Par Pines & Beaches Vacation Rentals · 4 novembre 2026If you want three bedrooms in Garabito and you're six people, book Condo Brisa . It's the one true three-bedroom in our Garabito collection: a condo in the Viva Jacó tower at the northern end of town, three bedrooms, two bathrooms, sleeping six. Everything else we manage here is either smaller or considerably larger, which turns out to be the more interesting part of the answer.
A new condo in a tower, with a lift, parking, and the mountains filling the windows. One queen bedroom and two with doubles, so the maths works cleanly for three couples or two parents and four kids. Air conditioning is per room, which matters more in Jacó than people expect: the person who likes sleeping at arctic temperatures doesn't get to impose that on the rest of you.
The condo faces the rainforest side rather than the sea, and the wildlife that comes with it is the reason some guests book it twice. Scarlet macaws cross overhead in pairs, noisily, usually early. It's about a five-minute walk, call it three hundred metres, down to Jacó Beach, and downtown Jacó is close enough that Uber Eats will reach you. Herradura Beach and Playa Hermosa are both short drives.
Inside the building property there's a gym, a game room with a pool table and foosball, and community pools for adults and children both. That combination does something specific for a group: it means the afternoon when it rains hard, which between May and November it will, doesn't collapse the trip. There's also a dedicated workspace and 200 Mbps Wi-Fi, so one person can take a call at ten while everyone else is at the pool. Children's dinnerware is in the cupboards, which tells you who stays here.
Jacó's beach is a long grey-sand crescent that works for both camps, which is why families with one surfer in them end up here. You can walk to the water from Condo Brisa and be in it in ten minutes. Beginners take lessons on the main beach; anyone who has been surfing a while usually heads fifteen minutes south to Playa Hermosa, which is a heavier, more serious wave and not a swimming beach for children.
For a calmer day, Playa Herradura sits about ten or fifteen minutes north, a sheltered bay with the Los Sueños marina at its northern end. Beyond that is Carara National Park, under half an hour up Route 34, where the gallery forest and marshland along the river hold more birds than anywhere else within easy reach of the coast. Scarlet macaws again, but at close range this time. Go early.
From San José, plan on an hour and a half to two hours down to Jacó, longer on a Friday afternoon when the capital empties toward the coast. Manuel Antonio is about an hour and a half further south if you want a second park on the same trip.
This is where most groups actually land. Condo Brisa tops out at six, and if you're seven, eight or twelve, the right move isn't to squeeze: it's to change the kind of property entirely. We have two houses in Garabito for that, and they solve different problems.
Casa Rivera: a four-bedroom, three-bathroom house in southern Jacó, sleeping eight, inside a gated resort-style community. Tennis, mini golf, volleyball, a lap pool, a yoga deck, walking paths. Families with teenagers tend to do well here because the kids can disappear into the community for hours and still be inside the gate.
Zenergy Casa & Cabinas: six bedrooms across a main house and three separate cabinas, five bathrooms, sleeping thirteen, with a large private pool in tropical gardens. The structure is the point. Three bedrooms sit inside the main house, one of them ensuite, and the rest of your group sleeps in their own small buildings in the garden. Nobody tiptoes past anyone at six in the morning. There's an onsite team, bicycles, and a crib if you're travelling with a baby. It's also the one that takes pets.
People search for three bedrooms when what they mean is "six of us, and we'd like separate rooms". That's a capacity question wearing a bedroom-count costume, and in Garabito it changes the answer. If your six are three couples, Condo Brisa's queen-and-two-doubles layout is exactly right and you'll never think about it again. If your six are two families with small children who nap at different times, a condo floor plan is tighter than a house, and either of the larger properties will feel better for the same number of people.
Worth saying plainly: Casa Rivera and Zenergy both describe three-bedroom arrangements within them, and both sleep well beyond six. Neither is a three-bedroom rental. If you need a house rather than a condo and you're a party of six, you'll be paying for capacity you won't use. Sometimes that's worth it for the private pool and the space. Often it isn't.
Six people, want to walk to the beach and the town: Condo Brisa. Northern Jacó, lift, secured parking, and the whole of downtown within reach on foot or a short ride.
Seven or eight, want a house and a gated community with things to do in it: Casa Rivera, in the southern part of town.
Nine or more, or a group that needs real separation at night: Zenergy Casa & Cabinas, with its own pool and its own garden.
Travelling with a dog: Zenergy is the Garabito property that allows pets.
All three have fully equipped kitchens and in-unit laundry, which is not a small thing on a beach trip where everything is permanently damp with salt. All three have a dedicated workspace, a reflection of how many people now stretch a week in Costa Rica into two by working the Monday.
Rates in Garabito move with the season, high season through the dry months and lower through the green season, and minimum stays vary. Tell us your dates and the size of your group and we'll tell you honestly which of these fits. We manage these properties ourselves, so you're talking to the people who know the buildings, and booking direct means no platform fees on top.
