A New Cultural Landmark Could Be Coming to the Bayshore Arts District

Perhaps one of the most interesting aspects of the project is the involvement of the Luciano Pavarotti Foundation. Plans call for the Naples location to become the foundation's American headquarters, further connecting our little corner of Southwest Florida with the international performing arts community.

Why Bayshore?

For anyone who hasn't explored this part of Naples recently, the answer may not be immediately obvious.

For those of us who spend time here, it makes perfect sense.

Bayshore has steadily developed its own identity as a creative, recreational and entertainment district that feels distinctly different from other parts of Naples. Rather than trying to recreate Fifth Avenue South or Third Street South, the neighborhood has developed a more relaxed, eclectic personality of its own.

It's an area where you can spend the morning wandering through the Naples Botanical Garden, enjoy time on the water or at nearby parks, grab something to eat at a casual local restaurant, explore neighborhood businesses and gathering spots, and still be just minutes from downtown Naples and the Gulf.

The proposed Theater in the Garden would build upon that identity by bringing another major cultural attraction directly into the neighborhood.

Connecting Arts, Nature and Recreation

The location is especially intriguing because the proposed development would connect directly with the recently completed Bayshore Boardwalk, providing a link toward Sugden Regional Park. Plans also call for public parking and restrooms as part of the development.

That combination of arts and outdoor spaces feels especially fitting for Bayshore.

This isn't a neighborhood where attractions necessarily stand alone. One of its charms is how many different experiences are clustered together. The Naples Botanical Garden, East Naples Community Park, Sugden Regional Park, Bayshore's restaurants and entertainment venues, and the area's growing arts scene all give visitors reasons to explore beyond Naples' better-known tourist corridors.

For guests staying at Casa Botanica, that's part of the fun. You don't necessarily have to get in the car and drive across town every time you want to do something interesting.

An Amphitheater Could Come First

If the project receives the necessary approvals and moves forward, it is expected to be developed in phases.

Opera Naples has indicated that the outdoor amphitheater would be constructed first, followed by the indoor opera house and multipurpose theater. The organization has expressed hopes of eventually hosting its annual Festival Under the Stars at the new Bayshore venue, potentially as early as 2028 if the development timeline allows.

That would bring large-scale outdoor performances into a setting surrounded by gardens, which seems particularly appropriate for Naples during our beautiful winter and spring months.

A Significant Investment in East Naples

The scope of the proposal is substantial. The chairman of the Bayshore Gateway Triangle Local Redevelopment Advisory Board described the anticipated investment by Opera Naples and its partners as approximately $50 million to $60 million.

The project has also attracted notable financial support. Opera Naples previously announced that an anonymous donor provided a seven-figure gift intended to fund the land purchase, and additional public and private funding has since been reported for the project and organization.

Those commitments don't mean the theater is a done deal, however.

As of September 2026, negotiations regarding the county-owned property are still underway. The Bayshore Gateway Triangle Local Redevelopment Advisory Board voted in support of beginning negotiations, but the Community Redevelopment Agency is governed by the Collier County Board of County Commissioners, which ultimately makes the final decisions. Additional development reviews and approvals may also be necessary before construction could begin.

So, for now, Theater in the Garden belongs in the category of exciting plans to watch, rather than an attraction visitors can put on their itinerary just yet.

Watching the Bayshore Arts District Grow

For us, that's really the bigger story.

Theater in the Garden is one more indication of the continued investment and creativity happening throughout the Bayshore area. What was once an overlooked section of East Naples has increasingly become a destination in its own right, with arts, gardens, parks, dining, entertainment and recreation all playing a role.

And that's one of the reasons we love having Casa Botanica Naples here.

Our guests can experience the Naples everyone knows and loves, from the beaches and sunsets to Fifth Avenue South and Third Street South, while also getting a taste of a neighborhood that is still evolving and creating its own identity.

Someday, a night at the opera or an outdoor concert surrounded by gardens may be another experience guests can add to that list.
