Small gatherings, celebrations, meetings, productions, and special events may be permitted with prior approval and applicable event fees. All attendees, vendors, and production crews must be disclosed before arrival. The home must be returned in the same condition it was received. Guests are responsible for any damage, excessive cleaning, missing items, stains, spills, broken items, or rule violations. All bookings are subject to prior approval based on event type, guest count, vendor needs, parking needs, and intended use of the space. Welcome to Flintlock Estates To keep the home beautiful and make sure everyone has a smooth experience, please review our house expectations below. Guest Count & Approval Please make sure your booking reflects the correct number of overnight guests, attendees, vendors, staff, crew members, and anyone expected on the property. Additional guests, vendors, or crew members must be approved in advance. We want to make sure the space, parking, and setup are a good fit for your plans. Events, Celebrations & Filming Approved events and productions are welcome. Our home is ideal for intimate gatherings, private dinners, bridal preparation, family celebrations, meetings, workshops, corporate events, photo shoots, content creation, commercial filming, and professional productions. Unapproved parties, loud gatherings, or unauthorized events are not permitted. Guest & Event Fees The nightly stay includes up to 12 overnight guests. Additional overnight guests, when approved, are $50 per person, per night. Approved events, celebrations, meetings, filming, photography, content creation, or production use may require an additional Event and Production Fees starting at $1,000 minimum. Final pricing depends on guest count, use of space, setup needs, vendor needs, parking needs, production needs, and overall scope of the booking. A Bulk Trash / Event Trash Fee of $150 applies to approved gatherings, celebrations, events, productions, or bookings that create extra trash, decorations, catering waste, bulk items, or excessive cleanup needs. Early check-in and late check-out may be available upon approval for $50 per hour. Unauthorized late check-out may result in a $250 fee. Smoke Responsibly Smoking, vaping, hookah, or drug use inside the home is strictly prohibited. (Use outdoor areas ONLY and away from any open doorways or windows). Any violation may result in a $1,500 smoking / odor removal fee, plus any additional damage or cleaning costs. All additional fees must be approved and paid through the booking platform unless otherwise permitted by the platform. Good Vibes, Quiet Nights We want you to enjoy the home, celebrate, create, and relax — while also respecting the neighborhood. Quiet hours begin at 10:00 PM. Music and noise must remain at a respectful level at all times. DJs, amplified music, live bands, or speaker setups are not allowed unless approved in writing before booking. Parking Made Simple Please park only in the approved driveway or carport areas. No street parking is allowed. Please do not block neighboring driveways, mailboxes, or access points. Food, Catering & Vendors Food and catering are welcome with prior approval. All vendors must be disclosed before the event. Vendors, servers, caterers, and production staff are not counted as overnight guests, but they must be shared with the host in advance and follow all house rules. Guests are responsible for cleaning food areas, removing trash, and making sure no food or drinks are left behind. Trash Talk — The Friendly Kind Trash must be bagged and placed in the designated trash area before departure. Excessive trash, decorations, catering waste, bulk items, or event-related trash may result in additional trash removal fees. Decorations & Home Care Decorations are welcome with approval — we just ask that they do not damage the home. No nails, screws, staples, glitter, confetti, wall-damaging tape, or anything that may damage walls, floors, furniture, or finishes. Furniture, decor, artwork, and home items may not be moved without prior approval. If approved, everything must be returned to its original place before the end of the booking. Candles, sparklers, fireworks, fog machines, smoke machines, and open-flame items are not allowed unless approved in writing. Safety First Please notify the host immediately of any safety concerns, maintenance issues, hazards, spills, damage, or anything in the home that needs attention. We want the opportunity to address concerns as quickly as possible. Please use caution throughout the home. Flintlock Estates has multiple levels, steps, stairs, and elevation changes throughout the property. Guests are responsible for watching their step and supervising children, elderly guests, and anyone who may need assistance. Children must be supervised at all times, especially around stairs, balconies, outdoor areas, fireplaces, and entertainment spaces. Pets & Private Areas Pets are not allowed unless approved in advance. Guests may not access closets, storage areas, garage storage, or locked/private spaces. Production Teams (COI May be required) Production teams must protect floors, walls, furniture, and surfaces from equipment, stands, lighting, props, makeup, wardrobe, and set materials. Crew size, equipment needs, parking needs, filming areas, and intended production use must be disclosed before approval. Any damage caused during production, setup, breakdown, or event use is the responsibility of the booking guest. Set-up and breakdown time must be included within the booked time. Guests may not arrive early or stay late without prior approval. Overtime may result in additional charges. Check-Out & Home Care The home must be returned in the same condition it was received. Guests are responsible for any damage, excessive cleaning, missing items, stains, spills, broken items, or rule violations. By booking, guests acknowledge and agree to all house rules, approved guest counts, event expectations, production requirements, safety guidelines, and applicable additional fees.
