Enjoy beach days about 7 miles away, then return to your own poolside retreat. The entire home and attached suite are exclusively yours, in a quiet residential community.

ROOM TO GATHER — AND SPACE TO RETREAT Enjoy seven bedrooms, nine beds, and 3.5 bathrooms, with a full main kitchen, dining for 10, and multiple living areas. The attached private suite is part of your exclusive whole-home booking, never a separately shared rental. PRIVATE FIRST-FLOOR SUITE A queen bedroom, private living room, kitchen with dishwasher, full bathroom, and direct patio/pool access make this a comfortable option for grandparents or another couple. The suite is on the first floor; most other bedrooms require stairs. SLEEPING ARRANGEMENTS Seven bedrooms with two king beds, three queen beds, and four twin beds in total. The suite queen is included in these totals. Please use the bedroom photos to plan your group's sleeping arrangements; the approved occupancy limit still applies. POOL AND OUTDOOR LIVING Your private screened pool includes pool heat at no extra charge. Relax in the covered seating area, dine outdoors, or enjoy the grill, propane fire pit, and fenced yard. Pool hours are 8 AM–10 PM; heat performance varies with weather. GAMES AND EVERYDAY COMFORTS The garage game area has Skee-Ball, air hockey, ping pong, darts, and hook-and-ring games. The front sitting room offers board games and a workspace with monitor. Wi-Fi, Ethernet, TVs for your streaming accounts, an in-unit washer/dryer, Pack ’n Play, and booster seat/high chair are provided. GUEST ACCESS The home, attached suite, pool, and designated guest-use areas are exclusively for your approved group. Locked owner closets/cabinets, maintenance areas, and the locked exterior owner's shed are excluded. The garage provides parking for one vehicle within the four-vehicle property maximum.

CHECK-IN REQUIREMENTS Check-in begins at 4:00 PM; checkout is by 10:00 AM. Before access instructions or door codes are released, the booking guest must complete the Hospitable guest portal requirements: a signed rental agreement, government-issued photo ID and selfie verification for local rental-compliance records, contact details, and the guest and vehicle register. This is separate from the booking platform's verification. Use the secure portal, not email or public messages, for ID documents. Please contact us promptly if you need help. For a same-day reservation, complete the steps promptly after booking and before arrival. REGISTERED GUESTS AND VEHICLES Only registered guests and visitors approved in writing may be on the property. All occupants, including children and infants, must be disclosed. The local occupancy cap is 10 people age 4 or older; children age 3 or younger are not counted toward that cap. Do not exceed the approved reservation or agreement guest list. Obtain written approval and update the register before adding any guest, visitor, or vehicle. Maximum four vehicles total, including up to one in the garage. All outdoor parking must be on the driveway. Do not drive or park on the lawn, yard, grass, swale, sidewalk, street, or right-of-way. Such violations may result in city fines. Provide each vehicle's make/model, registration state, and plate. If rental-car details are not yet available, enter RENTAL and provide the details at check-in before parking. Unregistered guests or vehicles are a material breach of the agreement. QUIET HOURS AND POOL City quiet hours are 10:00 PM–7:00 AM and are strictly enforced. Pool hours are 8:00 AM–10:00 PM. As a house rule, no pool use or outdoor gatherings after 10:00 PM. No parties, events, loud outdoor music, or disturbances at any time. Please bring your group indoors at 10:00 PM. Supervise children at all times. No lifeguard is provided and no glass is allowed in the pool area. Both the main patio door and the suite-to-patio door have pool-area door chime/alarms. Check that both are on when you arrive and keep them enabled; message us immediately if either does not work or you need help. Alarms do not replace adult supervision. Keep exterior house doors and screen doors closed except when passing through; do not prop them open or obstruct emergency exits. GRILL, FIRE PIT, AND OUTDOOR AREAS For fire safety and our insurance requirements, the grill and fire pit must stay in their designated locations. Turn off their controls AND close the propane cylinder valves whenever not in use and again at checkout. Do not disconnect, relocate, or service gas equipment. Never leave either appliance unattended while in use. Once fully off and cool, clean both the grill and fire pit according to the provided safe-use instructions, including the grill cooking surfaces, and remove food, trash, or debris from and around both appliances before checkout; do not pour water into or dismantle the fire pit. Contact us if you need instructions. Keep patio/outdoor furniture in its designated areas; do not move it into the yard or elsewhere. After use, remove toys, personal items, and trash from the pool, lanai, and outdoor areas and return pool toys and supplies to their storage locations. Bag trash and put it in the covered garage bins. Our team handles curb placement unless we give specific instructions. POOL HEAT AND SERVICE Pool heat is included at no additional charge. Water temperature varies with weather; the pool is not a hot tub and a specific temperature cannot be guaranteed. Do not adjust the heater, pump, valves, timer, or other equipment. A pool technician may briefly access the screened pool area for weekly service. Chemical treatment may require a temporary swimming closure; follow the technician's or host's instructions and any posted waiting period. PRIVATE AREAS AND OTHER RULES The locked exterior owner's shed contains maintenance supplies and is not accessible to guests. Do not attempt to open or enter it. Locked owner closets/cabinets and marked maintenance/supply areas are also excluded. No smoking or vaping indoors. No pets; service animals are handled according to applicable law and platform policy. Commercial photography, filming, livestreaming, or paid content production requires prior written approval before booking; any additional terms or charges must be agreed in advance. AGREEMENT AND ENFORCEMENT The booking guest is responsible for their party and approved visitors. Unauthorized guests or vehicles, occupancy violations, prohibited pool use/outdoor gatherings, or serious or repeated rule violations may result in termination of the stay and a request to leave immediately, using lawful notice/removal procedures and platform support where applicable. We do not promise a discretionary refund for a guest's failure to complete disclosed check-in requirements or for a guest-caused breach; any refund required by law, the booking platform, or the applicable cancellation policy remains available. No term waives lawful payment-dispute rights or predetermines a dispute's outcome. The booking guest is responsible for documented damage and city fines attributable to their party's violations, and reasonable attorney's fees, collection costs, or other enforcement expenses only to the extent legally recoverable and permitted by the booking platform. Claims will follow the platform's process or lawful direct-booking procedures, not automatic penalties. Normal turnover cleaning is included in the cleaning fee; no automatic fine applies for an unfinished checkout chore. The rental agreement also includes the required guest certification, city inspection acknowledgment, emergency contacts, and safety information. These rules do not retroactively add contractual obligations to an existing booking beyond the terms disclosed when booked, unless validly agreed and permitted by the platform.
