policy section below for details.
Contact our office and we will help you with any changes. Our Guest Experience team is happy to work with you on adjustments whenever possible.
For most rentals under 90 days, Atlantic Vacation Homes does not collect a traditional security deposit.
A non-refundable damage fee covers up to 10 times its value in accidental damage. For example, a $100 fee covers up to $1,000 in accidental damage. Guests are responsible for damage beyond that amount. The exact fee for your property is listed in your Booking Charges summary.
Massachusetts state and local room occupancy taxes, along with any applicable fees (damage fee, trip insurance, etc.), are itemized separately in your Rental Agreement and final checkout total. The nightly or weekly rate shown during search does not include these.
Atlantic Vacation Homes is a locally owned company based on the North Shore and part of the community. When you book with us you get: Direct access to a real local Guest Experience team The best price by booking direct (no third-party service fees of up to 15%) Professionally cleaned, fully equipped homes with hospitality-quality linens and a Welcome Kit Clear arrival information, including your digital boarding pass with lock code and all check-in details Local recommendations and the ability to add experiences such as kayaks or whale watches You’re booking with people who care about your vacation, not a global platform.

The occupancy limit stated on the Rental Agreement may not be exceeded for overnight stays without express written permission of Atlantic Vacation Homes. Children are counted in total occupancy unless they are under the age of two. Sleeping bags or air mattresses may not be brought in and NO campers or motor homes will be allowed to park on the rental property for the purpose of adding extra sleeping space. Large gatherings, rehearsal dinners, weddings, graduation parties, cocktail parties, wedding preparation groups, breakfasts or brunches, showers, celebrations, barbecues, catered meals, or any occasion that brings extra guests and/or cars onto the property is considered to be a “party” or an “event”. We offer Generali Vacation Rental Insurance at 6.95% of your total rent. We strongly recommend it. If you decline coverage and later need to cancel outside the refund window above, your payment is not refundable. Learn more about trip insurance or call Generali directly at 866-999-4018. While both areas are known for amazing beaches, whale watching, great seafood, and quaint villages, Cape Ann is less crowded and more affordable. Located less than an hour’s drive from Boston and its international airport, Cape Ann is extremely accessible. In addition to fishing (Gloucester is the home of the hit TV show “Wicked Tuna” and the Oscar-award winning movie “CODA”), Cape Ann offers many stunning beaches and miles of gorgeous coastlines, artist colonies, live theatre and music, exciting local festivals, great shopping and fine restaurants, and much more.

Before you leave the property, please take care of a few things so we can ready the home for our next guests. Please leave the property tidy with dishes and cookware clean and put away. You may leave all bedding on the bed. Please leave all used towels in the bathroom(s). Please make sure the refrigerator is empty. Place trash bags in the trash cans or barrels outside the house (making sure to put the lids back on) and leave recyclables in the delegated bins. If you have moved any of the furniture, please return it to its original location. Close and lock all of the doors and windows. Leave all keys on the kitchen or dining table (if your property does not have an electronic lock). If there is a lockbox, ensure the lockbox key is put back into the box. Turn air conditioning or heat settings to low or off.
Early check-in and late check-out requests are not generally granted during peak season (June 15 – September 15). We know that our guests are very excited to start their vacations or want to linger a bit on their last morning, but we ask for understanding and co-operation regarding our check-in and check-out policies. It takes a large team of people and tight scheduling in order to get all of our properties cleaned and inspected to our high standards for our incoming guests. When departing guests leave at 10:00 am we have a finite number of hours until the next guests arrive at 4:00 pm, and we are generally turning over a large number of properties all across Cape Ann on any given day in the high summer season. Please be considerate of the guests coming in after you and keep to our 10:00 am check-out time unless you have been specifically granted a late check-out. A vacation rental is not the same as a hotel in that all of our homes are completely unique, with large living areas both indoors and out that take much more time to clean and inspect. Sometimes, we also need to schedule maintenance activities while the home is empty between guests. Because every home is different and guests have reserved a specific property, we can’t shuffle arriving guests to the next available room in the way that a hotel can. Due to these constraints, our check-in and check-out times need to be firm. Atlantic Vacation Homes will occasionally grant an early check-in or late check-out if possible, and if we have at least 24 hours’ notice. Atlantic Vacation Homes cannot guarantee availability and cannot grant same-day requests.
If you know that you will be getting in late on the night of your scheduled arrival date, please contact our office so we can make sure to leave the lights on for you at your rental property. If you choose to arrive on a day later than the date noted in your contract or leave your vacation rental property prior to your reserved departure date, please let our office know as a courtesy. Please note that Atlantic Vacation Homes cannot issue a refund or credit for unused time at the property.
To make a payment on your reservation, click this link to our Guest Payment Portal. To log in to our secure Guest Payment Portal, you will need your Reservation ID number and your Check In Date. You may make a secure vacation rental reservation payment by credit card or E-Check.
Your full balance is due 60 days prior to your arrival.
You can make payments on your vacation if your vacation is still more than 60 days out.
If you have any questions about your payments or anything else related to your reservation, please feel free to contact us at 978-290-4331. We are always happy to assist!
Please note that the date of your final payment is the last opportunity to purchase travel insurance (if you haven’t already done so). Atlantic Vacation Homes offers a travel insurance and emergency assistance plan with Generali Travel Protection that can reimburse your unused, non-refundable, pre-paid trip costs if you’re forced to cancel for a covered reason. Travel insurance must be purchased before or at the time of your final reservation payment and the cost is 6.95% of your rental total. Call or email us before your final payment is made if you would like to add travel insurance to your reservation.

Reservation Policies Regarding Pets Pet Guidelines While in Your Rental Home Local Pet-Friendly Places to Visit Service Dogs at the Beach
For the comfort, health and safety of all of our guests and homeowners, there are certain restrictions that apply to our Pet-Friendly Properties. Size, Age and Number of Pets Pet-friendly vacation homes generally accept dogs weighing under 40 pounds and are at least one (1) year old. Multiple pets require approval and there is a maximum of two (2) dogs per rental property. “Visiting” pets are not allowed. Cats are not allowed.
While you are staying in pet friendly vacation rental home, please follow the guidelines below. Please clean up after your pets, both in the yard of your rental property and when you are out in public areas. Please do not allow your dog to bark excessively or to roam onto neighboring properties. Most of our homes are located in residential neighborhoods, and we must respect the comfort and privacy of those residents. Complaints may lead to eviction without refund, at the discretion of Atlantic Vacation Homes. Please do not allow pets on furniture or beds. It is also helpful to bring something (bed, blanket, etc.) on which you know your pet will be comfortable sleeping. Just because you allow your pets on your furniture and beds at your home does not mean it is allowed in our rental properties. Extra cleaning fees will be charged for furniture, blankets, comforters, etc. that have pet hair left behind. Please groom your dog before your visit, particularly if it is a breed prone to shedding. Pet hair can be difficult to remove, and the next renter in your property may not have a pet. Extra cleaning fees will be charged for furniture, blankets, comforters, etc. that have pet hair left behind. Please don’t leave your dog unattended for long periods of time. A crate is ideal for those situations in which you must leave your pet alone. You are responsible for any damage that your pet causes. Please do your best to clean and dry your dog after a walk in the rain or on wet grounds; this will help to ensure you will leave the property in good condition without being charged an extra cleaning fee. Please do not allow dogs in swimming pools or hot tubs. Please ensure that your dog’s medications and immunizations are up-to-date, especially flea treatment.
Please be aware that most area beaches do NOT allow dogs or other pets during the summer months. But there are still several local pet-friendly places available to you! Gloucester Dog Park. By City ordinance, with the exception of service dogs, dogs are not allowed on Gloucester beaches during the summer months. Under federal law, dogs whose sole function is to provide comfort or emotional support do not qualify as service dogs and therefore will not be allowed to enter the beach. For those who may require a service dog because of a disability, please cconsult the City of Gloucester’s guidelines for service dogs at the beach.
